The folks commenting on that Facebook posting give legit preservation efforts a very, very bad look. You wonder if they even consider that.

 

It was when they called UCI “the most corrupt CDC in Cleveland” and “dysfunctional AF!” that really jumped the shark for me. 
 

And “Capitalists being capitalists” eh?  I suppose no capitalists were involved in the original construction of the homes on their sacred street? 🤔

Whatever it is, i hope it is condos with street-level retail and not for-rent apartments. And that it is 25-30 stories. And with no visible parking--either underground or wrapped. And the condos have balconies and a roof-top pool.

I cannot believe that somebody has not jumped on that parcel at E.118th and Euclid where the Finch pie in the sky proposal was (as a side, never imagined that it would get built when they proposed it...they don't seem to be one of those follow through companies...wasn't it also them who proposed that slender condo building on the Greenway-a perfect location for a condo-which also just faded away?).  In my mind this is one of the most attractive parcels in UC location wise.  It is way more convenient  than Circle Square as it is right next to the amenities of Uptown and an easier walk to Little Italy, more of the CWRU and UH and the rapid station.

University Circle inks property deal with developer

On his second-to-last day as president of University Circle Inc. (UCI), Chris Ronayne signed a ground lease agreement with real estate developer Brent Zimmerman Development LLC for a proposed mixed-use development. The lease includes a triangular piece of land measuring about 2.2 acres and bounded by Stokes Boulevard, Cedar Avenue and East 107th Street. Terms of the deal weren’t disclosed.

 

With tomorrow being his last day at UCI so he can focus on his campaign for Cuyahoga County executive, Ronayne wanted to set into motion the development or repurposing of nine underutilized UCI-owned sites. Those locations were considered by the community development corporation to be strategic to its service area.

In light of the developer, hopefully they get Saucy Brew Works as a tenant. It is really amazing that University Circle has no true* brewpub. There's basically nothing between Goldhorn to the west and Bossdog/Voodoo/Bottlehouse to the east.

 

 

 

*I recognize the Jolly Scholar exists and brews some decent beer, but if one is being honest, it's more of a college bar that happens to brew beer than it is a brewpub.

The Cleveland Brewery on East 185th, though I guess that's honestly further away than Cleveland Heights. 

Its great to see more developments in this area between the Clinic and Red Line. 

 

One thing I hope this development (and others in the area) help encourage is the continued retrofitting of problematic intersections in The Circle. The Carnegie/Stokes/Wilbur intersection at the northern end of this lot is definitely one which needs to be addressed. Here is a plan for the intersection from the UCI Mobility Report:

Wonderful! A Saucy there would be fantastic. Hopefully he changes his mind about that and expands the development plan again to include one. Really makes the new CDC bunker across the street even more unfortunate though...

Here is an idea that I had recently....

I think I would just get rid of E 107th entirely from Cedar to Wilbur. Have parking garage access for the new development be off of Cedar Ave and E 107th isn't even used for much of anything. I feel like it could be converted into a pedestrian only pathway consequence free. Could make for a nice linear park/path for the new apartment building.

You mean dormitory building 😉

I would definitely support a playground in UC, but not at a high traffic intersection. I'd be more bold and suggest putting a playground on top of the green roof parking garage. this would create a real dynamic addition to the neighborhood. There's a church in CH that has a playground on its roof that could be used as reference. 

I'm very happy to hear about the development. I realize that the image is an outdated rendering, but boy that is a horrible design.

Tony Brush Park in Little Italy has a nice playground.  We often take our kids there after visiting the museums.

Just this morning I saw City of Cleveland workers stringing up temporary plastic fencing on the west side of 105th Street all the way from Cedar to Quebec Ave.  

 

Perhaps that groundbreaking for Square 105 and/or Innovation Square may not be that far off??

Construction fencing would be at least double that height, so maybe just trying to somewhat cordon off the lot for now?

If you live/work in UC and support renovations to historic but neglected apartments, and development of a dirt parking lot on Hessler, speak up! If you support development here, don't sign this petition. Tell BZA you want investment on/near Hessler. Dirt may be historic but it doesn't support jobs and counter sprawl....

Just in case anyone reads this too fast, please do NOT sign this petition. These are the people fighting AGAINST replacing a gravel lot with a new apartment building AND a complete renovation of two historic homes into multiple apartments. These are right behind Uptown, close to both the HealthLine and the Red Line.

People may recall that this project has already passed Landmarks (after multiple changes).  It has the support of the ward councilperson and I believe staff at the Planning Department.  The renovations are sorely needed and the apartment building, the design of which is simply OK in my opinion, would be great for the neighborhood.  Better than a gravel lot which opponents would like to compare to Central Park.

 

Board of Zoning Appeal is anticipating a virtual video slug fest as they have arranged the agenda so it is the only thing before it that day. I know they are going to want to dot all the i's and  cross all the t's in anticipation of a lawsuit if they grant the variances similar to the Watson appeal to Common Pleas Court on the Woodhill  Supply project in Little Italy.

CLEVELAND, Ohio — Case Western Reserve University plans to build two new dormitories with a combined 600 beds on its south campus in Cleveland’s University Circle, with plans to open them by 2024.

 

The university plans to construct a five-story, 56,900-square-foot Murray Building on Murray Hill Road near Adelbert Road, and a six-story, 139,000-square-foot Hill Building directly to the southeast.

 

Most of construction will be on what is now a parking lot between Fribley Commons and the area where the university’s fraternities and sororities have houses. A courtyard will be built in the middle, complete with what one slide in a presentation submitted to the city says will be a “reading and wellness garden.”

A plan for adding 600 dormitory beds to the housing-constrained Case Western Reserve University (CWRU) campus is back after getting quarantined for two years by the pandemic. Two new dormitory buildings would be built on CWRU’s parking Lot 5, located at the intersection of Murray Hill and Adelbert roads in the South Residential Campus.

^ Great article, @KJP!  I think many Clevelanders underestimate the size of Case Western Reserve.  It is literally the largest Private school in the state of Ohio...notably more students and (much more) staff than the next biggest....Division I...University of Dayton.  

 

These 600 more beds probably will not even be enough to cover the projected Fall 2024 demand.

 

It'll be interesting to see how soon the next rounds of needed housing go up after these phases.

I am bummed about losing that handsome brick residential structure.

 

Too bad there isn’t a way to move it somewhere in a 2-4 block radius.  There have got to be several places nearby where it could fit and be reused.

Sorta late comment on the South Campus, but it’s significant that Case’s student population is growing steadily even though national enrollment is going down. That’s good for the whole region.

Love the project, love the focus of transit. HATE that once again, an irreplaceable piece of architecture is going to the wayside. This seems like a common theme on the east side, we lose history so quickly and easily. The city definitely needs to figure out what to do to preserve these pieces of architecture in order for the city to maintain some sort of historical identity. I’m a MAJOR fan boy for row homes so this stings.
