October 28, 201113 yr A friend lives there...now that I'm thinking about it...it seems like 1600 a month is the amount. Sorry for the mixup. They pay like 400 each with 4 roomates.
October 29, 201113 yr The old University circle area apartments are amazing. It's no wonder to me that rents are increasing. The ones beside Hessler are over 3000 per month for a 3 or 4 bedroom, but they are huge, beautiful, and so convenient. Where is that info coming from? I don't think any apartment in the entire region is getting $3,000 per month. For what it's worth: http://www.forrent.com/apartment-community-profile/1030210.php
October 29, 201113 yr ^I am assuming the point of your post in that, contrary to some of the assertions in above posts, there are some apartments going for over $3,000.00 in Cleveland (or at least the posted price...I would imagine at that level you can negotiate).
October 29, 201113 yr ^ Yeah, just that there's at least one in University Circle that approaches that level, although that is certainly the exception to the norm. I had no idea there were rentals being priced even close to that high in the region. I just stumbled across the Park Lane and remembered this conversation.
November 2, 201113 yr While I think its pretty terrible that they apparently will be tearing down the Cleveland School for the Arts in front of John Hay on Stearns, the new one that they are proposing is actually pretty cool looking. And looking at the floor plan and amenities Im guessing that they are saying that the old building cannot accomodate these features and spaces. But certainly they can use the current building for something, and build the new one in a different spot..? This document shows some of the nice detail on the current building and some different views of the proposed one. (I wasnt able to post pictures from work). Going before the Euclid Corridor Disign Review Committee: http://planning.city.cleveland.oh.us/designreview/drcagenda/2011/11042011/image/CSA.pdf
November 2, 201113 yr Not bad. I am enjoying the Stearns Elevation. But the rest of it is not particularly exciting. Especially the Hays Elevation
November 2, 201113 yr ^I think it's pretty awesome they're reusing those arches and the art from the old building.

Going before the Euclid Corridor Disign Review Committee: http://planning.city.cleveland.oh.us/designreview/drcagenda/2011/11042011/image/CSA.pdf I take it you've never been inside. The school was busting at it seams. The sad thing, John Hay is losing a chance at having any Athletic Fields on site. Something my cousin is opposed to.
November 2, 201113 yr by the by in regards to the $3,000 apartment. You can't just look at the price, you have to look at it relatively to what you get. The $3,000 apartment if for a 3 bedroom, 2-1/2 bath, 2300 SF unit... with high end finishes... that's really more a home than an apartment, and for young professionals you could have 3 roomates living in the unit. But basically that comes to $1.30 psf. Which simply isn't that high and fits right in with the other "market rate" priced rentals in the city. This one just happens to be larger than most. To really justify new construction without subsidy, we need those rates to push $3psf. And even that will leave property owners with slimmer profit margins than you may think.
November 2, 201113 yr That is a very good school design. Usually under a very limited budget, I love what they did to keep the artifacts in place from the old building. Old school buildings are actually very difficult to keep running because modern schools are so much different in their needs technologically and programatically. Open spaces, more light, considering after school events, safety, etc etc. The Stearns Side North Stair should be an incredible success. This kind of architectural skill is a rarity in schools, and I think we should all be very happy with the results. This is after a quick look. Seems like a great project. Though seeing as they also did Cincinnati SCPA.. their facade doesnt surprise me. But as far as I can tell the Cleveland project looks like it could be even more beautiful and successful.
November 2, 201113 yr [\quote] The sad thing, John Hay is losing a chance at having any Athletic Fields on site. Something my cousin is opposed to. I am really happy with this project, it will be a nice addition to the circle. With regards to athletic fields it does say playfield surrounded by what looks like a track. This may just be an open practice field but it could also have the potential for a future stadium.
November 2, 201113 yr Yeah, I agree. I think this looks like a really nice project. I wouldn't otherwise be OK losing the old building, but this is a great site for this school, and based on the renderings, this new version will be a nice big presence there. I think the curve in the facade works really well given the curve in Stokes.

November 3, 201113 yr I LOVE the new Cleveland School of the Arts design. Makes it look a little bit like a college campus. Does anyone know when this project is supposed to begin?
November 3, 201113 yr It sounds like the school will likely come down sometime in December after some environmental abatement. I cant believe they completed an exterior renovation in 2002! This update from the Cleveland Restoration Society Perspectives Newsletter: Cleveland School of the Arts Demolition Scheduled The beautiful Cleveland School of the Arts building at 2064 Stearns Road in University Circle will soon face the wrecking ball to make way for a replacement school on the same site. Built as Observation Elementary School in 1910, it is one of the oldest school buildings in the Cleveland Metropolitan School District. The building is not listed in the National Register, although it is likely eligible. None of the buildings in Phase I of the district's demolition plan were landmarked and nothing could be done to stop their demolition, unlike the buildings in Phase II, which have all been landmarked. The stately, four-story orange brick building that houses the Cleveland School of the Arts is highlighted by three ornate terra cotta entrances. In 2002, the CMSD completed an exterior renovation through the "Warm, Safe & Dry" initiative that included installation of new nine-over-nine windows, cleaning of the terra cotta entrances and reconstruction of the entrance stairs. CRS toured the school in 2007 and urged the district to consider creative solutions through careful study of programmatic needs, the current facilities, and the Ohio School Facilities Guidelines for school renovation, which would enable the preservation of significant portions of the original school structure. We were very disappointed that the school officials were not at all open to the reuse of the current building. Environmental abatement of the building will begin in November and is scheduled to take one month; demolition will begin when that is completed. According to Cleveland Planning Commission staff, some of the terra cotta detail of the Cleveland School of the Arts building and the exterior artwork will be saved and incorporated into the interior of the new school.
November 8, 201113 yr Two things: 1) People were staking the ground for the footprint of the new Case Western Reserve student center yesterday. 2) The last available storefront on Euclid Ave (the old Uptown Grille space), now has a sign in the window saying "Snavely Construction...since 1950." The same Snavely Construction who will be building the 8-story hotel immediately behind the property.

IIRC, they play away games, even when they are the home team. The inner Cleveland Schools don't have fields and usually shared them with a community center. Lincoln West or East Tech for example. John Hay uses facilities in the area for other sports. ie. Tennis. Could be a distance and/or scheduling issue.

I returned to Cleveland a year ago, and it was closed by then.
November 8, 201113 yr Who can tell us more about the Cedar Glen Condo's building that on the corner of Cedar and Ambleside.. The top 2 floors in the center are obviously under major rehab from a private buyer. I toured that unit years ago and always knew someone would do the correct thing to it.. Well someone just put in massive new windows that reminds me of something out of NYC. Whoever is going to live there will have the nicest loft in town when that is completed. I am so jealous!

I considered buying a unit there before as well...top 2 floors??!! What a Penthouse!! Short answer, don't know anything either.
November 8, 201113 yr Sounds like both the Student Center and Hotel will be breaking ground soon based on Murray Hill's post. Note that while certain key UC projects will be winding down in 2012 (such as first phase of uptown, MOCA, Hazel Road Apartments) new major projects will be taking their place in 2012 such as the hotel, the student center, Circle Visa (is that correct?), the addition to CIA and the Cedar/UC rapid station. Lots to look forward to (although what I want to see is Phase 2 of Uptown and the development of Lot 45...both are key to creating a complete neighborhood)(plus the Mayfield Rd. rapid station but I don't have the warm fuzzies for the project right now from a $$$ standpoint).

That's Dick Fleischman's place and he's renovating it for himself. In regard to new projects going to construction, Hazel Drive is just getting going, as are Circle East Townhomes. I'd presume the hotel will be next in line, followed by CIA. I don't think the CWRU University Center is that close yet... Case will also be building a field house on E. 118, completing the NRV master plan. That's likely to begin before the University Center. CSA will obviously start mid-to-late next year. There's other stuff out there, but I'll have to let you all squirm for a bit...

November 14, 201113 yr I'm also going to amend last week's post and say that I believe the University Center will be under way first half of next year!
November 17, 201113 yr http://www.cleveland.com/business/index.ssf/2011/11/university_circle_stretches_it.html More Great News!
November 17, 201113 yr http://www.cleveland.com/business/index.ssf/2011/11/university_circle_stretches_it.html More Great News! Tis true! Best part of the article: University Circle Inc. is considering proposals from three local developers - Coral Co., Snavely Group and NRP Group - to build on Lot 45, a property on Mayfield Road, west of the railroad tracks that border Little Italy. The land, now a parking lot, could be the site of a $30 million to $100 million development involving apartments, retail, a parking garage and, possibly, offices. UCI President Chris Ronayne and his staff are eyeing prospects for six other sites in the neighborhood. University Circle Inc. owns more than 10 acres of the property, including a high-profile slice at the Circle's western gateway, at Euclid and Stokes Boulevard.
November 17, 201113 yr This was an incredible informative article, containing much that we have discussed on this board, but also filled with additional tidbits about proposed plans that we (or at least I) have not heard about in the past. Good job (did I just compliment the PD?...and I am glad the editors caught and fixed the map from the earlier on line edition which had Lot 45 on Stokes Blvd). Unfortunately, as somebody who is very interested in the development of Lot 45, as I see it as a large and important bridge between Little Italy and UC, I must admit that I threw up a little bit in my mouth when I read that the Coral Co. is one of the three final contenders for the project.
November 17, 201113 yr Couldn't be more excited for U.Circle -- 2 things... would LOVE to see Commodore Place return to it's roots: a classy hotel; it's architecture and UC context would boost its status to the stratosphere; vacancies would be rare; rentals, high -- but I'll happily take a market-rate apt building. Secondly, I'm still a little troubled by the Courtyard Marriott listed as a "site" and not a nailed-down project... A quick Google shows the most recent articles on this project to be in 2010 with a projected groundbreaking in "early 2011"with completion in 2012... Well.... Obviously this project is being held up by something (more than it's supposedly bland design).... U.Circle is badly in need of hotels (that aren't all situated on/oriented towards the Clinic)... Can anyone explain what's going on with the Marriott? Otherwise, on the whole, these projects collectively are all Aces. I particularly like Circle East in East Cleveland... for this alone, EC mayor Gary Norton is bordering on hero status imho.
November 17, 201113 yr ^correction: Circle East was initiated under ousted mayor Eric Brewer (who came to EC with promise), but then halted by Brewer and, later, revived under Norton... Still, Norton is a breath of fresh air... .... and now, back to U. Circle develpment.
November 17, 201113 yr Secondly, I'm still a little troubled by the Courtyard Marriott listed as a "site" and not a nailed-down project... Can anyone explain what's going on with the Marriott? Seems to be strictly a financing issue, from the article: "A developer hopes to close this month on financing for a hotel next to University Hospitals." Which seems to mean they were just waiting for the financing to close before they could start construction.
November 17, 201113 yr ^That statement really did not set off any alarms in my mind. I guess I am optimistic but I read it as financing will be closing within the month. For what it is worth, I recall somebody posting somewhere that there is a Snavely Construction sign on a window in one of the storefronts on Euclid in front of the hotel site (which I have observed since the post). It was implied by the poster that this might mean work on the hotel might begin soon since Snavely is apparently the GC on the project (I guess suggesting that they took the space in the building to use as it's project office).

I guess I was perplexed since it was in the design stage in 2010... Let's hope they can nail down the financing. With all that's going on nearby, esp the redesign, expansion of UH and the Cancer Center next door, you'd think financing of a modest 150-room hotel on site would be a gimmie, esp with no other ones on campus.

November 17, 201113 yr We need more positive articles like this one. I'm a big fan of Ronayne. If you ever get the chance, the guy is super congenial, and loves to talk about CLE.
November 17, 201113 yr One of the most promising things to me in the article, aside from the developmental part, is the comments section. The comments are for the most part positive. This to me says that people are finally waking up to the fact that it's not so bad....maybe the Cleveland mindset is slowly being changed.
November 18, 201113 yr UC has launched a new website: http://www.universitycircle.org/ EDIT: it's really off...it lists places that's don't exist...including about 5 places to eat...I don't understand...some of these places have been gone for over 2-3 years. Let's see...They list CWRU as 41st in the nation...they are now ranked 38th...I haven't even scratched the surface with proofreading... "The museum is currently undergoing a $258 million expansion and renovation. Construction is expected to be completed in 2011."
November 19, 201113 yr I REALLY dislike the new UC website... The more I look at it the madder I get. My initial annoyances: 1) Terrible user-friendliness 2) Errors everywhere ...and I mean EVERYWHERE 3) Search function sucks -- gives equal listing to L'Albatros/Little Italy restaurants and museum gift shops as places to eat 4) Doesn't showcase many aspects that it should! I've sent them an email volunteering to do the corrections and updates for free...let's see if i get a response...
November 20, 201113 yr Looks like they employ a company called the FORM Group to run the site. I kind of like the art direction, but if it's factually incorrect then shame on them.
