I could be wrong, but I believe the parking lot shown in the master plan is reconfigured and wider (e.g., there is a green buffer between it and the CIA building that's not there now) and East 117/new Campus Drive extension looks a bit wider than the current brick alley, which would eat into some of the COOP site. But you're right- I didn't eyeball that very well. And I really shouldn't be putting much stock into an old master plan anyway.

It looks to be the same, as it is already surrounded by a green buffer.  The street could be a little bit wider, though the current street is large enough for two way traffic, not really an alley.

Happy Dog is taking over the old Euclid Tavern space. The name and decor stays though.

CLEVELAND, Ohio -- A shuttered Cleveland music institution will reopen in the spring, thanks to a West-moves-East deal with the investors behind a popular hot dog restaurant and venue.

 

The owners of Happy Dog, a West Side bar known for its toppings, tater tots and trivia, have committed to bringing a second location to the Euclid Tavern. Their lease, signed this week, will revive a historic Cleveland club snuffed out by foreclosure litigation and a pile of unpaid property taxes.

 

Real estate records show that University Circle Inc., a neighborhood development group, bought the three-story building in May through a court-appointed receiver. After paying $350,000 for the property, the nonprofit started renovating the upper floors for offices or residences and searching for an anchor tenant.

 

 

An interesting quote. You guys were wondering about the old Food Co-op building that was just demolished. Unfortunately it's just for a surface lot.

 

Ronayne said University Circle Inc. will provide 15 dedicated parking spaces for the Euclid Tavern just across Euclid Avenue, on the former site of the Cleveland Food Co-op. The nonprofit recently demolished the co-op building and, until another development comes along, plans to turn the land into a parking lot.

Happy Dog is taking over the old Euclid Tavern space. The name and decor stays though.

With the ABC, Cleveland Beer Cellars, Mi Pueblo, Barking Spider, Jolly Scholar,and now Happy Dog at Euclid Tavern.  Who's ready for some bar-hopping?

 

Not to mention L'Albatros and Little Italy...and in the pipeline Corner Alley II, and a rumored Red steakhouse.

^^Very happy to hear about a Happy Dog branch opening in the Euc… Too bad about the Food Co-Op coming down for surface parking, but with the feeding frenzy growth happening in this area, it won’t be surface parking for long.

I thought they broke ground on the new University Circle/Little Italy Rapid station but I drove there the other day and saw no construction of any kind.  Did it begin or not? How close to Mayfield is it supposed to be?

But they haven't begun yet, have they?  Then didn't they have a "ceremonial" groundbreaking?  The closer to Mayfield the better.  I have this image of people getting on the Rapid from places like Brookpark Road and getting off in Little Italy to go to the restaurants or visit the shops, and then go back via Rapid later.  Just like in big cities.  Hope it happens!

 

I believe construction will start with the removal of the unused, easternmost railroad bridge.

I have this image of people getting on the Rapid from places like Brookpark Road and getting off in Little Italy to go to the restaurants or visit the shops, and then go back via Rapid later.  Just like in big cities.  Hope it happens!

 

 

You'd have to remove the part about the Brookpark station!

 

I'm interpreting that remark as implying you don't find that station too "big city."  Is that the idea? :-D

Coquette Patisserie is finally opening their shop tomorrow at 11607 Euclid (the Euclid 115 building, formerly Maximum Independent Living). Hours are 10am - midnight.

What happened with the project of adding some sort of artistic lighting to several of those islands in the middle of Euclid Avenue from around the Church of the Covenant toward E. 107th Street?  I saw work that implied they were adding underground wiring and then nothing new visible.  This was discussed briefly here last fall.

Regarding the Brutalist long, serpantine apartment building along East Boulevard between Wade Park and Ashbury Avenues - I had heard it's to be replaced by some other sort of residential structure or structures - condos, townhouses, or whatever.  Does anyone have information on this?  The concrete building, planned a luxury apartments facing the park, replaced some ten substantial houses that had mainly fallen into less-than-ideal uses/condition.  I have photos of them all, if anyone wants to see.

That's been the rumor for a couple years, but I haven't heard anything concrete.

Market rate? This property would be a great opportunity to not only extend University Circle north, but to create new market rate housing along Rockefeller Park and the Cultural Gardens. It could even lead to the renovation of several of the apartment building just north of it.

The developers behind University Place Townhomes, a 19-unit project on E. 118th Street in University Circle, have broken ground on their new project. With two sales in hand, they're laying the foundation and intend to start vertical construction in the spring.

 

"The demographic is pretty much what we thought it would be," says Russell Lamb, a principal with Allegro Realty and partner in the project, which includes several Allegro principals. "The buyers are either people who work in the Circle, particularly medical institutions, people who want to move back to an urban environment who are downsizing, or young professionals."

Projects popping up that we never even had threads for.  Just buried in an overall UC Construction thread.  8 years ago, we would have had a separate 10 page thread for the above project throwing out terms like "silver bullet" and "Chicagoesgue".  Great news overall!

^ These units were announced about 9 months ago and have been in MLS almost as long. Developers must be pretty patient if they only sold 2 units in that time.

By "for-sale project" I assume they mean a project with units currently for sale?  If they mean a project of homes to purchase, rather than to rent, I'm certain that isn't correct because both the townhouses along the railroad tracks, and the colored section of the complex at the corner of Euclid Avenue and East 118th Street are individually owned townhouses.

A for-sale housing development/project means housing units that people can buy rather than rent only.

They were finished a few years ago and have been sold out and even resold for awhile now. I think when they say they are the only "for sale project" they mean currently under construction and for sale for the first time. Once a project has been completed/sold out it is no longer a "project", just like the 100 year old houses are no longer "for sale projects".

Okay - I suppose the word "project" should be replaced by "complex" once the construction is completed.  That's what I thought the article meant - available real estate. 8-)

What happened to the project to add special lighting to those median strips along Euclid from around East 107th eastward?  It looks like wires were buried and that's it.  What will the lighting be like, if they every install it?

^Well technically it'll probably be in its own thread, but yeah, we'll be discussing it if anything happens. It was a proposal by UCI, but right now it's just a proposal.

Last week a sidewalkshed/scaffolding went up outside the Commodore apt bldg for facade repair to the Euclid Ave side.

Saturday, a man evadinng police jumped out of an 8th floor window but did not immediately perish because his fall was tempered by the Subway awning and the sidewalk shed.

Bac (restaurant from Tremont) will put their eastside spot on the ground floor of this building (b/t Circle Conveinence and Subway, i've been told)

Does anyone know if the exterior will be restored at all - e.g. more historic looking windows?  This was, after all, one of the five luxury apartment-hotels built around the same time in the University Circle area and it used to look a lot better.

The exterior of the former Sovereign, which also is not regular market-rate apartments, has been entirely restored and looks great.  I know - not the same entity was behind it, I suppose.
