Wow, Signet isn't wasting any time. Perhaps it's just me, but for those developers who don't announce projects until they have their financing in place, they seem to be getting their shovels in the ground a lot quicker than they used to.

The Hough and Ansel development is live online for early leasing. It's been dubbed The Axis at Ansel. I'm optimistic that this will fill up since multiple departments at CWRU are going to be moved to Maltz which is just down the street.

This project is in the gray area between Upper Chester and the UC3/Circle Square developments. And what parking garage are they demolishing? And why?

If you check this building in street view, it seems to have a car sized door facing E. 105th. Maybe this?

Zoning approval was given for the conversion of 11203 Stokes (was Cleveland Clinic Fairhill) to residential and today, a building permit was submitted for the 49.6k sq ft facility itself to be turned into apartments. Still waiting on the townhouses.

This is such a random and out of the way building, for it to be turned into apartments shows how hot the residential sector of University Circle is. I love it.

They were mainly from Edmunds north to Wade Park avenues.

You're right I totally forgot about this block.

I had no idea about those apartments. Some of them can definitely use some work, and I hope they get it before they are too far gone, but some of them look (at least from streetview) to be in fantastic shape. Devon House in particular, just south of Kenmore, is gorgeous and looks straight out of Shaker.

I decided to add up how many new housing units there were from building permits in 44106 for the year. This doesn't mean buildings completed in 2019 (Centric) or places without building permits for construction filed yet (library lofts, E 90). Just based off of permits in the calendar year.

My count (probably off by a couple) was 501 new units (part renovation part new construction). In a zip code with 13,514 units based on the last count, this would mark a 3.71% increase in one year. And things only seen to be accelerating for the future.

East 30th through East 105th used to be densely populated with single-family homes, duplexes, apartments and row-houses, with retail/mixed use on the Avenues and major cross-streets. That stock has been mostly depleted and eliminated, so any development that adds density to that large urban oasis is fantastic news.

Oh and I'm an idiot so I forgot part of 44106 is in Cleveland Heights. I can't find exact data for the Cleveland heights portion but based on census tracts and population density it makes up what I'm approximating to be 4,000 households. Once readjusted for this the increase in households for the Cleveland portion of 44106 comes out to ~5.26%.

I think I'll see about doing this for some other CLE zip codes

I no longer have easy access to population and housing stats, but I do remember that the boundary for 44106 is Coventry Road.

Which would put them in 44106. Didn't include them in the count because no construction permit has been filed yet.

Very nice. The other day when I went by the current structure was well into being demolished. That intersection is quite busy and noisy though. I just hope they do some quality construction or those folks along Stokes will need to invest in some white noise machines.

The old Cleveland Fire Department station at Chester and 107th is about 80 percent demolished.

 

Just happened to be in the neighborhood; had no idea this demo was going on.  Maybe a good sign UC3 is on track? (This site is directly north of the existing CPL library branch.

The old third is still standing. It's public safety central.

That's weird. I even Googled "3rd District CPD Chester" and got 10600 Chester as the address. Oh well. 5th District moved to 881 E 152nd St??

@KJP, correct sir. It is directly north of the fire station and Collinwood High School. As an addendum, 10600 may have briefly been the third district. But when you refer to the old third in the police department people are talking about public safety central on Payne.

Definitely 5th District.  Back in the 1960's and 1970's, my grandpa owned a music store on E.105th and Euclid, and would speak highly of the folks in that building in his later years.

You know what. I think @KJP is right. I don't know why the heck 2001 Payne is called the old third. It seems to have been the Old HQ. I'm gonna have to find out more.

I suppose I don’t have any qualifying evidence, but I’ll have to stand by my family’s oral history.  I shot my father a quick text and he replied:

 

It was the 5th District police station where a couple of the detectives were friends with my Dad. I remember Earl and Lenny. They checked on him often during the riots.

 

Perhaps it was later re-districted?

Yes, CPD uses for various units. After the new 3rd District HQ was built on Chester, CPD almost sold the original bldg to CSU, but that deal fell through and I'm glad it did.

 

Re the 5th, there has been redistricting on the East Side as the city went from six districts to five. But the bldg on 107 St was 5th District HQ. 1  & 2 were on the west side; 3rd is Downtown and a little more, and 4/5/6 was east. Now the east side is covered by the 4th and 5th and part of 3rd.

Actually I stand partially corrected---and this supports KJP's google search:  Apparently 3rd District goes all the way to University Circle. That's new---and a result of the change from six districts to five.  Here's a map of the 3rd:

Not sure this belongs in University Circle thread but here is a demo update of ex-Clinic facility at Stokes and MLK. This is from a couple days ago but they are moving pretty quickly. Hopefully the structure will be going up soon.

The ~$72 million building will have 600 residences for 2nd year students.

Looks like it's replacing the parking lot. That's where they people who put on the films always suggest parking.  That's probably the only free parking lot for some distance when one wants to see a film in that bldg. on the quad, and in the dark.  However, I wouldn't want any more houses demolished for this.  I'm always worried about the two houses on Wade Park Avenue just n.e. of East 115th.

^I'm confused.  This is planned for South of Euclid on the edge of Little Italy, replacing two parking lots by the look of it.  Perhaps you're thinking of a different spot?

 

As it sits in pretty happy to see two parking lots go.

Interesting. I see that Gilbane and Higley are about to start (or have already started, given the delays that some applicants have in filing paperwork) working on some projects on multiple parcels at CWRU, south of Euclid, between MLK and Cornell. I saw multiple mechanics notices of commencement filed with the county for Gilbane, Higley, Vector Mechanical, Atlantic Piping, and Building Technician Corp. I wonder if this is related....

The only thing starting soon here will be the renovation of Fribley, the dining hall, so I assume it's part of that.
