Thanks. Although the parcels I saw listed were all north/west of the tracks, including the big parcel along the north side of MLK between Euclid and the tracks. Multiple buildings are in that parcel, so I don't know which building it is. Maybe all of them?? And another parcel I remember was on Cornell, including the greenspace at the corner of Cornell Road and Cornell Court.

Do you know if this is going to be replacing any older dorms elsewhere, or is there a need for new residences? I'm hoping for the latter as someone who lives in the area. Between these, the other Little Italy developments, Top of the Hill, plus other developments around and throughout the area, there is going to be a solid 1000+ increase in residents in basically just a half square mile.

For the past year after year, CWRU's freshman classes have been their biggest ever. They are already extremely strained with a lack of dorms which is why they need this and have been making it easier for upperclassmen to live off campus.

Eventually, they want to have enough new residences to remove the 3 dorms at the top of the hill, but not anytime soon and not if enrollment continues to grow as it has been.

CWRU plans $72+ million dorm expansion, more coming

 

In most years, Case Western Reserve University's (CWRU) freshman classes get bigger. And each year, CWRU looks for ways to accommodate the growth of its enrollment that has surpassed 12,000, compared to 9,600 students in 2000. Their expansion options have involved building new dormitories as well as making it easier for more upperclassmen to live off campus.

But it's been five years since CWRU built a new dorm. That's due to change soon in the South Residential Village where Murray Hill and Adelbert roads intersect. There, two new dorms totaling 600 beds are due to see construction start next year and be completed in 2023, according to administrators and architects who made an on-campus presentation to students this week.

The Fribley renovations were approved by the Landmarks Commission and Cleveland Heights (City line goes through the building). Since this is all proposed within the boundaries of the Little Italy Historic District, it technically belongs in that thread. They probably won't get too much push back from the residents on this one as although they are eliminating parking (student mostly I would guess), they aren't proposing any demolition.

 

Now if they decide to expand across the street and propose eliminating the buildings on Murray Hill, you might get a bit of a fight.

This land right next to the University Circle train station is a piece of land that would be great for TOD. I hope to see it developed one day.

Location seems nice but unfortunately it's in the middle of two major roads and an active rail line. It needs a lot of work to be a more walkable area.

More reason to use the transit that's next to them ?. Take the train to Little Italy and walk ?

There was a TOD proposed there with a bus station on the ground level. I'll see if I can find the rendering. This was the site of RTA's previous bus station for UC.

Here ya go. Threw in a UC-wide masterplan document too. Unfortunately the resolution from these graphics aren't great. These are all from 2006. You know you're getting old when 14 years ago doesn't seem that long ago....

A new road plan like this would do wonders for the area. Maybe something to do coinciding with the new CWRU dorms and planned bridge to thinkbox.

I still like the plan maybe now that the train station is moved the walkway can be placed in that direction. Designed correctly it could be a kick off of other development around there. Is the Bioenterprise building fully occupied? If not a conversion of a part of that building into residential would be possible as well.

Completely agree!  While I'd be happy with any of them, the first one is my favorite!

That first one is sharp, i really like that one!  I think this is a great idea..  bring more people to that beautiful area.

this could be posted someplace else on the forum...  I checked the superman thread and it's not there....  if the statue is not going downtown then I think university circle is a good alternative...   if we could also get a museum in the circle along with a shuttle to the birthplace of shuster I think that would be a major attraction...  to save money, the museum would not need to be a stand alone building....

CLEVELAND, Ohio - Plans for the installation of a larger-than-life statue of Superman are once again up in the air. And not in a "Look, it's a bird..." way.

 

In a meeting Monday afternoon between city officials, sculptor David Deming and members of the statue committee, it was confirmed that the original site near the Rock and Roll Hall of Fame and Museum is no longer available.

I think the statue should go at a public commons somewhere in Glenville, such as at East 105th Superior or at East 105th and St. Clair. Either are among the most important sections of Glenville, the neighborhood where Superman was born.

That rendering merits posting. This pre-Civil War house is at Mayfield and E115th. It is believed to have been a part of the Underground Railroad.

Cleveland Institute of Music, owner, proposes to erect a 5 story building consisting of classrooms, offices and residences in a D5 Multi-Family Residential District. The owner appeals for relief from the strict application of the following sections of the Cleveland Codified Ordinances:

1. Section 337.08(d) which states that a public or private school and its accessory uses must be at least 15 feet from premises in a Multi-Family Residential District.

2. Section 355.04 which states that in a 'D' Area District the total floor area of a residential building cannot exceed the lot size area. The lot size is 61.059 square feet and the proposed building area is 102,785.

3. Section 357.04(a) which states that the front yard equal to 15% of the lot depth is required to a maximum of 30 feet. The proposed front yard setback at its closest point is 5 feet.

4. Section 357.08(b)(1) which states that a rear yard equal to 15% of the lot depth is required. In this case 32 feet are required and 14 feet 6 inches.

5. Section 357.09(b)(2)(C) which states that an interior side yard equal to one-fourth the height of the main building is required; in this case 15 feet is required and a portion of the building is 8 feet 3 inches. A 3,018 square foot side yard area at the north side of the building is required where approximately 1,400 square feet are proposed.

6. Section 341 which states that City Planning and Landmarks approval is required (Filed January 22, 2019)

I know the new CIM building has not been a fan favorite on the board from day one.  Issues with the design and the fact that they tore down an old house as part of the project.  I personally did not have a problem with the initial renderings but about a month ago I drove by to see the finished product in person and was not overwhelmed.  The first floor seems to mimic the main CIM building but the upper floors seem just like the generic design and construction we are seeing all over the place (not just Cleveland but nationwide).  I expected to be more impressed.  Would have liked to have seen a great mid century modern design on the site with a brickwork and glass similar to the main building.  At least we go rid of another ugly parking lot.

Fits. UC looks more like DC than any other place in Cleveland, except for perhaps East 6th north of Superior. Just ask the Winter Soldier.... ?

Hopefully it's on the Park Lane residential infill next to Park Lane Villa.  I was thinking about that after seeing the amazing progress at the Maltz.

Cleveland Clinic, Fairmount seek Meijer grocery store, apartments

 

After months of planning, a mixed-use development is gaining traction on Cleveland Clinic Foundation-owned land on the Opportunity Corridor. The development is an effort to capitalize on the $306 million transportation investment, support the Greater University Circle Initiative and serve a growing residential population nearby.

 

To that end, two sources say the Cleveland Clinic is reportedly partnering with Fairmount Properties of Orange Village to develop underutilized parking lots owned by the health system on East 105th Street, between Carnegie and Cedar avenues.

Kiss my derrière, City Target; City Meijer for the win.

WOW.  Not only would this be a transformative development for University Circle's budding residential neighborhood, it could also represent a big step forward for the Clinic's institutional philosophy.   We've all complained on this Board about how the Clinic has failed to build anything other than institutional monoliths in its own backyard.  The closest they've come to "spinoff development" has been hotels, and those obviously cater to out-of-towners.  Bringing in a mini-grocery store would invite the actual surrounding neighborhood onto Clinic property.  And if this takes off, who knows what kind of other establishments (restaurants, retail) could follow?

 

Let's hope this all comes to fruition and that it's all part of a grander plan being phased in by Dr. Mihaljevic.  With tens of thousands of workers on site 24/7 and the OC opening up at its front doorstep, the main Clinic campus could look very different 10 years from now.  Fingers crossed!

The Cleveland Clinic also owns the Cleveland Playhouse complex pictured above. The building is still there in it's entirety and is only being used as a staging area on the 3rd floor for the construction crews working in the Cleveland Clinic buildings, and for police training exercises. Besides a new roof, the Clinic is actively repairing parts of the building, But nobody I have spoken with knows anything about future plans. The attached theaters are still intact in the complex as well and I hope this property is remodeled for some future use. Fingers crossed that the East side of the CC campus is a roaring success and that this massive piece of real estate is reborn soon after?

But can someone tell me how utilities were buried in 1941, but no longer are?

Wow, even a small part of this coming true would be great in demonstrating a marked shift in how the Clinic treats its neighborhood. I admit I had a moment of panic when I read the headline about a Meijer coming in (nightmarish visions of a bulldozed neighborhood for acres of parking surrounding a massive box seems like the Clinics way of thinking), but a small format store like that would be great. Even if the standard 40k store is too big for the corner with Carnegie, I wonder if they would do a two level store, similar to the Target at Cedar Center. That could certainly work on that site.

They’re nice but still affordable grocery stores/super stores. Similar to Target but more grocery focused and usually a bit nicer than Target.

I didn't get the impression that the Meijer in Avon is nicer than Target- I pegged it as being about equal to Walmart.  Of course, if they'll invest in our urban neighborhoods, I'm more than happy to welcome them.

Interesting the different perspectives. I see it as between a Walmart and a target. Wouldn’t see it as better than target for sure.

Meijer is sort of the reverse of Target.  

Target specializes in home goods etc with a small selection of groceries.  


Meijer is a grocery store with a small selection of home goods.   

 

A Meijer within city limits is obviously something we could all get behind.

As a store, Meijer overlaps a lot with your average Wal Mart or Target.  Their normal superstores (i.e., not the kind that's up for discussion on 105th Street) are a little bigger than your average Super Walmart and definitely bigger than your average Target.  They are also full-service grocery stores first and foremost, although their general merchandise selection is on par with Wal Mart or Target.  As far as cleanliness goes, they're miles ahead of Wal Mart and usually a little better than Target, especially considering their greater size.

 

As a company, however, Meijer varies even more than WM/Target.  First, they're a closely held, private family business.  Without public shareholders, they're freer to operate as they see fit.  Second, they're a regional company as opposed to a national one.  As big as their stores are, they only operate in 6 midwestern states (MI, IL, OH, IL, WI, and KY).  So they're able to focus on a select few markets where they can do what they do best.

 

Developing "neighborhood" stores in cities like Detroit, Lansing, and (hopefully!) Cleveland may be a product of the company's flexibility.  It's interesting that their superstores are thus far firmly in the exurbs (Avon, Mentor, Stow) while the neighborhood stores are in underserved urban neighborhoods.  Such a hybrid strategy serving radically different ends of the market is probably not something you'd see out of a publicly traded company like WM or Target.

When I attended the University of Cincinnati, nickname "UC," there was a joke that the UC stood for Under Construction. Same could be said for University Circle because as far back as I can remember there's been at least one major project happening there at all times.
