November 23, 201014 yr 6 mill for one turbine!?!? I'm in the wrong farking business. Not if it takes $5.9999 million worth of materials, labor and permits -- which it probably did. Nice pics. Thanks! December 13, 201014 yr Also, here is the UCI 2010 Annual Report. Take special note of the "Development" section--so many little improvements along the way: http://universitycircle.org/annual2010/
December 13, 201014 yr Happy to inspire you!! Is the new Courtyard by Marriott hotel considered part of Uptown? That whole Uptown area along Euclid from Ford/Mayfield to the East Cleveland line is fast becoming one of my most favorite sections of the city. It has a nice mix of new and old, a wide variety of uses to ensure 24-hour sidewalk activity, tremenous street presence in most of the buildings and wonderful transit accessibility (plus good biking amenities nearby). When people start asking for places to live in Cleveland, I'm increasingly going to be recommending this area. When people start asking for places to live in Cleveland, I'm increasingly going to be recommending this area. That's where I live! And I frikin love it... Within 100 meters of the intersection of the Redline and Healthline. Plus, I've been living car-free since I've moved back and was discharged from the military. In regards to the Uptown Hotel, the one I listed was the Courtyard Marriott. I was under the assumption the proposed other hotel would be under "Uptown Phase II". Either way it wouldn't be a bad idea to list, and once I get to a computer and not an iPhone, I'll list it. Thanks again!
December 13, 201014 yr MuRrAy HiLL, thank you VERY MUCH for your military service. I am truly grateful to you. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
December 14, 201014 yr KJP, it's good to be home. It's safe to say everyone from North Carolina, Texas, Mississippi, and Qatar now thinks Cleveland, OH is like Paris, France thanks to how much I promoted it. I have people lining up to visit me. The listing has been updated. I hope this clears up any confusion with the hotels in UC.
December 15, 201014 yr From the Dec 2 Design Review Committee notes: http://www.universitycircle.org/userfiles/file/Design%20District%20Agendas/Euclid%20Corridor%20Design%20Review%20Agenda%2012_2_10.pdf 1. University Circle Hotel (3nd & final review) (N) 2. Hazel Drive Housing Development (2nd Review) (N) 3. Tudor Arms Signage (L) Next meeting Dec 16...no idea of the agenda.
December 15, 201014 yr ^Thanks! And welcome back. I wish UC design review was as good about posting renderings as city Landmarks. I'm really excited to see how the Hazel Drive project is shaping up. Then again, I'd prefer not to see the latest crap design of the University Circle Hotel (presumably the Courtyard).
December 15, 201014 yr I just saw the church demolition on the landmarks agenda. Sickening. December 16, 201014 yr Willyboy, my favorite stalker/correctabug, where have you been? I've missed you. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
December 20, 201014 yr I'm surprised this wasn't posted beforehand. I've always envisioned the property where CIA will be vacating as a perfect location for residential and storefronts construction... Very similar to Uptown. And now with CWRU looking to build a $50 million presumely 24-hr student center across the street, I think this even more. From Litt: http://blog.cleveland.com/architecture/2010/12/case_western_reserve_universit_2.html Case Western Reserve University to choose an architect from four finalists to design its new Tinkham Veale University Center Case Western Reserve University is scheduled to interview four finalists today in its process to select an architect for its proposed $50 million Tinkham Veale University Center -- a potential new landmark in University Circle. Stephen Campbell, the university's vice president for campus planning and facilities management, declined to identify the finalists, but said Thursday that "there are high design firms as part of the group we're considering, in part because of the aspirational aesthetic needs for the facility established by [CWRU President] Barbara [snyder] and others." Campbell said he expects Snyder and university trustees to appoint an architect by February.
December 20, 201014 yr Litt obviously dislikes the CWRU library. I know it may not be the best modern architectural statement but it is one of the most loved buildings by CWRU students. I like modern buildings a lot but I think that sometimes architects forget who they are designing buildings for. They design to build a name for themselves within the architecture community but don't really care about its occupants. I think the current CIA property would be a good location to add more residential to the neighborhood.
December 20, 201014 yr ^Case is also currently having a student competition to redesign the first floor of KSL. http://library.case.edu/ksl/whoweare/firstfloorredesign.html
December 23, 201014 yr Proposed: 5-Story Technology Center: $98.6 million http://www.crainscleveland.com/article/20100914/FREE/100919937 ...and here's an update from cleveland.com: Cleveland City Council to get new proposal in January for the Third District police station http://blog.cleveland.com/metro/2010/12/cleveland_city_council_to_get.html Seems vaguely reminiscent of the LED deal...City negotiates a complex special arrangement with a private company involving the disposition of city assets/city purchasing, without the required bidding...but I don't pretend to have taken the time to figure out the intricacies of the projects let alone to have read the city charter. Does Ferchill sound like a brat or what? John Ferchill sent an e-mail to Nichols last month that said his company would not be participating now. He also wrote that the city will lose millions of dollars in taxes and face increased construction costs and that the "world class technology corridor" he planned might be built in the suburbs. But yeah, sure would be nice if the city had it's story straight before negotiating these types of arrangements. Kind of pathetic internal project vetting and PR on the city's part.
December 23, 201014 yr Boy, I hope someone didn't just cost us a $100 million dollar project. Maybe they should consult the Law Department before they do these sorts of things.
December 23, 201014 yr Ferchill can be a hot head. They shouldn't have committed to him until they vetted out the bidding process, but he's foolish not to come back and re-bid. If the opportunity is that fantastic, then it 's worth dealing with a small blip in the plans.
December 23, 201014 yr Brat is putting it mildly. Dude needs to take one of these: "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
December 23, 201014 yr Ferchill a hot head...no question. Whiner is a term that also comes to mind...he has had a lot of practice over the years....also does not accomplish as much as he brags about. Don't quite understanding his ranting about going to the suburbs...wasn't the purpose of this "world class tech center" was to be near the Clinic and UH and take advantage of the proximity.
December 23, 201014 yr The idea that a major public project would require bidding is no revelation. City Hall lacks competence. From Ferchill's perspective, I'm guessing the opportunity's not so fantastic without the no-bid sugar on top. His reaction almost suggests there was a quid pro quo aspect between this and the tech center proposal.
December 28, 201014 yr Properities magazine has a blurb that construction on the University-Cedar Rapid station should begin construction in Summer 2011
December 28, 201014 yr ^According to JMasek in the RTA construction thread, construction is not to begin until the summer of 2012. I would think he is more in the know.
December 28, 201014 yr I also think that the Federal Grants upon which that project relied are now in question due to the shift in political power which will inevitably damage mass transit efforts everywhere. I believe KJP mentioned something about that in another thread.
December 29, 201014 yr Properities magazine has a blurb that construction on the University-Cedar Rapid station should begin construction in Summer 2011 RTA's website says construction could begin in Summer 2011 "depending on the availability of funding." The funding is not yet available. For details, check out the RTA rail transit construction thread in the transportation section... http://www.urbanohio.com/forum2/index.php/topic,6956.0.html "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
December 29, 201014 yr My bad. I was thinking of the Mayfield station which is not fully funded. University-Cedar is fully funded. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
January 3, 201114 yr Two items on BZA next week for the new Courtyard by Marriott hotel... 9:30 Ward 9 Calendar No. 10-221: 2021 Cornell Road Kevin Conwell University Circle East LLC and Snavely Building Company appeal to construct an 8-story hotel on four(4) consolidated parcels in a K5 General Retail Business District; subject to Section 349.07(a) required off-street parking spaces equal one(1) for each dwelling unit, one(1) for each four(4) guest rooms and one(1) for each three(3) employees; contrary to Section 357.07(a) no front yard setback is provided where 5 feet is required according to the Building Zone Map; and pursuant to Section 357.08(b)(2), a rear yard of approximately 50 feet or one-half the main building height is required; and Section 357.09(b)(2)C requires a side yard of 25 feet or one fourth the main building height in accordance with the Cleveland Codified Ordinances. (Filed November 2, 2010) -------------------------------------------------------------------------------- 9:30 Ward 9 Calendar No. 10-225: 11340 Mayfield Road Kevin Conwell University Circle East LLC appeals to reduce the parking area for an existing retail/residential use below the required zoning code requirements for construction of a new hotel in a General Business District; contrary to Section 349.02, where existing parking facilities, in all use districts, shall not voluntarily be reduced below the requirements in Chapter 349 of the Cleveland Zoning Code; and 88 current parking spaces are reduced to 49 accessory off-street parking spaces. January 3, 201114 yr I'm sure these variances will be granted and that this project won't have any problems with the zoning... but 5 foot required front setback on Cornell, seriously? 25 foot required side yards?
January 3, 201114 yr I wonder how long the zoning for Cornell has been on the books. I know at one time it was a residential street...in fact, I think Bob Hope might have been raised on the street.
January 5, 201114 yr Damn sidewalks! Could someone clarify the "required off-street parking"? Is that saying if someone builds any structure they're required to build a certain number of parking spaces as well?
January 5, 201114 yr Yes.... short of obtaining a variance, which is not hard to get for that requirement as long as no neighbors throw a fit
January 5, 201114 yr Damn sidewalks! Could someone clarify the "required off-street parking"? Is that saying if someone builds any structure they're required to build a certain number of parking spaces as well? Just to clarify, because some of the follow-up was moved to the new Cleveland Zoning discussion thread (http://www.urbanohio.com/forum2/index.php/topic,25222.0.html): the default front yard set back requirement here would have been measured from the edge of the public ROW, so it would not include the sidewalk. But the variance here means we don't have to worry about this or the parking requirement in this case.
January 20, 201114 yr It looks like they are still on pace for a March 2011 opening. This place is going to be incredible: Cleveland: Tudor Arms building being restored Updated 1/19/11 The $22 million renovations are expected to be done in March 2011. That is when the Tudor Arms building will reopen as a 157-room Doubletree Hotel. http://www.wkyc.com/news/local/story.aspx?storyid=170487&catid=3
January 20, 201114 yr I was wondering about this project last night when I drove by. There's still no signage on the outside, nor does the outside look any different from before, so I wasn't sure what was going on. Glad to hear they're still working on it!
January 20, 201114 yr I drive by every day. I for one would be very surprised if it opens in March given the work which appears still needs to be completed.
January 22, 201114 yr More UC construction ;) : Cleveland Museum of Natural History to build high-tech, `SmartHome' that stays warm without a furnace The overall cost of the project will be roughly $525,000, but the three-bedroom, 2,500-square-foot house will be sold at a discounted price of $300,000 to $400,000 to entice an owner willing to live in what amounts to a prototype. http://blog.cleveland.com/architecture/2011/01/cleveland_museum_of_natural_hi_1.html
