It has a nice mix of new and old, a wide variety of uses to ensure 24-hour sidewalk activity, tremenous street presence in most of the buildings and wonderful transit accessibility (plus good biking amenities nearby). When people start asking for places to live in Cleveland, I'm increasingly going to be recommending this area.

I dunno.  It's in the Uptown area, but it's still a separate project.  So yes and no!

That's where I live!  And I frikin love it...  Within 100 meters of the intersection of the Redline and Healthline.  Plus, I've been living car-free since I've moved back and was discharged from the military.

 

In regards to the Uptown Hotel, the one I listed was the Courtyard Marriott.  I was under the assumption the proposed other hotel would be under "Uptown Phase II". Either way it wouldn't be a bad idea to list, and once I get to a computer and not an iPhone, I'll list it.  Thanks again!

KJP, it's good to be home.  It's safe to say everyone from North Carolina, Texas, Mississippi, and Qatar now thinks Cleveland, OH is like Paris, France thanks to how much I promoted it.  I have people lining up to visit me.

I wish UC design review was as good about posting renderings as city Landmarks.  I'm really excited to see how the Hazel Drive project is shaping up.  Then again, I'd prefer not to see the latest crap design of the University Circle Hotel (presumably the Courtyard).

I'm surprised this wasn't posted beforehand.  I've always envisioned the property where CIA will be vacating as a perfect location for residential and storefronts construction... Very similar to Uptown. And now with CWRU looking to build a $50 million presumely 24-hr student center across the street, I think this even more.  From Litt:

Case Western Reserve University to choose an architect from four finalists to design its new Tinkham Veale University Center

 

Case Western Reserve University is scheduled to interview four finalists today in its process to select an architect for its proposed $50 million Tinkham Veale University Center -- a potential new landmark in University Circle.

 

Stephen Campbell, the university's vice president for campus planning and facilities management, declined to identify the finalists, but said Thursday that "there are high design firms as part of the group we're considering, in part because of the aspirational aesthetic needs for the facility established by [CWRU President] Barbara [snyder] and others."

 

Campbell said he expects Snyder and university trustees to appoint an architect by February.

 

 

Litt obviously dislikes the CWRU library.  I know it may not be the best modern architectural statement but it is one of the most loved buildings by CWRU students.  I like modern buildings a lot but I think that sometimes architects forget who they are designing buildings for. They design to build a name for themselves within the architecture community but don't really care about its occupants.  I think the current CIA property would be a good location to add more residential to the neighborhood.

Seems vaguely reminiscent of the LED deal...City negotiates a complex special arrangement with a private company involving the disposition of city assets/city purchasing, without the required bidding...but I don't pretend to have taken the time to figure out the intricacies of the projects let alone to have read the city charter.

 

Does Ferchill sound like a brat or what?

 

John Ferchill sent an e-mail to Nichols last month that said his company would not be participating now. He also wrote that the city will lose millions of dollars in taxes and face increased construction costs and that the "world class technology corridor" he planned might be built in the suburbs. 

 

But yeah, sure would be nice if the city had it's story straight before negotiating these types of arrangements.  Kind of pathetic internal project vetting and PR on the city's part.

 

Boy, I hope someone didn't just cost us a $100 million dollar project.  Maybe they should consult the Law Department before they do these sorts of things.

Ferchill can be a hot head. They shouldn't have committed to him until they vetted out the bidding process, but he's foolish not to come back and re-bid. If the opportunity is that fantastic, then it 's worth dealing with a small blip in the plans.

Ferchill a hot head...no question.  Whiner is a term that also comes to mind...he has had a lot of practice over the years....also does not accomplish as much as he brags about.

 

Don't quite understanding his ranting about going to the suburbs...wasn't the purpose of this "world class tech center" was to be near the Clinic and UH and take advantage of the proximity.

The idea that a major public project would require bidding is no revelation.  City Hall lacks competence.  From Ferchill's perspective, I'm guessing the opportunity's not so fantastic without the no-bid sugar on top.  His reaction almost suggests there was a quid pro quo aspect between this and the tech center proposal.

^According to JMasek in the RTA construction thread, construction is not to begin until the summer of 2012.  I would think he is more in the know.

I also think that the Federal Grants upon which that project relied are now in question due to the shift in political power which will inevitably damage mass transit efforts everywhere.  I believe KJP mentioned something about that in another thread.

RTA's website says construction could begin in Summer 2011 "depending on the availability of funding." The funding is not yet available.

It was indeed awarded TIGER money..  I think 10.5 million.

My bad. I was thinking of the Mayfield station which is not fully funded. University-Cedar is fully funded.

I'm sure these variances will be granted and that this project won't have any problems with the zoning... but 5 foot required front setback on Cornell, seriously?  25 foot required side yards?

Cleveland's zoning code is very anti-urban and it needs to be rewritten.

I wonder how long the zoning for Cornell has been on the books.  I know at one time it was a residential street...in fact, I think Bob Hope might have been raised on the street.

Yes.... short of obtaining a variance, which is not hard to get for that requirement as long as no neighbors throw a fit

Just to clarify, because some of the follow-up was moved to the new Cleveland Zoning discussion thread (http://www.urbanohio.com/forum2/index.php/topic,25222.0.html): the default front yard set back requirement here would have been measured from the edge of the public ROW, so it would not include the sidewalk.  But the variance here means we don't have to worry about this or the parking requirement in this case.

But we do have to worry about the fact that the building is damn cheap looking.

I was wondering about this project last night when I drove by.  There's still no signage on the outside, nor does the outside look any different from before, so I wasn't sure what was going on.  Glad to hear they're still working on it!

I drive by every day.  I for one would be very surprised if it opens in March given the work which appears still needs to be completed.
