Thanks for the shots!  Does it look like many of those E105th st houses have sold?  Last time I checked it out (more than a year ago I think) there was literally a for sale sign in front of every house but one or two.  I can't imagine the financials for this project are very pretty.

 

Any idea what's to become of the current home of "The Powerhouse of Excellence" on Bellflower?  I guess I'm a bit of a crusty old dean, but I always thought that house was a major eyesore.

At quick glance it looked like at least 3 were being occupied.  According to zillow.com, it looks like 6 of them have sold.

I walked through some of those renovated mansions on East 105th Street during the University Circle home tour and they're amazing.  Huge spaces.  The one had a lofted second story kids room where the loft had a spiral staircase that went up to a finished attic!  Fun for kids.  My fiance wanted to buy the place right there.

 

I think the newly renovated ones are around $300,000.  Not bad at all for the size.  These things are huge.  Over 3,000 sq. ft. I believe.  But, if you're buying a house that large, I would imagine you're in your child rearing years and unfortunately, the area may not be considered the most "kid friendly" for someone who can drop that money on a new house.  It's on a major street that gets into what some would considered more "sketchy" areas as you go north.

 

Anyway, I could see why they might have trouble selling even though they are beautiful, large, old homes.

^Yeah, I agree with you that the market for those things is probably pretty thin (and probably could have been predicted to be thin, even before the bust).  I'm pretty sure these houses actually started out as 2-family rather than large single family, so I think they took a lot of $ to reconfigure on top of all the updating.  The surplus of 2-4 family homes is a pretty vexing issue in the area overall and I don't think anyone's come up with a good, scalable solution yet.  I'm pretty sure the experiments in the Heights to try to reconfigure and condo-ize traditional up-down two family houses were flops.

I love those houses too, but you can literally spit at a real bad stretch of 105th from your porch.  No buffer at all.

Although there may not be a market for them now, these structures have been saved.  There's a good chance University Circle will " grow" into them as demand for housing continues to rise.  They're built solid and can wait more years until people are ready.

 

Let's not forget about every institution in University Circle is growing and growing fast, especially the big players (CC, UH, CWRU, VA, and biotech companies).  The demand is bound to catch up.  There is already a pent up demand for 1-2 bedroom rentals, single-family homes and townhomes are sure to follow next.

A good friend of mine lives in one of the townhouses across the street from those homes.  He moved in there a couple years ago and since he's been there 1 of the townhomes and 2 or 3 of the large homes have sold.  However, none have sold in the last year or so.

Hopefully the area will get more gentrified and maybe the new VA developments will help with that.  I think a huge impediment to Heritage Lane is the condition of the immediate area.  My friend has reported hearing gunshots from the Park Place apts behind his house on more than one occasion and there are occasional petty crimes reported (Famico sends out notices when they happen), but luckily nothing more serious than that.  So, I think the neighborhood definitely has potential and both the townhouses and renovated homes are great.  But, IMO, something's going to have to change in the surrounding area before things take off.

WKYC reported late last year or earlier in this year that according to cleveland police reports, e.105/st.clair is the most dangerous area of this city. i work in this area, I can assure you that 105/superior is no different. Wild west, yes.

After walking around University Circle again today, I am still completely blown away with all the construction happening all at the same time.  Hardhats are everywhere!

OK, MurrayHill.  I thought that was for the University Circle Station rebuild, which appears to be moving forward, not the E. 120 relocation... Nevertheless, it's a very impressive list.  Thanks for posting.

The Kelvin and Eleanor Smith Foundation has made a $7 million commitment to Case Western Reserve University to support the university center project on campus.

Some more indepth news coverage from the PD...from quick estimates, they should have at least $44.5 million of the money right now...not too bad for pure donations.  I had heard they were looking to build at facility over $60 million, so the $50 million could be a little low.  I wonder why the timeline is 5 years?? Is this supposed to be top, top notch??  Who knows.  When the library was built, it has some of the best technology in the entire nation, including the fastest internet speeds:

CLEVELAND, Ohio - Case Western Reserve University has received a $7 million gift from the Kelvin and Eleanor Smith Foundation for the construction of a new student center.

 

While the university would not reveal how much it has raised for the $50 million project, it is enough to move forward with the center, according to a spokeswoman.

 

The center, expected to open in five years, will be at the corner of East Boulevard and Bellflower Road, next to the Kelvin Smith Library, which was built with the support of the foundation in 1996.

 

University officials would not say when they expect to break ground for the new center or when an architect will be named, the spokeswoman said Monday. CWRU interviewed four finalists in mid-December.

If this project has any federal funding, it is only partially funded and is not enough to start construction. The station project that is fully funded and ready for construction is the University Circle-Cedar station.

I have no idea how I didn't realize University Circle is getting two new Rapid Stations.  I guess I was thinking they were going to build the one for Uptown, and close the other two.  Great to hear!  I've updated the list.

University Circle Station should be going to design review later this month.

^Are there substantial changes since the renderings/plans released many months ago?  I hope not- they were the coolest thing to hit the rapid since... the airport extension.

It's tough to live in a boom town like Cleveland. So many people are flocking to move within its borders that developers are tripping over themselves to build new housing stock to accommodate them all.

 

What? That's not the Cleveland you know?

 

Oh, you must have been reading those stories from a couple weeks back about the latest census figures, and how they show Cleveland's population fell 17% over the last decade. The same stories that show Cleveland lost more than 80,000 residents from 2000 to 2010, and that its population of a little less than 397,000 is the lowest it has been since 1900.

 

Well, that stuff must be overblown. Why else would a Cleveland city councilman block, at least temporarily, a residential development project at University Circle?

 

Oh, we forgot. Jeff Johnson would prefer we not use the word “block” to describe his decision several weeks ago to delay the submission of a rezoning request that would clear the way for Hazel on the Circle. It's a 59-unit apartment community planned by WXZ Development Inc. for Hazel Drive, which is in Mr. Johnson's ward.

 

“Let's just say I'm slowing it down,” Mr. Johnson told a Plain Dealer reporter last month.

 

Yes, we definitely see the need to slow down a project that already has met with the approval of a city Design Review panel and the city Planning Commission. A project that is favored by University Circle Inc., the nonprofit group that promotes the neighborhood that is Cleveland's cultural center. A project that seeks zero public financing. A project that would bring new residents to a site that currently is zoned for single-family housing, which hardly anyone is building right now — and won't be for the foreseeable future — because of the overabundance of abandoned, foreclosed homes in the city.

Unfortunately, Jeff Johnson is not the type to be influenced by such an editoral voice, no matter how rational.  He will need pressure from other venues...Mayor Jackson?

What crime sent him to jail last time?  Did it involve, "improper handling of money?"

Good editorial. Unfortunately Johnson isn't the only jackass who makes it more difficult to get things done in this town. But his return shows that voters aren't too interested in jobs anyway. They knew his history and elected him anyway.

Councilman clears path for University Circle apartment project

CLEVELAND, Ohio -- A $10 million apartment project could move forward in University Circle, now that a Cleveland councilman is willing to support rezoning of land along Hazel Drive.

Councilman Jeff Johnson, who tabled the rezoning in early February, could introduce legislation Monday to prepare the 1.4-acre site for 59 apartments. After taking more than a month to deliberate, Johnson has set aside his objections to the density of the development and the target market - renters instead of buyers.

Attn Mr. Johnson:  the homeownership obsession is passe.  Please read a news article from the past 3 years.  Furthermore, we're talking about an area dominated by a college and two hospitals.  Students graduate, doctors rotate.  That calls for rentals.  If you want your ward to improve over time, you can't force people to buy their way in upfront. 

The appropriate butt kissing was done and now Johnson feels important.  What a way to run a city (of course this is basically the way the world is run, especially in Washington).  Glad to see it is moving forward.  At present it looks like a quality project.

I think the FBI should immediately be on notice of this guy's financials. Or perhaps they already are. He is scum with a capital S, a career criminal with histories of extortion, and a complete social pariah. The fact that he's a councilman only serves to demonstrate the complete lack of intelligence of his ward

I seriously think we should run against him. What a joke.

It frustrates me to no end that people actually voted for him.

Everyone is aware that he finally gave in?  He was expected to introduce the needed resolutions at today's meeting.

They will breakground this summer.  I think the projected day of ground-breaking is July 1st.

Where exactly on Hazel will this be again?

Nice!  Sounds like their raring to go to with construction.  Should see those things pop up pretty fast.
