A great article that features the latest and most significant residential construction in downtown Cleveland from Properties Magazine. Stonebridge is in the midst of Phase III which offers for-sale units as well as rental units. Here's an aerial view of the project - Stonebridge is on the lower left (the viaduct that's mentioned in the article is left of the project, Phase III is at the very bottom left where you see the empty lot):

Yep, another condo/residential project in Cleveland - this is phase 3 of Stonebridge which is the 12-story tower that will complement the existing 8-story apartment buildings. The tower will have four upper floors as for-sale condos and the lower floors as rental.

 

It's getting closer to completion, here are some views:

I saw on the Cleveland.com forums that one of the Stonebridge buildings will feature an Italian restaraunt on the roof. Anyone heard about this?

I row from the Case Western Reserve docks across from Tower City and the new Courthouse and the buildings look great from the river.

F.E., I've heard the rumor as well but I have yet to see any sort of media coverage. If I do, I'll post it right away. I do know that the developer's dream is to run a small trolley line from the Viaduct down West 25th to the West Side Market.

I heard this too! The owner i think owns one of those vintage trollies and wants to do something with it. not sure if it will happen though. we need to run that subway again underneath the veterans bridge again lol

I saw a sign for this on a building that it will replace past Stonebrige right next to the old via duct.  Looks rather intresting.  BTW for those unaware with the area this is literaly 74 yards from the Swivvlle bridge and on the West side of the flats.

As you can see at 9-10 stories this could have a nice imapct.

The old viaduct is now a private park for residents as seen below and also work is progressing on the final stage. ALSO some of these people have roof top decks. Of course I have pictures to back this up.

That's the old Cantina Del Rio restaurant, which closed in the mid- to late-1990s. Been vacant ever since. Glad to see the proposed housing, but more is needed on those unused surface parking lots near West 10th and Main on the East Bank, next to the Waterfront Line station. I guess beggars shouldn't be choosers.

i read about this development about 4 months ago in the pd. the developer is the same as stonebridge (price and korna). the pd article said this was planned for an office building. almost 99 % sure that this is the same development.

Cool. This looks like it's from the same developers as Stonebridge.

How about some pictures of the Stonebridge project on the west bank of the flats.  I only have renderings.  Maybe someone can add updated pictures of the site.  These show the most recent phase of the project.  Other buildings in the project were finished years ago.

Yeah, they're the same.  I think Stonebridge is four new buildings, plus one renovation.  There is also a new office building that is proposed for that same site in roughly the same style.  Its not being marketed as Stonebridge, however, so I am not sure if it is.

 

I think that they could have done a better job with how the buildings interact with the streets below.  They could have had individual stoops for ground floor units, or something.  Maybe there were security concerns?  The Flats is too special though to settle for subpar design.  I think it is Cleveland's most unique neighborhood, and one of the few truly unique urban environments in the US.  I really want to see something great happen there.

So far, Stonebridge consists of:

 

1 30ish unit building

1 150ish unit building

1 condo building (the new tower)

1 office building

 

And the proposed office building next to the old Carnaval is part of Stonebridge.

 

As far as the street level... the buildings work and look better in person than in the renderings. No, there aren't stoops or street-level retail but the structures do sit low enough that... well, it's better experienced in person. Security issues are no doubt a reason - you have St. Malachi's right next door and the inordinate amount of homeless along with Lakeview Terrace (not the senior apartment tower, the low-rise projects). As the area is still very much in transition, I don't blame the developers for going the way they did - again, we aren't talking about a multi-story garage podium.

Yeah, that was my most significant complaint when doing my walkthrough last year...the project does NOTHING for the Flats-level pedestrian...and sadly, it looked like parts of the faux-facade were already coming undone...

 

On the upside (literally), I saw a great deal of potential for the Viaduct level.  I snuck through the gates about a year-and-a-half ago and took some cool pics (will post later) and just crossed my fingers that they'd do some good interaction between the buildings and the viaduct.  The idea that the owner has of running a trolly from the site up to the market is very very cool and leads me to believe that the activity along the Viaduct is a priority.  And the views from up there???  hoo boy!  niiiice!  I think it will earn a reputation as one of the most unique characteristic public spaces in Cleveland...views, history, activity...the lot!

 

So, I'll post my 18-month old photos, but does anyone else have images from the Viaduct from more recently???

on another note, one glaring thing you can see from the Viaduct if you look down instead of up is that there are a LOT of parking lots down in the Flats.  I know they get used, just as the ones Downtown/Warehouse District do, but is their property value prohibitive to development like the DT/WD ones?  It would be nice to see some garages with residential above and retail fronts...

 

this, of course, will one day connect to our beautiful beaches on Whiskey Island!

I am not a fan of the new design.  Looks very 60s-ish to me.  But, if it brings more residential then I am all for it.

 

Is anything happening at the site? Or will they wait till the present project is done until they begin the next phase?

I don't think it is residential.  I stated in another threadthat I am 99% sure this is an office developement proposed by Corna.

There is still room for a couple more buildings along the Superior Viaduct.  There is at least one vacant dirt lot and one with a couple of small, undistinguished buildings, as well as the parking lot for the Powerhouse. I wonder if they have any plans to develop any of that? 

I'll bet you someone's thinking about it...especially if the residential and commercial are selling/renting well and the restaurants on the viaduct level are making money.  the only downside to this is that some of the amazing views would be cut out...

 

how many floors does it take to reach the viaduct level?

I have a feeling that a lot of those surface lots on the East Bank will stay that way unless controlled by non-Jacobs entities.  Jacobs' goal is to get a casino down there and he would need a lot of space to do that.  I assume he would like to put it next to the Powerhouse.

Great points about the buildings' - welcome though they are - lack of interaction with street level.  In fact, the new restaurant on top Ponte Vecchio (?) is a very nice Italian Restaurant (not cheap, either), but can only be accessed by driving up top along the Viaduct, entering from W. 25th.  For the heck of it, we parked and tried to enter from the Center St. Level (via the County Engineer's building elevator using the keypad) but were out of luck – there was no code for the restaurant.  So don't think you can wander over from the E. Bank across the lovely/quirky Center St. swing bridge and think you're dining out in that elegant restaurant w/ its great views off the viaduct (they’ve already got umbrellas tied up/lying on the ground ready for the warm weather alfresco crowd. 

 

Hopefully the Stonebridge will correct this and allow peds to access the building from the street below... but again, security must be an issue.  But dammit, if they're so damned skittish, why did the build there in the 1st place?  Wasn't Price/Corna's goal to upgrade the property values in this area w/ this huge, upscale development?  And if security is an issue, why not just hire a cheap rent-a-cop to sit on a stool by the elevators to shoo away the college punks and/or riff-raff?

 

The Flats is a prime walking district so peds shouldn’t be discouraged.

 

Clvlndr, your points about access are valid, but at the same time, it's not that onerous a task to walk up to the viaduct entrance and back down to the restaurant.  I agree, though, that they should do all they can to make the whole think appealing and accessible and that an elevator would help in this effort. 

 

That being said, if there isn't going to be elevator access in the near future, they should be trying a little harder to make the walk up the hill more pleasant.  Last time I was there, it was all broken sidewalk (I chose to walk in the street) on the one side of the viaduct and the ugly underbelly of the new apartments on the other.  This may have been addressed (I hope so!) since I was last there, but if not, it needs to be.  We're talking about one of the rare opportunities within city boundaries to experience hills and terrain changes, which can make for very inspiring public spaces!

 

I can't wait to get back there and check all this out!

A couple new thoughts re the lack of street retail.  First, the grade up the street Stonebridge is on (?) is rather steep and storefronts would have to be stepped; might be awkward.  Second, and perhaps the more obvious, is that, in Stonebridge, Corna/Price have created this highly unique Main Street in the Sky along the upper level of the old Viaduct, so why would they want to compete w/ themselves w/ ground level retail?  Wouldn't make much sense to me...
