God knows it took a lot out of him...he sure didn't look like he was 53.  I suppose you can't smoke several packs a day...drink quite a bit...and work in an incredibly stressful field and have it not affect your life.

 

I wonder who will captain the boat?  Maybe Murray will come back? he retired, though...right?

I think Murray is totally out in any kind of long term way.  If they were in the middle of the season, he might come back to finish it, but I think Josh or Jake will take over the boat sooner rather than later.

 

Phil was so much like my Dad it's scary.  The lifestyle (smoking too much, drinking too much, unhealthy food, little to no exercise, stressful job), first a major medical problem as a "warning," but not enough (or too late) to make enough changes to lengthen his life, and a few months later, dead.

It's happening again.  I got text messages from five people this morning say things like, "Ha, I just saw that your beloved Cleveland is the most miserable city," or "You still want to move there?"

 

...to which I had to reply "I'm moving to CINCINNATI, not CLEVELAND!!!"

I don't know about those two taking up the boat...or either of them...at least not anytime soon.  Neither one of them has more than a few years experience...looking at Phil's bio, he started when he was younger than them and was a captain at age 21.  I don't see it in them.

I'm looking to buy a mansion that has back taxes owed on it. The owner has told the realtor (the listing agent) he will be paying the taxes off with the money from the selling of the house. On the hamilton county auditor's site it says "tax lien certificate pending" .

My concern is that i will buy the house and then the previous owner will not pay off the lein and i will get stuck with the bill or worse i will get foreclosed on by the holder of the certificate.   Anyone have any ideal how i can make sure he does what he says?

anything else i should be looking for in regards to this?

 

You probably want to consult an attorney.  The title agency probably won't allow transfer with the lien on it though.  Liens generally "run with the property"... meaning they will still have force after resale... especially if you knew or should have known about the lien.

 

So, like I said, consult an attorney.  If the seller is desperate, you could probably get him/her to sign what is called a cognovit judgment.  Meaning, if he doesn't follow through, you won't have to sue him.  Rather, you would just be able to go straight to collection.  But then you have to worry about assets and his/her collectability.

I believe you can have the escrow agent have the back taxes paid at closing to the county.  This way the seller would never receive that money.

Update

Wouldn't it be best to get a clean title at closing?  I wouldn't think you could do a successful title search if they havent been paid.  Try to get them paid prior to closing, but that is why you have an experienced real estate attorney doing this work for you, not someone who just handles divorces etc

My sister and brother-in-law had their first baby named Rebekah Ann.  And the best part is that she was born in a German hospital and will be living in Bamberg for the first 2-3 years of her life.  I'm so excited for my little cultured niece.

Ok so I need to vent and get this off my chest. I have been having a pretty crappy day today, but I can't believe the amount of things that are happening that make the day better. First off, on my way to class this morning, I saw cranes, rigging, and a bunch of work going on in downtown Williamsport (coverage will come soon on the Williamsport Developments thread). Second thing is my friend's windows 7 computer had this media update and on the splash screen it has a graphic of an XBOX 360 controller drawn wrong. I couldn't believe that. Then, I was walking to the campus center and "Lady In A Blue Dress" by Sense Fail was playing. That band defined my later years in high school and it just cheered me up even more. Now I'm wondering what else is going to happen.

 

Sorry, I just needed to rant. It's been one of those weeks... :weird:

Ok, I've seen this referenced before.  WTF is emo?  The only emo I know is emo phillips.

Those are some pretty helpful diagrams, and basically an emo band is the type of groups the people in these charts listen to. They're rock groups that lack any "balls to the walls" type material and are kinda like a male country music star that never does a song about his truck, dog, or America.
