April 2, 200916 yr not sure but i think that might have been the downtown broadway mcdonalds near wall street. i remember they had a piano player too. all that went out with the 80's.
April 2, 200916 yr Yeah everyone was fine. It was the couches on the front porch that ignited. AA declared porch couches illegal a couple years ago, but don't enforce or ticket unless a fire actually happens. There's a new for sale sign out front. Any buyers? It looks like there isn't much smoke damage on the inside when the boards were off. Judging by area rents, this house generates almost $50,000/year
April 2, 200916 yr Yeah college real estate is a good investment. Especially at UC. The houses are cheap as hell. You can get 1300 a month out of an 80k property.
April 2, 200916 yr My dad visited me two weeks ago and mentioned this great idea of what he should have done. Purchase a rental property for my sister going into college. She started in 2000 and graduated in 2004. I started college at the same university in 2003 and continued on to grad school and will be leaving in 2009. I pay my current rent, but lets pretend I didn't. A family in this situation paying their kid's rents (in Ann Arbor) would pay over $80,000. If both kids went to grad school (not uncommon), parents would pay collectively $100,000. Just imagine if they outright purchased a house, made their kids live there and rent out the remaining rooms. The kids market the property by encouraging their friends to move in, and those rents help pay the mortgage. After the kids move out, the parents can continue to rent and eventually sell.
April 2, 200916 yr I know some people who have parents that do that. They're the worst slumlords too. From what I hear, repairs aren't important because everyone is so cool with each other that the situation is too relaxed. I wouldn't want to rent from someone unless I knew I wouldn't feel bad about potentially suing 'em.

Thats what my uncle did. He bought us a house. There were at a minimum of 7 to 10 kids in school at one time. It's more economical.
April 2, 200916 yr I have RoadRunner through Time Warner Cable. This month, the rate for my service just increased from $34.95/month to $46.95/month. The old rate was not a "promotional" rate -- that expired long ago. So I guess they just decided to impose a 34% rate hike for an unknown reason. I just got my bill and it's exactly the same as it's always been. I pay $39.95 for RR but I believe the rate is tied to the fact that we also have our cable through them.

The kids market the property by encouraging their friends to move in, and those rents help pay the mortgage. After the kids move out, the parents can continue to rent and eventually sell. I was a landlord to college students for a while. I started out renting a four-bedroom house to a college student I knew, who got others to move in with her. It was a rotating situation with some leaving and others taking their place, and after a while it got to where I wasn't sure who was paying rent and who was a parasite. The house took a beating, too. Rooms got repainted in weird colors - rainbows on the ceiling in one bedroom - and somebody put up shelves in the kitchen by drilling holes in the previously-intact late-40s enameled metal wall tile. Someone opened a basement window for whatever reason in sub-zero weather and a pipe burst, and I had to come home from out of town to control damage. The pipe was still spraying water when I got there; nobody thought to turn off the valve. There was a minor fire that I think had something to do with cocaine, and the final straw was a party where everyone was "dancing." From what I could find out about thirty people were in the living room bouncing in rythm with music, and suddenly there was a sharp noise and part of the floor dropped sank. I found a crack running the length of an 8-foot-long, 8x8 oak beam in the basement. I thought I was going to have to burn the place down to get the last ones out of there, and after they were gone I learned that the utilities were about to be shut off. NIPSCO demanded that I pay the arrears to keep the heat on, and it was easier to shell out the few hundred bucks than to fight them over it. I've rented to college students since then, but only with references, a credit check, and a tight lease. I drop by unannounced on weekend nights and at other times, too, "just to see if everything's OK."
April 2, 200916 yr So what did you do about that beam? Floor jack? Jack posts temporarily, and then I cut out two equally-spaced holes 16 x 16 x 1 foot deep in the basement floor (thin cement floor might not have supported the weight), poured concrete footers in them, and set 4 x 6 CCA-treated southern yellow pine posts on the footers to support the beam. I gutted and rehabbed that house wall-to-wall and basement-to-roof and now live in it. I had to air it out for most of a month before I could stand to work in it.

He built the "utilities" into our rent. (Practically) Every other Saturday there was an inspection.

Whippersnappers need someone to help them grow up with mature values and an understanding of personal responsibility. Sometimes it takes a firm hand, but it's for their own good. :police: :-)

That house was a mess. But it brought us so closer than we already were.
April 2, 200916 yr I spent $70 at an Applebees in Queens on Tuesday night, how is that possible? Applebees? Queens? Did you fall down an bump your little head?! Whats wrong with you?!
April 3, 200916 yr ^ Haha, I was out in Astoria at the softball cages getting ready for the season, and my buddy is a former actor who used to work there in his starving actor days, he knew a bunch of people and I have a guilty pleasure of Applebees chicken fingers.
April 3, 200916 yr wait. you were in astoria, land of the greeks, little egypt, the mighty bohemian beer garden, etc.....& you ate at applebees? you're banned from astoria!!!
April 3, 200916 yr Pssh, I prefer Astoria Oregon. "The Goonies" was filmed there. I've loved baby ruths ever since.

April 3, 200916 yr That poor yikes girl looks like something is being placed where she didn't expect..
April 3, 200916 yr That poor yikes girl looks like something is being placed where she didn't expect.. You know you love her! She's your favorite UO character! LOL I know you met up with her at that Applebee's in Queens! HA!! LOL

April 3, 200916 yr That's good but it lacks the impact of our girl, who is not only shocked but kind of happy about it.
April 3, 200916 yr What the hell happened in New York? 13 dead? What nationality were the people? This is crazy.
April 3, 200916 yr How could nationality be the first question you ask? How could it possibly matter?
April 3, 200916 yr Dan, before you go assuming something stupid, why don't you stop and think I asked the question because I was curious what the majority of the people were there. It's tragic regardless of who is killed. Haitans, Jamaicans? I think it's perfectly reasonable.
April 3, 200916 yr For you to imply that it makes a difference to me what nationality they are is sickening.
April 3, 200916 yr I'm not assuming something stupid, and I'm not implying that nationality matters to you. You are!! You asked the question, when you could have gone to any news site, or googled it, and you would have learned they were taking their citizenship tests. Then again, maybe you did that, and the nationality wasn't made clear to you, so you asked it here. Again, I ask, Why does it matter?
April 3, 200916 yr Given that the shootings were at an immigration center where people were taking a citizenship exam, I think the question about nationality is fair game...
April 4, 200916 yr Off topic thought: Why is it that when you get lost in an unfamilair city, you always end up in a really, really bad neighborhood... With one way streets. In Cincinnati now....still kind of digging it none the less.
April 4, 200916 yr Cincinnati's like that. That's part of the reason people from out of town think it's so hood. The ghettos aren't hidden except for Winton Terrace. It also turns from really nice to 7th circle of hell within a quarter mile.
April 4, 200916 yr Off topic thought: Why is it that when you get lost in an unfamilair city, you always end up in a really, really bad neighborhood... With one way streets. In Cincinnati now....still kind of digging it none the less. Sweet! When did you get into town? Did you get any advice from anyone on where to go?
April 4, 200916 yr Well What have you enjoyed the most? I like the northside neighborhood a lot. We also went through a couple others there were real nice, but had no idea where we were. One sort of funky place just north of UC -name?? who knows. A few that looked like Cleveland Heights in Cleve with old big houses and big green lawns. We went to Camp Washinton Chili (mmm). I loved some of the row houses and worker cottages too. But then there are down right tenements. And then some areas, unrestored storefronts from what I guess to be the 1880's-looked like a movie set- that have check cashing places. wow. I like the hills and the fact that spring is here. Although we were verbally abused through several stop lights by an Appalachian man in a pick up for an Obama bumper sticker . So we saw it all. No matter what, after 3 days in suburban Columbus I was happy to be lost in Cincinnati .... tenements, hillbilly's, poor signage and all edit- I am in town for the WKRP scooter rally. 400 plus estimate this year. I have seen plates on scoots as far as North Dakota so far. edit 2: Other than Camp Washington Chili, I have been to the Comet and Northside so far. Am I doing OK?

No matter what, after 3 days in suburban Columbus I was happy to be lost in Cincinnati .... tenements, hillbilly's, poor signage and all North of UC? I think you were on Ludlow Ave. in Clifton. That's a great neighborhood. There's a lot of mansions behind Ludlow. If you went through there to get to Northside then thats the neighborhood. Personally I don't like Camp Washington Chili - there's way better in town but they're open late at night so that's a plus. Signage is p!ss poor around UC by MLK. Someone from Columbus picked me up and since he had to be downtown for business first, he went through OTR towards my house and got lost (I told him McMillan and he thought McMicken was it. Then I told him how to get back on the right street and he passed it up because he got confused by the one way streets and ended up on MLK but there were no signs up at the intersection so I had to ask him if the EPA was on the left or right, annoying stuff like that. It was a disaster. If you haven't lived in Cincinnati, good luck getting around.

I was thinking the same thing ... You need the ColDayMan tour! ;) I'm off work tomorrow and will be free after 2-ish if you want to hit me up, I'll be happy to show you guys around. Just PM me.
April 4, 200916 yr I am hoping the hosts of the scooter rally will get us around because this place is a cluster F*#& without GPS . Our big ride is tomorrow and the inner city ride is Sunday, but I think that one will get rained out. There is someplace that has good bloody marys though... BBQ at Northside tomorrow and party at the comet...all will be well right? I thought the camp washington chili was great. I like the skyline chili style over gold star chili style so what do I know?
April 4, 200916 yr I am hoping the hosts of the scooter rally will get us around because this place is a cluster F*#& without GPS Oh ok ... Yeah, I'd ask him for pointers and I'm sure you guys will ride to "popular" areas ... at least I'd hope. I know what you mean about the clustfu*k. These hills can be bitches, but after living here, I'll never live in a "flat" city. Northside is a major hole in the wall, but it's cool. It's got its own vibe going. Make sure you go down the street (Hamilton Ave.) and check out Northside Tavern. I'm sure there's a cool band playing ... there always is. Will you be here on Monday? We're supposed to get snow, but its Reds opening day (historically this signified the beginning of baseball season), but it's fun. There's a parade and everything. Downtown becomes drunk at about 11 a.m. Fun, fun, fun!
April 4, 200916 yr There are plenty of Obama bumper stickers around town, and I can honestly say, I've never abused one of the drivers!
April 4, 200916 yr lol I thought Northside neighborhood was seriously upscale compared to what I am used to. We already have been to the Northside tavern and loved it. The Big scooter BBQ is there tomorrow. Gone by Sunday afternoon.
April 4, 200916 yr There are plenty of Obama bumper stickers around town, and I can honestly say, I've never abused one of the drivers! lol ... yeah, the county and city voted for Obama by majority.
