June 10, 201114 yr In my humble opinion Queensgate is primed for cheap biotech to the north, dense pharmaceutical or even bio-material research around Union Terminal, and a ribbon of dense (10-15 story) Residential by the riverfront. The city should reclaim 8th Street between the research and the residential working on a Mill Creet retention area that could look similar to the current South Fairmont project. Down the N to S centerline of this new Queensgate a bike boulevard and express bus service (which to the north would connect to UC's Med Campus); along Ezzard Charles a streetcar line that would connect West End OTR and Downtown. In short the UT district should be a bustling work-day area, 10-12 stories at its Ezzard Charles core and have direct connections to Downtown and Uptown (cheap collegiate researchers). Its association with a science center could push dynamic ventures between established companies and research startups, and its placement in a city focused on the arts could make it very different and could lead to a unique scientific niche. The idea of a little community around UT is depressing, completely misses the area's potential for growth, and does little to help the regional job and resident growth goals. It is a recycled development idea which falls short of what this city deserves.

June 10, 201114 yr If we can't get decking on Fort Washington Way, we sure can't aim for it for I-75 through the west side. They are installing a cap on Ezzard Charles to bridge between the lanes for the rebuild, but that is the extent.

June 26, 201113 yr I'm worried that this is a bogus sales pitch to help get people excited about the tax vote this November. The Museum Center really needs the money to fully restore Union Terminal, but I do not believe they have a really strong interest in this project. Plus, I don't necessarily think the market is there right now.

Union Terminal needs to become a mini-CVG connecting us with all our neighboring cities. Definitely build a parking garage, get rid of the ugly surface lot and add Washington Park style greenspace in front of Union Terminal. Include development on the farthest east portions of the lot, with a hotel for travelers. Run a streetcar spur down Ezzard Charles so that it is dumping tourist foot traffic directly into OTR and the CBD. With our architecture, brewing scene, casino, gorgeous riverfront and Reds, our city can provide a heck of a good time and has a what it takes to be a weekend destination for the Midwest and Upper South. The benefit of being a walkable city with a streetcar is that people would be willing come here via train, as it would be a low stress travel option (think about spreading out and using the wifi as opposed to navigating your car through interstate construction.) www.cincinnatiideas.com
July 7, 201410 yr How serious is this structural repair that is triggering the sales tax? I understand that there is a steel frame, wrapped in masonry, and that moisture has penetrated the masonry and the steel has rusted and expanded and caused damage to the masonry. Instead of removing the masonry and blasting the steel and painting it, which would be insanely labor intensive/expensive...wouldn't it be possible to just make sure no more moisture enters the structure, dry it out and repair the cracks in the masonry?

This may be so, and if so I hope this renovation will at least protect for some of the things I mentioned so that they are possible in the future, especially expanded intercity rail.
