I thought I'd just go ahead and start a thread on this, since CDDC and the Camp Washington Business Association is working on a plan for the revitalization of the Camp Washington neighborhood.

Who are the partners in this? Are people going door to door with their hands out?

Oh, I don't know who is going to fund it.  The study is still ongoing, and it's just a blueprint.

 

Some of the rehabilitation work is being/has been done by the community itself (normally 3-4 properties a year).  There's also a big residential project that's going to be near the northern end of the residential district near the park (I think by Middle Earth), and Fifth-Third is investing in its new bank building and landscaped gateway near the Hopple St. entrance.

This is a real interesting concept.  Im familiar with that area..its got an interesing gritty vibe going on....& that Middle Earth project sounds good too as those guys seem to have a track record.

A couple of other things happening of note:

 

* The city of Cincinnati has contracted with Cole + Russell to develop an urban renewal plan focused on Spring Grove Ave.  This should be completed by December.

 

* The Camp Washington Business Association and Community Board are starting a streetscape plan for Colerain Ave. in the business district from Stock Ave. to Township Ave.  This plan will include new signage.  The groups are seeking a city grant for the project, of which the Colerain Corridor is Phase I.

I'm moving this to P&C and making this the catch-all thread for projects initiated by the Camp Washington Business Association and the Camp Washington Community Board.

 

The latest news....On December 20, the Community Board closed on 2939 Massachusetts, a multi-family building.  This building had become vacant and barricaded after the owner had it foreclosed on by the bank.  It had been a problem property for years.

And as a recap, here is the activity that had been posted in the Random thread, which I'll start posting in here from now on:

 

July 1

* The Camp Washington Community Board development company has purchased 3066 Henshaw Ave.  They plan to renovate the single-family house and then sell it.  The home was built in 1898.

August 18

* 3068 Henshaw Ave. (1926, two-family).  The Board is also working on 3066, which I mentioned in a previous post.  Washington United Church of Christ and Christ in Youth volunteered to clean up the properties and to do a little of the demolition work on these Camp Washington properties.

(I will try to follow up with "after" photos when possible)

* 3059 Sidney Ave. (1889, single-family).

November 17

* The Camp Washington Community Board has bought the single-family home at 3207 Henshaw Ave. for $15,000.  It was built in 1898.  I'm not sure if it will be a rehab project, as the building looks pretty decent.  They may be looking to split the lot.

November 27

* The Camp Washington Community Board has purchased and is rehabbing 3073 Henshaw Ave. (single-family, 1923) and 3082 Henshaw Ave. (single-family, 1895).

The Camp Washington Community Board has acquired 2945 Massachusetts Ave for $36,000.  This is a two-family that needs a little work.

As part of the deal, they also got 2961 Sidney Ave, a two-family built around 1880.

Both of these were church-owned (Washington United Church of Christ).  I have no idea what brought about their sale, especially for such a low price.  I believe they are selling these at a discount, and working with the community board to rehab/redevelop them.

 

The rehab of 2962 Henshaw Ave goes on slowly, but surely.  I think they're beginning to address this front porch.

A couple of recent neighborhood projects....

 

The rehab of 2945 Massachusetts Ave has begun in earnest.  This home, pictured in the previous post, is right next to their project at 2939.

 

The Camp Washington Community Board also recently purchased 1246 Bates Ave for $26,500.  A rehab and sale is likely, since that's kind of what they do.

Does that include the street that has the hardware store, and the theatrical clothing store? That's a really cool corridor I would look to see that revitalized.

Updates on board activity:

 

3207 Henshaw Ave (mentioned November 17, 2005) is going to be demolished, not rehab.  The demolition is supposed to occur some time soon.

 

The Camp Washington Community Board has purchased 2970 Sidney Ave, which is an empty lot.  They plan on building a new single-family house there.

 

3072 Sidney Ave has been purchased and the interior is currently being gutted.

3066 Henshaw Ave will be getting new windows and siding in September.

 

Also, a couple of interns from the Department of Planning have begun a housing inventory of the neighborhood.  The board hopes to use this to identify and address predatory lending and flipping issues in Camp Washington.
