Calendar No. 14-213: 3610 Superior Avenue Ward 7

TJ Dow

11 Notices

3620 Superior Avenue LLC, owner, proposes to expand the existing bar to include

DJ/Dance/Amusement and to add 149.8 square feet exterior smoking area in a Semi-Industry Zoning

District. Owner appeals for relief from the following Sections of the Cleveland Codified Ordinances:

1. Section 349.04(e) which states that 24 accessory off-street parking spaces are required and 5

spaces are provided.

2. Section 347.12(a) (1) which states that DJ/Dance/Amusement shall not be established within

five hundred (500) feet of a Residential District, day care, kindergarten, elementary or

secondary school, public library, church, playground, public or nonprofit recreation center or

community center; proposed use is within 500 feet of a church and Residential District. (filed

October 31, 2014)

No, that's the "Sweethearts" property they had all the problems with before Mary Hilow passed away.

I remember it because Naymik did a couple stories on the feud, apparently mostly just talking to the shady seeming manager of "Sweethearts".

There were plans to convert that building for housing a decade ago.  I think the developer was going to be Tesco, but they went out of business.

Yes, I believe you are correct.

Thats a nice building on a quiet street, it needs to be converted.

CRUST is opening on E30/St. Clair in the old Bada Bing following La Bodega from Tremont who has a spot on Superior by Tyler Village.

Curious:  What do people think of this location?

Love it. Asiatown is quietly building momentum right now. Market wise, you should catch a lot of people who want proximity to downtown with good transit access. The neighborhood is very safe too. Tight community keeps the streets on watch at all times.

It's also just across the innerbelt from CSU's campus, so this project can also capture that crowd too.  Heck they could market this to the growing number of Asian students at CSU who might want to live in an are like AsiaTown that's still only a 5-10 minute walk to campus.

Last I heard, Asiatown Center was having some financial issues. I'm glad to see they're doing okay (at least this article seems to imply that). To anyone who has never visited this place: DO IT! It's probably the best place to shop for authentic ethnic groceries, and there are plenty of great Asian restaurants and art studios as well. One of the hidden gems of Cleveland in my opinion.

I noticed they are upgrading windows on the East side of the the warehouse style building on SW corner of 30th and St Clair.

That building at one time was considered likely to come down due to Innerbelt construction.  I hope this means that it has been resolved that it won't have to after all.

I noticed they are upgrading windows on the East side of the the warehouse style building on SW corner of 30th and St Clair.

Are you referring to the building Tastebuds is in? As far as I know, there is no building on the SW corner of St. Clair and 30th.

Also, was happy to recently see Crust opening a second location on the SE corner of St. Clair and 30th

Crap.  I meant to say Superior.

Thanks for catching that, my bad.

Does Tyler Village have residential units or is it all work space?  I can't find much info regarding condos/lofts/etc in this area.

EDIT: since this thread is for developments/construction news, I started a new discussion on loft housing in Asiatown in the City Life section of the forum and responded there....

Awesome. So happy to see this building in SCA's hands.

Awesome!! I have been hoping for this building to be rehabbed for quite some time now.

Good to hear. This is such a cool neighborhood that unfortunately is so overlooked. Nice to see things going on

Thanks!  We are super excited about this.  This building lays out in really interesting ways.  So long as we get the tax credits in June (we tied for them last time and didnt get them because we weren't a previous applicant) we can move forward quickly and close in September/October.

That's so cool. I can't wait until the development starts forcing existing businesses to nicen their property/business. As someone who has frequented Asia Town for about 6 years now, I was so happy when Asia Food Co opened. It is by far the nicest grocery in the area and they're a newcomer. The building/mall is amazing and you can tell the developer really cares about the area. Good Harvest's building has a lot of potential and some nice employees (compared to Park to Shop and Tink Holl) but man is that store a dump. Tink Holl keeps moving stuff around but the inside of their store hasn't really improved. Will it take newcomers to start to put more pressure on the existing stores to renovate or will they have some forethough and do it preemptively?

Way to go jrosen[/member]!

The other local tax-credit winners are:

The Mueller Electric Co. building on East 31st St. in Cleveland's Asiatown neighborhood.

A local development group called Sustainable Community Associates plans to transform the empty brick building into 59 apartments, charging lower rents than what tenants are paying in downtown Cleveland and neighborhoods just west of the center city.

Mueller Electric founder Ralph Mueller invented the alligator clip – think of the copper clamps at the ends of jumper cables – in 1908. The company, now based in Akron, still exists. But its longtime manufacturing facility has been empty for at least a decade.

Awesome! The development push across the Innerbelt is beginning!

^even for an office bldg, that's a strange building with very little window space.

It wouldn't have been my first choice for an apartments, but I think as Downtown runs out of historic tax credit eligible buildings we're going to see this part of town explode with conversions.

^Totally agree.

OK, now I'm confused. At first I figured this was the only building close to the address listed that's large enough to accommodate 51 apartments, so it had to be this building. But now I'm not sure. The property at the SW corner of Superior and East 31st lists to VAN KIM ENTERPRISES, L.L.C. as do the two properties south of this parcel. Granted the developer is listed as K1537 E. 31 St., Et. Al -- with emphasis on the "et al" (in other words, others). Stranger still is that the next property south on East 31st has an address of 3611 Payne. Payne?? And none of the properties on the other side of East 31st have structures that are large enough to accommodate 51 apartments.

So it probably is this building on the SW corner of Superior and East 31st. But it isn't as obvious as it usually is.

"In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck

the building on the corner of payne and 31st is going to be office and warehouse space for a non-profit.  The Mueller team is collectively planning w/ them.  Should be an awesome 1-2 punch of jobs/housing/activity.

^Are they going to punch some windows into that building? In it's current form, it has absolutely zero interaction with the street.

i dont know but can find out.  stay tuned

Really wish we had a formal entry way over the street into our Asiatown. That's always such a nice feature in other cities.

^that's a great idea. Although NY's Chinatown doesn't have a permanent "official" entrance, they put up temporary signs like this over the holiday period (both Lunar New Year and Christmas).
