This is a minor quibble, but given how "hip and trendy" the whole place is, those toilets are pretty weak.  I would have expected something more eye catching, more in line with the shower and sinks.

 

Are those pictures from more than one unit?  I don't see double vanities, so are the bathroom photos of the powder room, the 2nd bathroom or the master bath?  Or is the unit photographed a smaller unit with no master suite?  They seemed bland, however, that could be what the owner picked or maybe it's the model unit.  Photos without captions make it hard to determine what things are in the larger scale.

 

^Clearly, you haven't been toilet shopping recently.  :-D  I'm just saying, those low-end, traditional toilets look totally out of place in condos that otherwise are ultra-modern. 

 

In all seriousness, this is a great project.  We need more like this, and soon.

All the units have two fairly standard size full bathrooms as shown previously in this thread. No half baths.  The only difference between them is the Master bath upgrade offered granite tile for shower or jacuzzi tub upgrades.  As well as a cabinet vanity.  No double sinks.  The lower bathroom upgrade was bowl style sinks and shower enclosure upgrades if it was not standard in the unit design.  Nothing in the upgrades caught my interest.  I plan on upgrading them myself after I move in.

You know with all these home tours going on, people seem to get inflated ideas of what should be in new condo's, remember these aren't $500,000 condos, and try and keep perspective.

I'm not discounting any criticisms here but, not everyone has unlimited budgets for upgrades.

Also, the condos themselves and the bath's are small, these aren't McMansions in Mason, we don't want or need them to be.

I too agree it's personal choice.  I can't speak for anyone else, but my comments were made based on living in a condo and as a person who has done many renovations/remodels/redecorating.

 

It's always nice to see what was chosen and to see what the options are.  Like you say, for you, the bathroom isn't a priority, but from a resale point, bathrooms, kitchens and master closets sell.

 

To me, a house is all about how comfortable the bathroom is and how big the closets are.

Actually there are some really neat toilets out there (damn that was weird to type and very strange in a "shining" kind of way) as a tall person my toilets are taller than the standard toilet and nothing say um, like a warm toilet seat on a cold morning.  there are some very cool and interesting "hatbox" or "wallhung" toilets.

LOL!  I didn't mean that they should have a different TYPE of toilet, just a different style of toilet.  MyTwoSense is right, there is a wide variety of toilets out there with different looks and styles.  My comment was only to point out that if you're going to have sink and shower upgrades, there should be a toilet upgrade as well, so that it doesn't look out of place in an otherwise trendy bathroom.

some of the details are really staring to come together on this project.  Other than the few issues i have with the 4th street side i think this is a pretty nice project.

Right after we provided the last update to you, the City required an additional fire safety measure in all of the units that we had not included in our plans for the building, nor had the City required it until this late date. We worked through the issue as quickly as we could to achieve a safe and workable compromise. Unfortunately, it took us almost three weeks to determine a solution that was workable for us and our contractors without major re-work in units and met the goals the City hoped to achieve. We have started the limited re-work that this required and we are back to drywalling in the hallways and exit stairs.

 

We were able to continue work on many things that were required for occupancy, but the issue mentioned above did impact our schedule. We currently expect that the exit stairs, common hallways, sprinklers and fire alarm system will be completed and approved by Friday, September 12. Obviously, we did not lose all of the time that passed while we were working through the City’s new requirement, but there was some impact. We are very sorry about this situation and regret any impact it may have on buyers, but this was one of the examples of a problem that was completely beyond our control. Had the City raised this requirement several months ago when we first started drywalling in the building, the solution would have been determined and implemented long ago.

 

As for our work inside the units, we did not progress on punch listing to any significant degree because we were concerned that the fix might involve significant re-work in the units that would undo some of the punch listing work on top of the re-work itself. The beginning of this week, we will be back to aggressively working the punch lists in those units which are under contract.

 

Once we have finished units and have the final approvals of the exit stairs, common hallways, sprinklers and fire alarm system, buyers will be allowed to close on and occupy their units. We will send the 21 day notice of completion to buyers when we are confident that one of the elevators will be available for your use. Buyers will be allowed to close before an elevator is completed, but we did not want to require anyone to close before an elevator is available.

For the first time in a long time I came across the Brent Spence bridge going north and onto FWW; this project really gives that little corner of downtown some sizzle (it was kind of beat looking before).  It also meshes well with the Neyer Building to blend in some new architecture with the traditional masonry of the area.

To answer your question about grilling, thought I would provide you with this. I work for CFD and this is what we have been going by. I will double check with Fire Prevention on Monday, but am pretty sure you will be okay if you follow this....

 

Pursuant to the Ohio Fire Code, Section 308.3.1 ....

 

(A)308.3.1 Open flame cooking devices. Charcoal burners and other open flame coooking devices shall not be operated on Combustible Balconies or within 10 feet of combustible construction.

 

Exceptions (which apply to Parker Flats):

 

2. Where buildings, balconies, and decks are protected by an utomatic sprinkler system.

 

308.3.1.1 Liquefied petroleum gas fueld cooking devices (LP). LP gas burners having an LP gas container with a water capacity greater than 2.5 lbs shall NOT be located on combustible balconies or within 10 feet of combustible construction.

 

In the case of Parker Flatts, it is either type I or type II construction. Type 1 being fire resistive, type II being Non combustible. Structural members, ie: roof, beams, walls, and floors made of steal, concrete etc.

Regarding LAST MINUTE CHANGES BY CITY OF CICINNATI CAUSES DELAYS

 

I have come to learn that a developer must submit architectural drawings to the City of Cincinnati for their approval before actual development begins.  Item such as the sprinkler systems, insulation, layers of drywall between units and common space, common corridor, windows (thickness and the miles per hour it must withstand), roof, balconies, plumbing, and electrical, are all predetermined by the Developer and the City of Cincinnati before development begins.  Naturally, if the Developer diveats from these plans and the City notices, they will require for the Developer to conform.

 

Knowing what I now know, if I were to purchase new construction in the future, I would request a copy of the architectural drawings from the City of Cincinnati for the building.  The City provide them at no cost and will email them in PDF format.  This would allow for review of the plans as approved compared to the building and units as constructed.  Additionally, the drawings could be provided to an inspector for the preclosing inspection.

Great news!  We are starting to convey units at Parker Flats.  Our first two residents have completed their purchase and moved in.  Units in the A tower are moving quickly with the expectation that the next set of units should be complete within seven to ten days.  The elevator shaft is being framed and is expected to be operational within two weeks.  The fire system and egress paths are complete so the entire focus will be on finishing and conveying units.

We received a copy of these drawings when we signed a contract and every time they were updated. I've show these drawing to contractors who are going to remodel for us.

 

Our contract specifically said that the plans could change slightly from original and we would have no recourse.

We could have declined to sign the contract I guess.

I hate to beat a dead horse but inadequate quality tends to get to me and since I walk past this building several times a week i cant help but notice everything thats wrong. 

 

I was holding onto hope that as this project worked its was to a close and the contractors put their finishing touches on final details that the architecture would all come together.

 

I have no doubt that the interior units of the building are sharp and this will be a great place to live but from the outside this building is just one disaster after another.  It seems like there was little to no consideration as to how the building would address the street at ANY elevation.  The huge garage entry completely dominates the most important (Fourth street) elevation and pays zero attention to any reasonable proportion or aesthetic.  The screening that encloses the garage along the sloping Central elevation looks like it was salvaged from a scrap heap.  The screen material itself the cheapest of cheap stretched metal.  Its so flimsy you would think you could punch right through it...and someone very well might.  The panels themselves are spliced horizontally and were welded in place.  THEY LOOK HORRIBLE.  I mean it looks BAD.  An attempt to grind them smooth only exposed a large area of metal at the joints which have now rusted quicker than Corten steel.

 

It seems like the main building roof hasnt been worked on for a month now which leads me to believe that they forgot to factor something.  On the back side of the building (where it meets the adjascent existing buildings) they were just throwing flashing any and everywhere.  Obviously they need to flash but they could at least try to make it look good.  The exposed concrete after weathering for only a year already looks terrible.  A coating of anykind would do wonders in my opinion. 

 

It seriously appears as if there was no thought applied to a single detail on this building.  I have been roused on these boards before by criticisms of a project that i had worked on so i know how that feels and if anybody reading these boards has had any involvement with this project its not my intention to be rude.  But this is not a project for PDT to hang their hat on.  Some things are just embarassing.

 

She looks good from far... but shes far from good.

As many have noticed, the work at Parker Flats has progressed sporadically over the last two weeks.  MED is happy to report that, as of this morning, the issues with our appliance subcontractor and with the City have been resolved and that, beginning next week, the project will begin to make its final push to completion. 

Before the slow down, your unit was very close to completion.  MED is prepared to complete your unit and have it ready to close sometime during the week of November 17th.  At that time, the first elevator is also expected to be complete. 

Within the next few days, your project coordinator will contact you to discuss the remaining items to complete in your unit along with an assessment on how long these items will take to complete.

I am in the process of moving into my Unit at Parker Flats.  So far it is better than I expected considering all the construction still going on.  My unit looks incredible.  I picked the perfect time to close.  My first full day moving has been fantastic weather.  All the better to open the huge glass garage door in the living room and enjoy the outdoors.

I have organized the place a bit.  Stuffed what I could into storage so I could take a few photos of my new place at Parker Flats.  I wish I could describe the light in this space.  It changes throughout the day.  I look forward to watching rush hour traffic to see the rush of lights.  The city is lit up differently each evening.  Apparently they do not always light Carew Tower completely.  The contractor at MED has fixed every issue I have had so far.  I did not purchase any upgrades.  So I will be making plenty of changes.  But right now I am enjoying this space.  The perfect Christmas gift!
