I could go into exhausting detail, but suffice it to say that I'd never want to deal with MED again on ANY project. Even if it was constructed using tinker toys. It basically all comes down to what I believe to be massive mismanagement and disorganization. I was orginally given June '04 as the estimated date of completion. Aside from many assorted contruction issues, there's also a sq footage descrepency. What was sold to me as 1400 sq. ft. has turned out to be 1240 sq. ft. I could go on... but it just makes me angry...

Having the new CAC, Convergys, the Arnoff, and the Cincinnatian as neighbors pretty much ensures a neighborhood/property that's going to hold it's vaslue. My wife and I gave serious consideration to buying in that building. Don't let the B.S. you've been getting from the developer spoil any of ot for you. Enjoy.
May 5, 200520 yr mark, looks like a cool place. sorry to hear about the problems though. i'm still over in kinsey and while i am just renting, i can see to some extent what you're talking about with MED. those types of delays are nuts. this building was supposed to have a rec room in the basement and that's still not done. it has carpet though. this is over a year after it was supposed to be done. they said we'd have exercise equipment, etc etc when i originaly signed a lease. this place is starting to look a bit worn too.. the rest of the basement sitll has a dirt floor. i guess this is to be expected with rental properties (even high end rentals) but if i were you, i'd be going nuts. to be that far off on completion! are all the units that far behind?
May 5, 200520 yr Prolix - I currently live in the Emery building and I can tell you that they are 100% professional and get things done on time, and keep things very well maintained. They just replaced the lobby carpet and have been repainting hallways and so forth as needed. Keep in mind, this building was just rehabbed about 4 or 5 years ago. MED simply can't deliver what is promised and that is the frustrating part. I fear that even once my unit is completed that the common areas, rooftop decks, etc will simply never get finished. Also, I've never seen an instance where they've actually managed to get any of their commercial space leased aside from one realty office. They have some excellent properties, and probably have good intentions.. However, customer service and follow thru is severly lacking IMO. I know how much Kinsey runs monthly, and at those costs I can't imagine why they can't finish the rec room as promised and keep things in decent shape. I certainly don't want to dissuade anyone from purchasing or renting downtown... But, after seeing how they do business, if anyone decides to deal with MED, please do tread carefully and keep an eye on every detail, and get everything in writing. It's sad, because otherwise, they have some amazing units, condo and rental... and a geeky name :)
May 5, 200520 yr yeah, i do love the projects they do. i mean, nobody else in town is doing this stuff. graydon, kinsey, emery, all very very cool projects. i think emery might get more attention b/c jim moll lives there though. you're right about the retail space. under kinsey we have retail, and i think the reality office you were referring to is the one under us. i've been hoping for a nice coffee shop or something. that's sad though they can't deliver. i mean, rental property is one thing and i don't say much to them about it. even incomplete this place is cool, although we've got some crappy tennants here lately that are trashing the place. but to not deliver on purchases, that is lame and inexcusable. makes me wonder if this new project next door (parker flats) will ever happen
May 5, 200520 yr What I've heard is that Parker Flats is actually going to be built by Reece, which means that MED won't be the ones managing construction or the suncontractors used. That's second hand information, however, so I could be wrong. I'm also told that they've already sold a substantial number of units, which I can understand since the pricing seems quite reasonable. Makes me wonder why the NEXT project hasn't been successful, since the end product also looks to potentially be very modern and 'hip'. I imagine the pricing isn't as reasonable. BTW - Emery isn't maintained by MED, I should have mentioned that. It's run by a group that leases the space from UC (which actually still owns the building). Jim has a pretty large role leasing and maintaining the building. They've been great for as long as I've been here. Very responsive.
May 5, 200520 yr as far as i know MED manages our building themselves (along with some other units off 5th i think). they are very nice and friendly people, some stuff just takes forever to get done. i've been waiting to get my outside windows cleaned for a year now. some stuff is out of their control, like crappy tennants. they trash the laundry facilities, make a mess in the hall, etc etc. i complain and they are quick to send out notices b/c it does piss them off too, but you can only do so much i guess. i leased my unit from Jim, he was really cool to deal with. i looked at emery with him, but then he showed me Kinsey and i couldn't resist :)
May 5, 200520 yr Kinsey beats the Emery as far as the units go, no question there :). The finishes are top notch for rental, and the loft bedrooms are really cool. We do have an excercise room, party room, guest housing and indoor parking at the Emery, however, which is nice. You should check out some of the Urban Sites properties if you ever get the chance. They have some AMAZING apartments and condos.

Once the units in the building are finished, sold, and occupied your condo association will be perfectly free to find another entity to maintain the building if MED isn't up to snuff. Also, since you will be owners, if they don't finish the common areas according to plan you and your other owners might consider speaking with an attorney.

I've actually filed a complaint with the courts for my issues. MED most definetly won't be maintaining the building :). I'm hopeful that everything gets finished correctly. September 2, 200519 yr Any updates on the situation? Did you get moved in? If so, I want to see pictures! I decided to settle, though I can't say I ended up ahead with the situation. Obviously, lawsuits are expensive and when it came down to it, going to court really wasn't an option. At the end of the day though, I am happy with my place (though I have a punch list 4 miles long). It reflects my personality, and the location is awesome. The place isn't quite completed (furnished and whatnot) but as soon as it is, I'll post some new pictures. As a side note - I'll be on the downtown tour of living in October (unit 205), so if anyone goes on the tour, make sure to say hi.

Here's a little tour: Entrance: On your left as you walk in is the half bath: Continue down the hall, you'll find my work 'nook'. You can see my computer on the desk. Takes forever to browse the web on that thing: Then you're in the main area, kitchen to the right, past that is the living area: Data storage unit: Kitchen: The bedroom is thru the glass wall behind the kitchen: Master Bath, small, but it gets the job done: Alright, I'm done, the gorilla is looking fed up...

It's nice to hear good things after you've sunk so much time and effort into something. It was also cool to see people excited about it on the tour of living. You could almost see the gears turning in their heads. Alabama ExPat - I did some of it, but a lot of it was done with the assistance of Matt Knotts at Aesthetica/LifeAesthetics. I can't say enough good things about him and his work. They have a neat store at 12th and Jackson in OTR. Shortly, they'll be opening a brand new design center on Reading road (somewhat ironically, almost right across the street from Family Dollar). He understood exactly what I wanted, without me really knowing what I wanted... and kept me from doing something stupid :).
October 6, 200519 yr I was in your living room and kitchen. You were into the game and I was tired after walking around on the tour for over two hours. I tried to catch everyone's name, but I lost any social interaction energy at this point. Great place! That is a superb location and you are going to bank on that in a couple of years, big time! Especially after the Fountain Square renovation is completed! Really though, I live 5 minutes from your place.

Love the way yours turned out I may start looking to buy something soon, hopefully I'll end up with something as cool. I know living at Kinsey Flats has spoiled me b/c now I look at houses and condo's and they all seem so dull.
