April 2, 20187 yr Revitalization efforts proving good for Akron real estate By DAN SHINGLER April 01, 2018 4:00 am Updated 10 hours ago Akron must be doing something right — its vacancy rates for commercial real estate are dropping as demand, especially for Class A space, often exceeds supply downtown and in some of the city's suburbs. That's the finding of recent research by the Akron office of Chicago's Jones Lang LaSalle, a real estate firm more commonly known as JLL. Across Akron, vacancy rates have fallen substantially in recent years, the firm found — from a high of 23.1% in the city in 2015 to a current level of 15.8%. http://www.crainscleveland.com/article/20180401/news/156636/revitalization-efforts-proving-good-akron-real-estate
April 24, 20187 yr April 22, 2018 4:00 am UPDATED 15 HOURS AGO Big projects keeping developer Testa busy Crain's Cleveland Business By DAN SHINGLER Pay no attention to the fact that Joel Testa has no construction cranes running at the moment. Because, while true, that might be the most misleading fact you'll run across all year. "We're doing big stuff, but it's all low," Testa said with a chuckle, when asked about the cranes. The Cuyahoga Falls-based developer is about to embark on what might be his biggest building boom as he breaks ground on three huge projects that have been years in the making. During a recent interview, the president of Testa Companies began pulling out drawings, calling up computer renderings and explaining how he plans to build mixed-use centers for area communities and to convert a major downtown Akron hotel into the Rubber City's newest apartment offerings. Probably the largest project on Testa's plate is The District, which will turn part of downtown Hudson into a mixed-use development designed to complement the city's existing First & Main district. May 1, 20187 yr Kenmore Boulevard revitalization underway through zoning updates, infrastructure improvements Updated Apr 30, 5:14 PM; Posted Apr 30, 5:13 PM By Jennifer Conn, Akron reporter, cleveland.com AKRON, Ohio - Efforts to return Kenmore Boulevard to a bustling business district are gaining momentum. May 2, 20187 yr Yeah, it's a cool stretch. But for now it's only about 2 blocks of continuous commercial buildings, then mostly detached single family homes. Thankfully, the city never vacated most of the right of way for the alley behind the commercial buildings, and it stretches far East and West of the current storefronts. If anybody decided to build mixed use, there is ready-built entrance behind much of it.

As far as walkability for commercial / social / community, it's really from 18th to 11th. And that's of the existing infrastructure. As things get rolling I'm sure incremental development could be a big part of the boulevard.

Construction is scheduled to begin this summer on Fire Station 4, which will be relocated from 25 E. Thornton St. to the west side of Main Street. The old firehouse will be sold for $659,170 to Rubber City Arches, which secured an option to buy the property in 2013. June 21, 20186 yr I saw St. Ignatius play Maurice Clarrett-led Warren Harding there when I was 11 - biggest crowd I've ever seen at a high school game
June 21, 20186 yr Saw several HS playoff games there, including a soul-crushing missed XP in OT by Massillon vs. Warren Harding in 2000 or 2001. Large crowd for that one. Rivaled the Massillon vs. McKinley games that use to fill Fawcett. I still don't think I've heard more obscenities in my life than I did walking back to the car

June 25, 20186 yr Akron working toward Rolling Acres Mall area development Published: June 23, 2018 - 6:33 PM | Updated: June 23, 2018 - 11:52 PM By Doug Livingston The city is paving the way for new development at Rolling Acres Mall with tax breaks and public infrastructure projects. On Monday, Mayor Dan Horrigan will introduce legislation asking City Council to add Romig Road to a list of potential resurfacing projects. July 17, 20186 yr Rolling Acres Mall property poised for $100 million redevelopment creating 500 Akron jobs, city says Updated on Jul 16, 2018 at 09:22 PM EDT By Jennifer Conn, Akron reporter, cleveland.com AKRON, Ohio - A developer plans to construct a $100 million commercial facility at the site of the former Rolling Acres Mall, and bring 500 new jobs equating to $30 million in payroll to one of Akron's most economically distressed areas. The deal was approved by Akron City Council on Monday, with Ward 10 Councilman Zack Milkovich voting against the measure. It includes a tax increment financing (TIF) agreement and the city's sale of the land to Akron Romig Road LLC, headquartered in Delaware, said Akron's Chief of Staff James Hardy. July 17, 20186 yr Interested to see what this is. I have no idea the capacity of a trucking terminal, but the specifics sound close if you compare the numbers to the recent TJX Lordstown project.
July 17, 20186 yr Or perhaps a smaller version of one of the Amazon Fulfillment Centers being built where the Randall Park and Euclid Square malls stood? "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
July 17, 20186 yr If my math is correct, $30 million payroll and 500 jobs is $60,000 average salary. Seems high for a fulfillment center.
July 17, 20186 yr I highly doubt it. Ikea is known to be very particular with site selection criteria, especially freeway visibility. This site has neither freeway visibility nor close proximity to sufficient household population. Not to mention, the city of Akron has determined this site no longer suitable for retail.
July 18, 20186 yr Or perhaps a smaller version of one of the Amazon Fulfillment Centers being built where the Randall Park and Euclid Square malls stood? That wouldn't surprise me with their new venture into delivery themselves and not using USPS.

July 20, 20186 yr Is Amazon moving into former Rolling Acres mall site? Published: July 19, 2018 - 5:43 PM | Updated: July 19, 2018 - 10:20 PM By Doug Livingston Beacon Journal/Ohio.com Almost every indicator points to an Amazon fulfillment center, or something like it, at the old Rolling Acres mall. August 27, 20186 yr Former Rolling Acres site is likely spot for Amazon August 26, 2018 04:00 AM UPDATED An hour ago Stan Bullard [email protected] Online retail juggernaut Amazon looks to be ordering up the city-owned former Rolling Acres Mall site on Romig Road in Akron for another large distribution center, its fourth, in Northeast Ohio. City officials have stayed mum publicly as to the developer's identity — beyond the cryptic, Delaware-based Akron Romig Road LLC — as Akron City Council in July adopted legislation for the project. Council members authorized the use of tax increment financing to fund public improvements associated with a 600,000-square-foot warehouse on the site. The measure also authorized the sale of the site to the firm. http://www.crainscleveland.com/real-estate/former-rolling-acres-site-likely-spot-amazon
August 27, 20186 yr I've been crossing my fingers that they were still in the market even after Randall Park and Euclid Square. One of the best possible outcomes for that site, IMHO. Its location worked against it for almost every other possible redevelopment plan. But it's well-positioned for a local distribution center for Amazon: close enough to the population center to be useful for Amazon's goal of shorter and shorter delivery times, but far enough that the constant stream of truck traffic won't have too much other interference.
August 27, 20186 yr All these mall-to-Amazon conversions in NE Ohio are terrific. I wish Amazon had done the same with Westland Mall in Columbus, instead of going to West Jefferson. The ownership of Westland probably complicates that possibility, however.
August 29, 20186 yr An Amazon distribution center for that part of the Akron area will be a genuine godsend. The surrounding Lane-Wooster, Kenmore and Barberton communities are among the most depressed in the metro. Several hundred to 1000+ living wage blue collar jobs coming in will be a shot in the arm--of the positive sort. This is honestly something that needed to happen years ago, but there's no time like the present. It should also further serve to boost the nascent economic revitalization efforts in Barberton and Kenmore. Now if we could just figure out a second life for the Chapel Hill Mall property.

Chapel Hill is going to be very tough because it's an island surrounded by fairly successful businesses (big box and fast food and fast casual). If someone's got $100 million or more to drop it would be perfect for a live / work / shopping lifestyle center. Minus the additional incredible amount of traffic it would produce.

Westland might not be quite as dead as Rolling Acres, but it's a lot closer to Rolling Acres than to Chapel Hill.
