I just figured, that we would have some new information about it now, but I do apologize for asking for the same question in the past couple of weeks, I'm just thrilled about the new skycraper coming here, we haven't had a new one since the scripps building in 91.

 

Understandable...I often times get giddy about projects myself.  I'll go run or something to burn off the energy  :laugh:

303 Broadway.....a.k.a.  Queen City Square Phase I

 

8 floors of office space at 23,500 square feet each (roughly)

 

Total office space:       188,474 square feet

Available office space:  87,915 square feet

 

That amounts to 46% vacancy

 

FORT WASHINGTON INVESTMENT ADVISORS occupies 30,000 SF of office space and resides mainly on the 12th floor and probably parts of the 11th. This company is a member of the Western & Southern Financial Group.

 

IFS FINANCIAL SERVICES occupies 65,000 SF of office space and resides on the 9th, 10th, and 11th floors. IFS consists of three core revenue-generating business units – W&S Financial Group Distributors, Inc.; Touchstone Investments (Touchstone Advisors, Inc., and Touchstone Securities, Inc.); and Integrated Investment Services, Inc. This company is also part of the Western & Southern Financial Group.

 

W & S BROKERAGE SERVICES most likely occupies the remaining 5,000 to 6,000 SF that have been leased and probably resides on the 8th floor.

 

All of these companies are associated with Western & Southern and W&S has a lot of subsidiaries, so I would think the chances are good that more in-house occupancy would be coming.

A friend of mine's company leased 5,000 s.f. in there about two months ago, they are still doing build out and I do not know when they are moving in or if their space is counted in the total above.

That might explain the 5,000 to 6,000 SF that I mentioned with W & S Brokerage. W & S Brokerage is located in the same suite as IFS which I guess means they work out of the same offices. So I take it that the 5,000 SF is your friends company.

(513) 421-0101  Pretend you are a reporter, it will be fun.  maybe you can add something to the discussion.  Dave Ottenjohn is a nice guy.  or maybe you can just pop up every few weeks and ask for information none of us have.  Give Dave a call and report back to us.  If you have a company, lease space; if not encourage people to lease space, if not, stump for the streetcar.  You seem to have an interest in downtown cincinnati, that is great.  Tell your friends to move downtown, advocate for the generative function of urbanism and do some research on your own please.  If I had anything to write about the largest office development in the city I would.  Then again, grasscat would beat me to it.  Keep coming back to the site, but if you do a little detective work, all of us would be happier.

KeyBank consolidating here

DOWNTOWN - The regional offices of KeyBank will consolidate into downtown’s newest office building at 303 Broadway.

 

The move will include about 125 employees, including about two dozen from outside of downtown. A KeyBank spokeswoman said the bulk of the workers will move from the 580 building at Sixth and Walnut streets, but others will move from a business banking office in Mason and other locations.

 

 

 

Key will occupy about 35,000 square feet on the top two floors of the building. The bank's red logo and name will be placed atop it.

does this rendering of phase II not actually include phase I ?

No, it includes phase I in there...its just to the right of phase II.  However, I'm not sure if the scale of this rendering is correct.  :|

Well that would explain it.  It was strange I saw a rendering of one river plaza, but QCS I wasn't where it should have been.  I was looking at a picture of an imaginary building, but the real building was missing

Well that could be quite dangerous.  I have trouble trying to keep my eyes on the road, because I just want to keep starring.  I could only imagine trying to keep control as I dump a load in my pants at the same time!

DOWNTOWN - KeyBank will expand and add jobs in the city in October when it moves its local headquarters across downtown.

 

Key has signed a lease to move its local base to the 303 Broadway building from the 580 Walnut building, said Rick Wirthlin, president of Key's Cincinnati district.

 

The bank will lease 35,000 square feet in the year-old building at Third and Broadway. It will move 100 jobs from its current base, while also shifting 25 from its business banking office in Mason and from other locations scattered around Greater Cincinnati.

 

I'd love to see a photoshop or rendering of what the city will look like with all of these projects/proposed projects are complete....QCS II, Riverfront Park, the Banks, FSW, all the condos, etc.

Exactly - I have been saying this since they decided to put it there.  Add to that the fact of how close the buildings are, and the view would have been very dramatic.  I have read that there was concern that the roads were too high relative to the field so they turned it around.  I also think there might be some rule on the direction that homeplate should face, but it would have been cool.

 

I love the thought of QCS II towering over GABP. Part of me always wished that the ballpark would've been built facing the other way so the outfield could have a breath taking skyline like you see in Cleveland, Pittsburgh, and Detroit. I mean hitting a homerun into the river is cool and everything but never the less...we've got what we've got and the structure itself is still pretty cool. Once the park and banks are complete, it will be a brand new Cincinnati!

It's funny a couple of months ago, we were comparing Carew Tower and Key Bank Tower. But now if Key Bank Corp takes QCSII as well, we would be instead of Carew Tower. We would be comparing Key Bank Tower and QCSII since they would be own by the same company. But I hope not to see a key sign on phase II, to me I dont think it would look as good, just keep it the way it looks.

Actually, MLB has very strict guidelines on which direction a field must face.  I believe it is that the batter must be facing East or SE due to the path of the sun and depending upon which latitude you are on.  They brought this up when the whole stadium thing was going on, and it definitely could not face toward the city.

I am a Cincinnati-based commercial subcontractor.  We performed work in QCS Phase I.  Recently we were asked to provide a budget price for work on Phase II.  This does not mean that they are for sure going to break ground on phase II anytime soon, but at least it is a step in the right direction. 

 

During work on phase I, I asked about phase II and the project manager said that they would like 40% of phase II leased before they would build it.  I have no idea if they have anyone signed for phase II, but I do know that Western and Southern would be most likely to take up lease space in phase II.

I don't really see any reason for Western & Southern to come out with this press release...unless they feel they are close to landing the big one that will put them over the edge for this.  I REALLY hope that is the case!!!

Dave Ottenjohn of WS has always said as soon as they filled the first tower they were moving on to the second.  best of luck to them although I know someone who will have their view ruined by the new building.  Sorry about that.

I suppose they could just be coming out with something (or really nothing) to help their leasing. I don't know anything about leasing office space, but creating a buzz or, at least, continuing to make announcements on the project would seem wise.

 

I love the current design, so I'm really hoping to see it happen.

its awesome news.  I think we'd all be extremely happy if it was the tallest in ohio, but not likely for that to happen at all.  they'll probably keep it around the 37-40 story area

I say crank it up to 55-60.   Unrealistic maybe?
