I  have always been impressed with the  view of the Carew Tower from  Fountain Square, but the view from directly north or south is not so impressive, because the building is so narrow in these directions. The view of downtown Cincy from places like Devou park is absolutely spectacular! !  But, most people when viewing a photograph of Cincinnati see the predominant buildings being the PNC (Central Trust!!) and the Carew Tower buildings and think of them as 1930-1950 structures. These make the city as appearing to be behind the times. We definitely need a new "signature" (skyscraper) to be built. Preferably near Fountain Square, but Queen City Square Phase II will do very nicely.

^Ewww, The Empire State Building, New York City is soooooo last century!

It should be obvious to anyone that the Empire State building is only one building out of many tall structures; while the Carew Tower and PNC buildings dominate the smaller Cincy skyline.

I get what your saying, (I was just joking with you), but I don't think People neccasarily think Cincy is behind the times just based off its tallest scrapers are its oldest. Cincy also has a few newer ones scattered around and that new condo being built across the river.

If I thought Cincinnati was behind the times, I wouldn't have moved here several years ago by my own choice.  People put to much weight on these trivial things.

Just out of curiosity...does anyone know the occupancy rate of Central Trust and Carew? I would hate to think we are building more office space when we aren't utilizing what we already have.

Just a point of order, Carew Tower and Central Trust Tower are Class B buildings, they would not compete directly with new Class A towers.  Their floorplates are generally considered too small for todays modern, large office tenant.  They are usually filled with smaller tenants, or tenants with whom large, open contiguous space is not a huge concern.

Kendle is Carew's largest tenant.  They are looking to move because they are running out of space.

The floorplans in the Carew are quite small, especially as you get higher up.  The firm I work for has been growing the past few years and we now occupy floors 22-27.  It kind of becomes a pain in the butt being spread vertically that much.  I know we explored the option of leaving Carew before most recently renewing our lease, but apparently the deal we got to stay was too tough to beat.  That, and the fact that we are Carew's last original tenant.

They haven't posted any new rederings of the model of II, if they plan on making it a little taller than the current rederings that have been posted. Assuming its still a current debate either to keep the original height, or change it to make it stand out more than Carew. Personally I think it should be just a little bit taller than Carew, even though Carew is a true symbol of Cincinnati.

I don't think that Carew has really come up in conversations about this tower...outside of here at least.

Crowne Plaza Hotel (6th and Vine);

By signature you must mean a piece of fecal matter because I know you aren't implying that the Crowne Plaza Hotel is anything to be proud of...

Well, if you don't like the International Style than you don't like it.  But when it was built, by Mary Emery, I believe, shortly after WWII, it was cutting-edge, and so that is why I say it is a signature building.  There also was a Joan Miro painting in the lobby, commissioned expressly for the hotel, I believe (no it's in the Art Museum).  I actually kind of like the building.

Not every building can be as beautiful as the Chrysler Building.  And remember, what else did William Van Alen ever do?

I made a list the other day of some of the recent positive developments that have occurred in Cincinnati:

(1) Convention center expansion

(2) Reduction in crime rate

(3) Over The Rhine construction

(4) Banks progress

(5) Condo and apt development on both sides of the river

(6)Queen City Square Phase II announcement

(7) Announcement by the Mayor of larger City population, and the slight increase in population

(8) Fountain Square redevelopment

(9) increase in Backstage entertainment activity

Is the Fountain Square redevelopment particularly cooler than the other development or something? ;)

I don't know where that smily face came from!

An 8 and a closed paren equals a cool smiley in internet.

Anyone have any thoughts about the possibility of a metro form of government for Cincinnati and the region?

That, and the fact that we are Carew's last original tenant.

Imagine the negative spin the Enquirer would have put on that story if they left.

Are you saying your company has been in the Carew Tower since the 1930's?

Please say it's true!  So at 664 it will be more about 10% taller than Carew, right?

Start date?

GREAT NEWS!  WHERE IS THIS NEWS COMING FROM?

I'm giddy with excitement...I really hope this is coming from a credible source (no offense nicker66).  Please have a construction time table or source or something to confirm my excitement!

... nicker66, how do you know? Construction start date?

If they selected a start date for the construction, that can only mean that they found a "BIG" tenant!!!  Not only am I excited about the building going up...but I am excited about who is moving their offices downtown!  That is quite a bit of office space...it has to be a big one!

^Randy, you need to recalibrate your hatergauge. That's not city bashing.

I'm looking forward to some sort of confirmation of the QCS II start.

It took 2 years to build Key Tower in Cleveland, so maybe around the same time, maybe a little shorter.

nicker66, if that is qcsii_2.jpg, where is qcsii_1.jpg?

nicker where are you........ :?

We mighta just got smoked.... :-o

If you can't read the negative tone between the lines then I don't know what else to say.  It's full of back-handed compliments and fabricated conclusions from data that hasn't made itself clear yet.  The article is assuming that this Duke selloff is a bad thing for downtown and is Duke's way of getting out of a bad situation.  Maybe it is Duke's way of recycling it's older buildings and using that money for new investments...hey maybe some of that money will be used for downtown investments.  But no, that scenario isn't even suggested.

Maybe I'm a little touchy, but I feel that I have reason enough to be suspect of the Enquirer.  The Enquirer is still in my doghouse...and it will take years of fair reporting and positive inner-city press for them to have my trust back.

I can give you every detail that you could possibly want, but I am new here and don't want to overstep my boundaries with my job...

I am hiding because I don't have the project schedule yet.  Please allow a few days and I will be back!

We can appreciate your concerns, nicker66!  We all just get a little anxious about this building, but we can wait!

Hey, what tenant is moving in to allow this to start!

We can respect that!  Please keep us posted though!

Hey, what tenant is moving in to allow this to start!

That is really what I want to know...what new corporate HQ will Cincinnati be able to boast?!?!

I thought W&S would be the primary tenant.

That is not their (Eagle Realty) preferred choice.  W&S could move in there and consolodate their offices into a sleak HQ, but from my conversations with Rob Alpern, and others, that does not sound like the path they want to take.  More than likely it will be a new HQ for downtown if the thing gets built.

interesting indeed

yea, this is interesting...but it doesnt make perfect sense....why would the enquirer run this article if they knew something....I mean....how could this article indicate they know something....

I like the new rendering, at night in the snow.

Is that snow or all of them stars you can see from downtown?   :drunk:

While the Nicker post sounds good I can also add some light. A family member of mine who is close with John Barrett (CEO of W&S Financial) spoke with him a month ago and he said that leasing for the second phase was going extremely well.

hopefully the folks making the leasing go so well are from OUTSIDE of downtown.

I complete agree, they need to bring new blood to the downtown office market and not just move it around. If they can do that this project is a major winner for downtown, I really like the design. Has anyone seen the street level layout for this building? How does it work for the pedestrian and its ability to add to the street life?
