Any news lately. We have the Banks project starting this coming winter, I'm sure by next spring something will come about phase II I hope.

At first, I was all excited to see this thread up.  Then I saw Aetennis07's name next to it, and I knew....... :x

If there is one thing i've learned on this site, it is that if there is any news on a project, we will be the first to find out. So just chill. You'll know when there is news.

I wonder what effect this office project will have on the banks, but since this project is apparently going ahead, I wonder what effect this tower will have on the Banks.

What I was hoping to hear was QCSII will be fast-tracked due to the impending glut of commercial space in The Banks.  A "me first" situation.

Whenever I questioned Western Southern (several times over the past five years or so), they always said that construction would not begin until the pre-leasing was at least 50% They never said anything about what year construction would begin.

That too is my understanding after hearing from Rob Alpern (leasing agent).  They wanted QCSI to be 100% leased, and then QCSII 50% pre-leased (roughly).  Well QCSI has been fully leased for a few months now...we're just waiting on pre-leasing now of the big boy.

Off-topic, but I don't think the Beer HOF is officially abandoned.  It's just been moved to that section pending ANY news.

so the Oct-Nov news has not come along....does anyone think its because whoever wanted to move into QCS is now looking more seriously at The Banks?  Me thinks so (based on no knowledge really).

I doubt it. There is a lot to do to get a large tenant in a project such as this. Chances are it's just been set back a little due to red tape, redesign (remember, they are supposedly adding more floors), bids, etc.

 

Also my guess is that this is going to be a HUGE press release with probably everyone and their baby brother involved. Don't expect this just to be a small Enquirer print. I'm sure they will coordinate this with all local press.

 

I would expect to see an announcement not too long after the 1st of the year.

All of what Ronnie is saying is speculation/personal opinion, no concrete.  We will have to wait for the official word.

I apologize for my November deadline.  They are still in the value engineering stage.  One items of debate is steel vs. reinforced concrete for the structure.

 

I am not the one cutting the check for this project, but this project has to be announced sometime soon at this point...

no i think he was referring to QCS.  I thought I remember reading something on here about making the project bigger, taller even.  Yea, definitely read that on here.

I'm not real sure there is the demand for that...skyscrapers only provide an economic advantage when land values reach so high.  The higher the land values...the taller the buildings get.  Developers do what will make them money...if it's building a new tallest then so be it.  If it's building a short-squatty building along I-75/I-71 then you'll get that.  Money is the driver behind everything...and I'm not real sure that developers are going to be requesting permits, for skyscrapers, in droves anytime soon.

From an insider source with Western & Southern I have been informed that they are in discussions with a couple of different potential tenants.  One of the potential big-boys would be a currently local law firm that is looking to expand significantly (forget their name)...I would however not rule out other possibilities.

Yes, he was quoted that in 1 of the last 2 articles published in the Enquirer that there would be a possibility of adding additional floors to QCSII which is why I made the statement above.

 

Nicker66, the original proposal called for 37 floors @ 689ft. What caused the height loss? Shorter floor plates? less floors?

Western & Southern Financial Group met with city officials Tuesday to propose a timeline for building its long-planned Queen City Square office tower, a project that would become the tallest building in downtown Cincinnati. The building would open in 2011.

 

Executives from the company and its project manager, Turner Construction, met with city officials Tuesday at City Hall to lay out details.

 

The project is slated to stand 40 stories, bringing a massive 800,000 square feet of office space, 21,000 square feet of ground-level retail and 1,300 parking spaces on nine levels, city officials said. Because of its distinctive arching roof, Queen City Square would be taller than the 574-foot Carew Tower even though it would have fewer floors.

Hopefully a project of this nature will change the attitude of our gloom and doom regional residents, since it will be so visible (and that seems to be the only thing suburbanites understand) and bring them around to seeing all the good things happening in the core.  With all the stuff going on around Fountain Square, OTR, riverfront living on both sides of the river, the streetcar, etc., maybe this will finally push the public psyche into positive mode!

Wow, that is going to be massive!  Great to finally get this announced. 

I'm very excited for the near future of this city......I wish I had a time machine to warp into the future by 5 years.

Awesome news - I guess we will finally find out the actual height, although I would be happy with 689 ft.  I agree that this will have a great effect as it will be so visible.  I wonder if they actually have some prospective tenants - some details will apparently be given tomorrow afternoon.
