Well, regardless, skyscrapers and monuments don't appeal to everyone.  Look at the space needle.  That thing is so out of place looking that its borderline ridiculous.  But since everyone is used to it, nobody really cares.  QCS looks great slimmed or not.

obviously you werent talking to me but ill chime in anyway.  just because you can doesnt mean that you should.  personaly, i think a company shows substantialy more integrity when they refrain from plastering their name all over a building.  take a look at P&G...dont tell me they dont understand the value of branding yet there is no blazing blue neon sign atop their towers.  their building IS their logo and i wish more downtown companies would follow suite.  let the architecture do the talking.

 

i think qcs will be a great addition to the skyline and i cant wait to see it start construction.  but if the portrayed size of the GA logo is accurate...it will be fricken huge.

Yeah, but P&G's original plan was to have their logo on both towers.  Each tower has a clock and a blank round disk that was originally supposed to be the P&G "Man in the Moon" logo.  Right around that time, P&G stopped using that logo because a bunch of idiots were spreading a rumor that it was satanic, so they just left the plain disks rather than totally alter the design.  Or, at least that's what I always heard.  It's possible that's all urban legend.

I agree....to each their own.  I guess my issue is that the companies who choose to brand their buildings should do so in a more tactfull way.  The previous posts with the P&G logo actually speaks to that point.  Their icon was to be incorporated into the architecture of their building in a prominent YET subtle way.  Where in contrast Great American at QCS has literally taken a sticker (albeit neon) and slapped in on the the face.  Its an afterthought.

 

Its as if Robby the Robot is sporting a Great American ball hat but for some reason he cut off the bill.  Or better yet... when an Earnhardt Jr. fan tatoos the number 8 on their forehead.  It just looks cheesy.

 

Thats my only beef!  That and i wish it were more edgy...but ive found a way to deal with that.

That logo was the best... Sucks that rumors and inuendo killed it.  I love my coasters with that logo!

Oh, I'm not disagreeing with you one bit, but if I were in a position such as an executive one ... I would want my company's name plastered on the exterior of a building so that everyone, especially the eyes that come down I75 or that come to a Reds/Bengals game see this building as Great American Ins. The more their identity is seen -the more prominence they have.

 

 

... but I'm not a multi-millionaire in that position, so I have no idea what it's like to make a choice like this.

That was not just an urban legend that killed the logo but a smear campaign by some dirtballs working for Amway, the Scientology of the consumer market.

P&G still uses the logo in it's global market. I saw it on Japanese TV not long ago.

The forty-one floors is the correct value, but the total height of 660 feet remains the same. Someone apparently miscounted the floors.

Details of how Western & Southern Financial Group will fund construction of Cincinnati's tallest office tower have emerged in a city memo about the project.

 

The document says that the project's cost has risen from original estimates of $300 million to about $322 million and that the bulk of the financing will come from bonds arranged by the publicly funded Port of Greater Cincinnati Development Authority.

 

When the 41-story Great American Insurance Building at Queen City Square was announced in December, Western & Southern executives said the financing would probably mirror that of an adjacent building that opened at 303 Broadway in 2005. That property was financed with proceeds from bonds issued by the port. Western & Southern eventually bought those bonds and is now responsible for making interest payments on them.

He's right.  Demolition of the garage will take about 2-3 months from start to finish.  It's huge.

Study: Tower's impact $1.66b a year

Western & Southern Financial Group has released an economic development study that pegs the annual economic impact of its planned Great American Building at Queen City Square at $1.66 billion.

 

The report was produced by the University of Cincinnati’s Economics Center for Education and Research, which was hired by Western & Southern to study the project.

 

Among the findings: the building would generate or retain 8,655 jobs worth a total of $388 million annually to local workers. Its three-year construction would contribute $715 million to the local economy, as well as 5,388 jobs worth $3.7 million in wages.

 

"After its completion, the building would contribute $7.7 million in annual tax revenues for the city of Cincinnati and its schools system, the report said."

 

Since Great American is the main tenant, I wonder if that figure indicates a $7.7 million per year RAISE in the amount of taxes the city sees or if it is just $7.7 million TOTAL, meaning that you'd have to subtract the amount of tax currently generated by the future tenants in their present downtown locations, if you want to find out the tax truly generated by this project.

I would bet that this study is assuming that all the space vacated, by Western & Southern, is filled...thus offering a potential of a yearly $1.66b impact.

 

I doubt that the impact will be quite that high (these things always seem to over-estimate their positive impacts), but it is probably something like 3/4 of that...which is still pretty damn good.

^ You'd better go ahead and halve that number because, as Rando pointed out, these tend to be overestimates.  Also with QCS2, The Banks, and The Streetcar being clustered so closely together, there'll probably be some overlap of their effects.  But, a conservative estimate of $2.5 to $3 billion is still amazing.

You know where the QCS is going, right? It sounds like you are getting this area confused with the Banks?

It's kind of sad for me, because that giant mud pit changed my life, and is the reason I fell in love with Cincy.  It's a long story that I won't tell because we'll get off topic for sure, but don't get me wrong, it's definitely a good thing to see it go.  Just a little personal for me.

 

QCS is an amazing addition too.  I really look forward to watching it rise.  And it looks like it's symmetrical too, unlike the nearly perfect but ultimately lopsided Carew.

I consider QCS a part of The Banks in my own mind.  But I literally know it isn't.  They'll be in construction the exact same time and phase 1 of the banks should be completed almost the same time as our new tower.  It's all dandy on the riverfront;)

Large office towers on the north side of 3rd St. were part of The Banks plan, moving a large portion of the parking to development sites there and then to have them used as bases for office development.  This is in essence what is happening, but Queen City Square in one form or another greatly predates The Banks plan brought forth by the Riverfront Advisors.

Saw the CJ article which mentions some of the financing aspects of the tower ie. bonds and tif money.  The most important part of the article was the construction date given, September.  It didn't specify garage tear down time, but I assume the tear down will be completed before Sept.

I thought I read it comes down in June!

Cincinnati leaders are trying to shepherd a compromise between Western & Southern Financial Group and representatives of the local janitors' union over whether janitors working for the company will get to vote to join the union.

 

In meetings with Mayor Mark Mallory's administration and city council, Western & Southern has argued that the janitors, who are supplied by an outside contractor, are already paid better and receive more benefits than those represented by the local chapter of the Service Employees International Union. Beyond that, it argues, the non-union janitors can opt to vote without any action on the company's part.

 

 

There are other ways, he said, to encourage companies to pay janitors well.

 

I'm sure that Councilman Bortz already realizes this, but this power play by the union has nothing to do with making sure that the janitors at QCSII are well paid.  They are trying to ensure that the janitors at QCSII are paying union dues. 

 

If the following quote is true, it's an even bigger reason why the union is getting involved:

They aren't concerned about whether non-union janitors make a fair wage, they're worried that non-union janitors are doing better than union-represented janitors.  Man, am I tired of unions.

I agree with Jimmy_James.  I think the union is just mad that there are non-union janitors making a fair wage, none of which will be funding the union.
