Can't imagine this would be the case but there may be an insulator or some other coating that has to be applied on site or removed on site.

 

I was thinking that as well, but then I thought, why wouldn't you do that on the ground before you installed the windows.

Maybe the guy is senile and is doing the wrong building lol.

Glass gets incredibly dirty while it's on a truck, siting on the site, and then being installed.  Some of the dirtiest curtain walls I've seen were freshly installed. 

 

But I agree with nicker above, the client probably wanted to see part of the finished product so they cleaned it.

Maybe Uncle Carl was coming down for a visit.

Anybody got any pics of that curtain wall that was suppose to be installed this week on the NE corner? It's hard to count but is the core on the 29th floor?

Looks like construction on the above-ground portion of the parking garage is underway, and there are also four round pillars for the lobby in place.  It's impossible to really picture right now, but this lobby/garage portion could end up really clumsy.  The tower is symmetrical, the lobby/garage part is a mess. 

It was a mess in the renderings. But time will tell...

Two pics from earlier today. First shows the newly installed curtain wall on the North side and the second is the South side and what appears to be installation of curtain wall mounts.

As for the webcam, there was a webcam, but it was explained in the last page that it was taken down temporarily.

Is it just me, or does the blue stuff protecting the curtain wall panels look like the stuff you peel off of a new dishwasher?

^ It's pretty much the same stuff, and serves pretty much the same function.

When designing towers like this one, does the office space needed by a company dictate how many floors it will be? Multiple companies in a tower is common but I was wondering if a city goes by a height that they feel comfortable with having.  If QCS was 55 stories, do you think leasing it would be that much more difficult?

Hmh...You would think they wouldn't have trouble leasing it since it's newer and people flock to new buildings like flies on garbage. So, I think they would have had no problem finding tenants. I cannot answer your question about the city though.

If its a spec buildings, as both QC towers are, sizes are determined by projected market demand and contiguous leasable real estate trends.  If its built for a specific tenant then its designed to suit their specific space needs, as well as their projected future needs.  Only in rare cases would a municipality dictate the height of a building.  A smart developer will only build as much space as they can reasonably lease and finance.  As has been brought up many times, QCS is a bit different in that while it is attracting tenants, they are not new to the market.  If both buildings are completely leased it the result will most likely still a substantial office vacancy increase.  That's not a good thing from many perspectives.

I don't think it's quite taller than Chemed yet, but it has to be close.  Of course, they could have raised the elevator core another floor this week, and I may just not have noticed yet.

They raise the core every week starting tuesdays.  But I don't think it's taller than Chemed yet because it's only at 31 stories.  Could some one take some shots of the back/garage.  That webcam is still down!

1.  Article in Biz Courier today quotes Trent Germano as saying construction of the apartment buildings and retail will begin within 60 days, and tenants could be in within a year.  Grand Opening being planned for opening day 2011.  As far as construction dollars are concerned, garages/platform is 54% done and on budget.  Lots of other good tidbits in the article--still having difficulty landing retail tenants, including a "limited service hotel" with a "great bar" for the next phase; development podium on north section is ready to build upon; part of garage will open by June 2010;

 

2.  They have fenced off the eastern end of the lawn south of the Freedom Center and are excavating it with a couple of backhoes as I type.  So far they have removed a large chunk of sidewalk.

Actually, most municipalities have strict guidelines when it comes to building heights.  In Cincinnati, as in most major cities, height determinations are calculated utilizing an FAR, or Floor Area Ratio. In essence, whatever the floor area ratio, which in the case of East Third Street I believe is 11, the total amount of square footage of the building is restricted to 11 times the square footage of the underlying building site.  In the case of Queen City Square, the new tower occupies a site that is roughly 80,000 s.f.  Thus the total building area would be limited to 880,000 square feet.  From what I've seen of the building's plans, at least three stories will occupy the entire half-block, taking approximately 240,000 s.f of allowable space.  That leaves 640,000 s.f. for the tower itself. Approximately 120,000 s.f of the first three floors are also included in the tower, which would bring the total to 760,000 s.f.

 

Now, a developer could build a much higher building if the floorplate was smaller.  But given the size of the underlying building site and the size of the floorplate, I'd say that QCII has maxed out its buildable space and height.  The "Tiara", since it does not include any useable floor space, is not included in the equation.

Man at this pace they're going to be topped out by the end of the year! You sure they aren't ahead of schedule, lol! They only have 10 more floors to go or about 10 weeks.

I didn't realize there were above ground parking at the Banks.  Do you know how many levels there will be?

I think it will depend on the block. They will be discrete from the street of course. The phase one block appears to have a 3 or 4 level interior garage based on the rendering.
