I think you may be referring to my pic? I simply touched up on my QCS diagram and popped it on the cincy pic. It's not exactly meant to be to scale, just to give you an idea of the location and how it would look with the rest of downtown. It will probably be just a bit taller than that.

I've been so busy, I haven't had too much time these days, but I'm starting to get back to the feel of things.  :clap:

Do you think it would be neat, to see highrises behind the main skyline going more closer to OTR.

You know... the red cross is looking to relocate out of their sycamore and 8th building (3 story split level with a basement)... they are growing out of their building... I doubt they would move operations into a skyscraper... they probably want something with easier accessability... but I volunteer down there for two hours every other saturday... tell me if I should start dropping ideas... its all about getting closer to Phase II for me. Phase II is the whole reason I joined this forum, to see if there was anything I didnt know about it yet (which there is... a lot)

 

my red cross newsletter says that they would like to stay downtown, but they won't necessarily... I dont work any with the people in charge of the moving, so I dont know what they are looking for in a building.

The red Cross needs an area with a lot of parking, (free parking) for its patrons and a large enough lot to serve as a staging area for their work, I doubt the new location will be downtown.

Has anyone heard about Phase II. Phase I looks completed, besides getting all it's tenants in. But come on seriously, everyone I know is talking about the new skyscraper, coming to our great city. It would be great to find out exactly what is going on, you don't hear the news talking about it either yet.

Dave Ottenjohn at cincinnati commerical realty said Phase II will begin construction about 18 months after phase one is fully leased, but that is a ballpark figure.

BTW, can we get a recap of Phase I?  What tenants are currently occupying Phase I?  How much office space remains to be leased?  My wife used to work for CoStar and I could find this information out through her and share it but I no longer have the inside scoop to commercial real estate.

To me, I believe everyone will be excited when it's done, and especially coming through the CUT-IN THE-HILL seeing a brand new Skyscraper making our skyline even better.

^I agree, but I believe our skyline is already extremely beautiful.  What excites me more is projects such as fifth and race that bring population (and activity) downtown. I used to be all about the skyscrapers, and I still am all for them, but getting people downtown is now much more important to me.

When I was a kid I didn't even "see" the old buildings except for the Carew Tower, downtown was all about skyscrapers and the skywalk and the stadium.  All of the highway ramps were fascinating, any though of their damage to the continuity of the city never entered my mind.  Downtown was a self-contained island in my mind, as were other destinations around town.  I always think back to how I thought about cities as a kid and realize a lot of people retain those ideas forever.

Speaking about that man... before I had even found this forum, I was trying to do my own research about the Phase II and I e-mailed him with a few questions and he e-mailed me back with a few answers and then told me to CALL him if I had any more questions... who calls people these days?? I mean for serious!

Phase II looks like a really neat building and I’ve followed the status of this project for what seems like forever.  Not to sound negative, but how many of you still think it’s going to be built, or believe if it is built will it be as large as the original design?  It has seen delays already, and the latest status posted is that construction won’t happen for more than year and a half from now.  I pay more attention to Cleveland projects because I’m from that area, but it seems like big projects like this that are delayed and delayed here just never get off the ground.

^we'll see.  The fact that they actually built Phase I is a big step in the right direction.

^^Phas II was built and its a success, Phase II will be built if there is demand for new space downtown which over the next years I see as a good possibility.  We will have new high rise construction downtown but before this is complete more residential is likely to pop up.

i think its a little premature to call phase one successfull...its still only half full.

When driving past I've thought that it looks more like 3/4 full.  From this pic it clearly looks as if about half is full...and this photo was posted by OTRFan on March 12, 2006...I would think more has filled in since then.

There are 8 office floors...only 4.5 of them are occupied.  These floors filled in almost immediately after the building was completed and there has not been any action since.  I eagerly glance at phase one almost every night on my way home from second street...nothing doing.

No need to worry, its not uncommon for suburban office and retail development to sit for months to years before it is occupied, even in WCT.

ha....possibly!  i dont think anybody expected it to fill up right away...well maybe some of you did.  i know the neyer building is just now filled and it was converted in 2002 i think?  i would say that if anything, the completion of phase two would encourage one of the many companies that have offices all over downtown to consolidate into one contiguous space...which in turn would leave other space downtown vacant which i dont necessarily think would be a bad thing.  most of the properties that have a significant amount of open floor space have either been purchases and rehabed...or just rehabed on their own which is a good thing too. 

 

also, while i do not mind the current proposed design for phase two, i really hope they try to do something a little more contemporary.  i think companies would be attracted to a space that is a little more edgy and can be easily identified.  i compare this to the success of the ascent.  i think a lot of people wanted to live there simply because of its cutting edge approach to design.

True, but I think that that is more applicable to private homes than to businesses.  People buying homes afford for some luxury in their lives such as living in an unique building while businesses are more about the bottom line.  That being said, I agree that an edgy design definitely may help lure businesses, but I dont think as much as the ascent will with private buyers.

Yeah, you see those boring office towers in the burbs fill up, QCS's beautiful dome/crown will be a significant improvement from that; I really like the design.

Back on the question of how full QCS 1 is -- I noticed when I left work this evening that the top three floors are all dark.  Jives with what others have been saying -- but three floors can be taken up pretty quickly with the right tenant.

lol ive been thinking the same thing.  if someone has updates, i guarantee you they will post it.  until then, relax!

i agree rando that its frustrating...but come on...for people new to the board 20 pages is a lot of reading.  i think it would be helpfull if each major project discussion had a cut sheet of vital info for each project including current proposed beginning and ending info.  i know thats probably a lot of administrator work, but just an idea.

^well yea i agree, looking through the entire thing is frustrating.  but rando's point is the fact that aetennis07 has been reposting the same question in a short time frame.  just look at the dates on his posts.  all aetennis07 would need to do is go through 2 pages tops to find his answer.

I just figured, that we would have some new information about it now, but I do apologize for asking for the same question in the past couple of weeks, I'm just thrilled about the new skycraper coming here, we haven't had a new one since the scripps building in 91.

^---We're all thrilled about QCS if and when it gets built. But it's not the only thing Cincy has going for it. While we are waiting, lets keep in mind a highrise going up at at Fifth & Race and 2 midrise's going up at One River Plaza. Not too mention multiple highrise projects going up across the river. We've got a lot going on and even without phase II, the CBD and riverfront is going to look drastically different in the next few years.

I just figured, that we would have some new information about it now, but I do apologize for asking for the same question in the past couple of weeks, I'm just thrilled about the new skycraper coming here, we haven't had a new one since the scripps building in 91.
