January 30, 200520 yr unusual, you certainly have a valid point but temperatures have only been that cold for a few months now and from what i have been able to tell it seems those last few months have been the most productive. i find it hard to believe the 10 or so levels they have completed in one year is typical speed of concrete construction. in any event, it will be a nice change of pace to see a new floor added every couple days.
January 31, 200520 yr I would say the progess at Queen City Square has been fairly comparable to the progress at the Vine Street Garage. Given the fact that the two were similarly situated (both sites had to be excavated, primarily involve concrete, and began construction at roughly the same time), I feel they provide good analogies for each other. Whether that means they're both moving too slow is still up for debate.
January 31, 200520 yr You can not pour concrete unless the temperature is 18 degrees and rising. Also, parking decks really do not have to be that thick to support the structure above it. They use post tension cables in the decks that will add stregnth to the deck without thickening the concrete. 10 levels in a year is actually pretty quick. Remember, they basically have to build the garage out of wood first (forms in the shape of beam pockets and tables) before they can pour. The 515 garage in Cleveland is only about 6 levels up and they started that last March. That does have thicker concrete to support the 20 story structure atop it however. Can someone help me out with that picture above. They should have steel up near the ground, but I can't see it. Maybe I am looking at the wrong structure.

February 1, 200520 yr I doubt it too. I would gather that phase #2 would contain possibly Cincinnati Bell since they were kicked out of the horrid Atrium complex. But I could only imagine that the days of Cincinnati Bell are numbered since the telephone buyout crazy has been gobbling up all the baby bells. I can't imagine much is left after SBC and Bell South have aquired most of them. Didn't Verizon just buy several of late too?
February 1, 200520 yr A few years ago Verizon bought GTE and recently I thought they bought something as well. Honestly, I really dont see them completing phase two, ever. The more I look at the rendering it could be a good thing though LOL.
February 2, 200520 yr VoiceStream (now T-Mobil) bought GTE. I hate them for it. GTE had great service, and great phones, and then we were forced to buy new (crappy Nokia) phones when VoiceStream bought them.

March 2, 200520 yr QCS is really starting to take shape! They already have what it looks like to be the first 4 floors, lights in the garage and on the first floor. I can already spot it from the west side of 3rd street!

March 6, 200520 yr Ok, so what are the plans for this? I thought Phase I, which is what they are building now, will be it's own standing structure? Then Phase II, which will be the tower with the crown on top, is going to be built to the left of Phase I (looking north)? When I was down the a few weeks ago taking pictures, I asked someone who worked right across the street of the QCS where Phase II was going to be constructed. She told me it was going to be stacked on top of Phase I. I even asked her if she was sure for confirmation... she said she was sure. I assumed she knew what she was talking about, spending most of her time right there watching this thing come together from right outside her window. Can someone please help me out here? Does anyone know for sure how this is going to lay when it is completed? :wtf:
March 6, 200520 yr Nah it's not going to be stacked. It's going ot be where that older garage is now.That will have to be raised. That's one reason why there is a garage under phase one. The garage i'm talking about is in the corner of that picture above on the left side.
March 7, 200520 yr I cruised past on 3/5 and they are starting to apply the exterior architectural treatment that goes between the windows. It is an off-white color.
March 9, 200520 yr It is going to be hideous - and empty. This project is no more exciting than the Intrieve and Neyer buildings at the other end of 3rd and no one made a big deal out of them.
March 9, 200520 yr I agree, it'd be nice if there was some first-level retail in the building. On weekends, it will be just another dark, empty building. At least the cladding they're applying to the parking ramp levels should make it look better than a regular parking garage. And it is "high rise" development downtown.

The structure is turning out to be taller than what I envisioned and I think it will look quite nice. Or we could have just left it empty...that would have been nicer. First level retail would have been tough in such a small footprint. This structure is no more than a complement to Phase II and I would think that is where you would get your first level retail.

March 10, 200520 yr I can't agree with SSSCincy about this being no more significant than the Intrieve Bldg. at the west end of 3rd St. This is taller, and all new construction, not just the addition of a few floors on top of an existing bldg. It could have been more impressive, but just getting some highrise construction going again downtown is a positive development which is worth appreciating in this uncertain economy and in a town which is not known for speculative real estate development.

POSITIVE:- One less open lot downtown and they'll get rid of one of those ugly ass parking garages. - Phase 2 will become the tallest building in Cincinnati. I think I can live with the negative's on this one. I admit that I am NOT an expert on these kinds of things. I'm an average person making a modest wage printing labels for Jim Beam. I will base my opinion as such. There are just those people who think that they're experts on every subject. I just read the crap and roll my eyes. Here's my opinion on QCS: I think it's fine. True, it's not spectacular but I'm not picky. I can't wait till 2007. Maybe the IN-BETWEEN TAVERN can move into QCS so that that site can developed sometime in the future. I will add that they might want to think about developing the top floors into Condo's or Penthouse's and adding an observation deck. (That's just my opinion.)
