After a lot of thought, my husband and I have decided not to buy at the mcalpin

However, we will still be buying a place in the Downtown area.

I'm wondering how many others will chose to be released from their contracts.  A year delay that happens after the start of construction seems insane to me. 

 

I'm glad you are still planning to be in the downtown area.

What causes a construction delay? Fiance issues that the developers are having?

Here are some shots of the street level and second story that I took today.  Gotta love all that glass!  I also noticed what looked like a garage entrance on 4th St.  Does anyone know if they are going to have one there?  I hope to god it is just temporary for construction purposes!

Yes, there will be a garage entrance on 4th Street for a limited number of residents.  The garage on the 4th St. level is pretty small.  The larger garage will be accessed from Ogden Alley (which is one floor below 4th St. due to the sloping terrain).

err.......whats so "suburban" about them?  They are in the heart of downtown cincinnati so even if they look "suburban" they're not cuz they're in the urban, thus taking away any "suburban" look that you say they have :)

Were they able to preserve any of the tiles that they uncovered?  I see the McAlpin's nameplate, but I thought I remembered there being some other tiles...then again, I could just be imagining this.

My husband and I have bought a unit at The McAlpin and they had an open house tonight to view the models.  Apparently they got a lot of interest from the Tour of Living and have sold 5 more units this week!  We had a chance to see our unit tonight to view the progress from our last visit about a month ago. They had the hardwood floors in and the electricity working.  Slowly but surely there is progress in the construction!  The Vice Mayor was also in attendance of the Open House.

yes there were tiles exposed when the skywalk was torn down...certainly they were rookwood.  however, they had been drilled through and broken beyond repair.  sort of a shame i guess.  they would have been an interesting addition to the streetscape.  that kind of makes me sick how often building owners drill through pristine masonry to hang signs...heck ive even seen this done with temporary leasing signs.

Does anyone have any new information to share on this project?  I think March '07 was the first move in estimate I heard about 6 or 7 months ago.

First residents close on April 12.  I am trying to schedule our closing for April 13 or 17, but I am awaiting confirmation (which I should have tomorrow).  They are only allowing 2 closings and 2 move-ins a day, I am told.

Is there any word on possible tenants at street level?

Great news! It will be great to have the new residents showing up downtown. 

 

As far as the two move ins a day, our building did that and it worked out well. No fighting over the freight elevator.

McAlpin condos to be unveiled Tuesday

A longtime project to redo the former McAlpin's department store on Fourth Street is finally coming to fruition. Developers and city leaders on Tuesday will unveil The McAlpin, a 62-unit condominium project, in the renovated building. The condos range in floor space from 1,000 to 3,350 square feet at prices between $280,000 and $750,000, the city said in a news release. Amenities include glass atriums, garage, concierge service, a club room and business center.

 

More than 40 percent of the condos have been sold, according to the release. Efforts have been under way to find a use for the building since McAlpin's closed in 1996. Cincinnati-based Madison Marquette Realty Partners LLC acquired the building from department store chain Dillard's in 2000.

Building has new life as condos

The old downtown McAlpin's - synonymous with shopping for generations - is expected to bring people downtown again but this time to live. A $22 million renovation of the former department store and mainstay of downtown's Fourth Street has finally been completed, transforming it into high-class 62-condominium complex, simply called The McAlpin.

 

Instead of the perfume counter, men's suit department and other trappings of the store that was a part of downtown Cincinnati for 144 years, the address now features such amenities as a community theater room, business center, bar area and parking for residents. Some retail space - not yet occupied - is available at street level.

 

A rooftop terrace is set to open in May with grilles, a fire pit and bar area, said Paul Holiday, a real estate agent with the Comey & Shepherd City Office, which is representing the development. Condos start at $280,000 and run up to $795,000. To date 24 have sold. A 1,600 square-foot unit is listed at $368,000, with about $350 in monthly condo fees, Holiday said.

It will be great to see those new residents around and about in the Central Buisiness District.

 

Talk of condominimums going in at that building is what got my wife and I talking about the idea of eventually getting a place in downtown Cincinnati in the first place.

I agree, except O'Malley's is so close, I'm nit sure it qualifies as a "walk".  Assuming there's a back door to the McAlpin, it's practically in the lobby (which I view as a good thing).

New life in store

The McAlpin officially opened Wednesday with nearly 40 percent of its units sold. The 62 condominiums list for $300,000 to $750,000 and come with 10-year property-tax abatements.

 

Residents will begin moving in at the end of the week, said Joe Straka, managing director of Boorn Partners, which owns the property on Fourth Street. About $25 million was invested in the project. The condos feature 12- to 14-foot ceilings, large windows overlooking Fourth Street, rooftop terraces and European cabinetry.

I noticed a sign up in a window for a custom frames/art shop.  That is the first tenant I have seen or heard about for this street-level retail portion of the project.

Correct.  It's called Fabulous Frames...they we previously on Fountain Square before moving next to Bamkhardts

Last I heard they were trying to sign a wine bar to the adjacent space.  I don't know what the status of that is.

that would be nice, we need wine bars.

I will try to ask our sales guy tonight what the status is on the other retail spaces....

Should this project be moved to Completed Projects?  All that is left is to fill in the storefronts with tenants, right?

How are these condos selling?  From the front of the builing it doesnt look like many are occupied.

I promise I will ask the next time I see our sales guy about the retail spaces.  I don't believe anyone is living on the 5th or 6th floor, and those units are no where near completion.  There is a really awesome model on the 5th floor called the Penthouse that is furnished nicely and faces 4th Street.  The rooftop deck is ALMOST complete.  The only thing it lacks is the furniture.  There is a full kitchen, grill, outdoor fire pit, and fountain.  We had some people over for Fireworks and it was BYOC (Bring Your Own Chair).  I will update more when I can talk to our sales guy.

Thanks for the info.  They did a hell of a job on the exterior.  I especially like the narrow, brownish building that is the second building from race street. 

Some information from the developer on The McAlpin:

 

How many units are available? ~30

What percentage have been sold? ~45%

What is the status of the other retail spaces?one is occupied.  The other two are in negotiations with upscale food and drink venues.

 

I will let you know if I hear of any other updates.

Friday's, Applebees, O'Charley's, or Longhorn!

Real estate downtown is quite expensive. I'd imagine it would be hard to maintain cheap prices for an "applebees".

I think it could be done.  Have you ever noticed how many places are open for lunch only downtown?  And many of these places, if not all, are not over-expensive.  If these places can pay their rent with only being open twenty  hours a week, I would think a midscale or even cheapie place could do it for more hours.  I think there is demand for more mid-priced dining.

I'd like to see Buca Di Beppo or Max and Ermas downtown!
