This weekend, I got news from a very trustworthy source within the architecture/engineering world that the 515 project has been recently bid out to architecture firms and one such firm has been awarded the work.  I cannot name the firm but they are very high quality.

 

So, this thing is really starting to happen.

So, this thing is really starting to happen.

 

Thanks. Is that work only for programming? I ask because detailed designs for the tower already exist and were approved by the city -- unless Stark doesn't like them and wants to go back to the drawing board??

Nice piece of inside info. Thanks for sharing.  And I am trying to remain optimistic about Stark as he is about to add to his rendering collection. Hopefully at some point he can take a break from his love affair with suburbia and get something done downtown.

Probably won't start construction soon if this is correct. If so, Stark will have to go before Planning Commission...

CLEVELAND, Ohio – A vision of an 18-story apartment tower rising above a downtown parking garage inched closer to reality in December, with the formation of a joint venture between an outspoken developer and a quiet businessman.

 

Stark Enterprises of Cleveland consummated a deal last month with Reuven Dessler, the managing partner of an investor group that owns a parking structure at 515 Euclid Ave. By joining forces, the investors aim to support a high-rise residential project just as a handful of developers are jostling to see who will be first in decades to finance and construct such a building in the city.

Reuven is doing a lot behind the scenes. I also expect Stark will be involved in a joint venture soon for the parking lots it owns in the Warehouse District.

Awesome to hear things are progressing! I personally like the style of the soon-to-be podium as it is, and I hope the tower keeps somewhat with it. While i LOVE all the rich classical architecture of lower Euclid, its nice to see something different. Shows the Cleveland doesn't just stand in place and adds another layer to our city.

I think the soon to be podium is perfectly fine. It stands out and designed well enough to where if you just glance at it you wouldn't know it was a parking garage.

Yeah I was hoping the tower would better reflect the architecture of the base (as in more glassy/modern), as the previous rendering was rather disappointing.  It would certainly brighten up and juxtapose nicely along that stretch.

I know I've seen it but, for some reason, I can't put my hands on it at the moment.  I'll post as soon as I can.

Personally I don't have a fear that the rendering for the tower will be underwhelming like I did in the past years. These downtown projects that have been completed in recent years (outside of CSU) has been pretty good to great. The Ernst & Young tower in the flats, and the Hilton project have given downtown more modern looking towers outside of the normal beige/brown structures. The proposed projects in the Warehouse District, and the NuCLEus project shows that a standard is being set, and all of these developers are trying to have the best most eye catching design.

 

Side Note: Striving for the most eye catching design definitely can backfire on you.

^I tend to agree.  Plus, in looking at 515's current base, it's not horrible even if not great.  It also appears that its glass panels could be removed/replaced if necessary... But I'm more on board with function over form for this project.  An all-new apartment 18-story tower with some more people-friendly ground floor retail at 6th & Euclid will be a huge boost for the immediate area and downtown, in general. 

I'm slightly surprised/disappointed that more developers around the city didn't follow this more urban minded design of ground floor retail for parking garages.

Zoning really shouldn't allow anything but this approach. And any move to retroactively add retail to existing garages should be incentivized.

 

Anyhow, I'm okay with the aesthetic of the base as-is. Yes it reminds me of the 80's just a little, but not a deal breaker. 

As far as parking garages go downtown this one is great... Actual street interaction and it doesn't look like a bunker!  Now it will get even better. If only we could replace some of our dead streets lined with garages for stuff like 515.

Based on other Instagram posts at this account, it seems like most of the information and some of the pictures come from UrbanOhio! The account notes that all of the buildings shown in this image http://tofo.me/p/1166996208900718866_1727674175 (first posted at UrbanOhio) will "begin" in 2017 -- and that's just not going to happen. And it references a 40-story building for University Circle. That's news to me.

 

Same deal with this posting http://tofo.me/p/1184367872105857076_1727674175 that the "9/12 Financial District might have some exciting new tenants soon." That's vague enough in "new tenants" and "soon" to describe anything from the Kimpton Hotel or the Schofield's residents to whatever retailers and residents move into 925 Euclid. The host of this account makes it sound like something much more. But none of the other posts suggest the account's host has any insider knowledge. The host does have a lot of love and enthusiasm for Cleveland, and that's worth something.

So the working name is "The Beacon"? Meh... I hope the design is better than the name! :) I also hope this project gets underway soon after the RNC. Given that it's foundation is already built, I would expect this to be the most cost-effective new residential high-rise under consideration for downtown.

Looking at NAADA's previous work, the building shouldn't be a tall boring box. They seem to be really into environment,space, and shape. If the building is to be started after the RNC, maybe they will do the photo and design release during it.

 

So the working name is "The Beacon"? Meh... I hope the design is better than the name! :)

 

Maybe it will have a 30s-style aircraft beacon like the Eiffel Tower. Of course, the ET is much taller than anything else nearby, so its beacon doesn't shine into nearby windows; that wouldn't be the case at 515 Euclid.

Here we go. First new high-rise plan to be submitted to Planning Commission since the convention center hotel. Looks like 27 stories but if you stand on the roof of the HVAC/utility box, it's 30 stories..... :)

Wow! It's definitely unique although not what I was expecting. I will reserve judgement until more renderings are released.

I like the color scheme, being that it's "different" for Cleveland.  Not so sure on the checker board windows.  I would also love to see balconies.  But hey, I'll take it.

I think the materials and detailing will make or break this one. I can imagine liking it a lot but I can also imagine hating the final product. Fingers crossed!

Well, at least the tallest building with apartments in it. All of those other examples are mixed use.

I agree. The aversion to color in downtown Cleveland is rather strange. Color can make such a difference on dreary winter days.

 

Otherwise, the tower seems interesting if a bit blasé. A few balconies per floor would likely increase rental price and add a bit of flair to the design.

My preference would have been to continue the glass curtain wall detailing all the way up.  This design doesn't tie into the existing garage at all.

 

Agree.  That's actually what I liked about the garage in that it added a needed transparency to an otherwise "heavy" stretch.  Would have certainly make this look less clunky. 

I am wondering how construction would work. Would the garage and the other tenants have to close? Would the perimeter of the building need to be fenced off?  Also construction time for a 28 story Tower from foundation up would usually be about 24 months+,  wonder if construction time would be cut in half. hmmm...

Very exciting. Originally I only thought this tower would be 16 added floors, at most. 24 plus the parking deck is awesome and will add tremendous density and street activity to an area of downtown that's growing by leaps and bounds, already. Can't wait till the RNC ends and this project gets started.
