Just spoke with someone close to Stark. They've been moving on this project with third parties with the intention on breaking groun (or breaking roof) by early Feb

I had a few drinks this weekend a couple of friends, among which was someone whose word I trust very deeply, especially with development and real estate in Cuyahoga County. It is her impression that neither 515 or nucleus, the two main Stark projects, will not see any physical genesis in 2017. I know that is not startling for nucleus, which looks like it may not be realized at all. I was, however, surprised to hear that about 515, as it was my understanding that construction would begin in a couple of months.

 

I am praying she is wrong, but she seldom has been in the past. Has anyone else heard anything to the contrary? I was not well-equipped with facts enough to argue with her, but I thought financing was all but done on 515.

I wouldn't put too much into what anyone says honestly. We  can all speculate and have connections, but even those closest to projects are often wrong.

 

I knew about a dozen people working on the Kingdom Tower in Jeddah, Saudi Arabia. The firm designing the building took the position that it had zero chance of moving forward and as such the project team worked on it with the mentality that it was nothing more than a dream project. Then it broke ground.

 

Obviously not exactly the same, but unless your source is Stark himself there's not really much reliable about it.

I would say this isn't true about 515...

Even if a developer said construction was about begin, I wouldn't believe it until I see shovels in the ground. Developers are cheerleaders, salespeople and eternal optimists.

 

Even with shovels in the ground projects have not fully materialized. There have been many projects stopped even after celebratory shovels have been turned over.

 

I'm still of the hope for 515, and the other announced projects for downtown. There's always hope until a project is stamped "cancelled", and moved to the unbuilt section of UO.

I was referring to contractors' shovels, not gold-painted politicians' shovels. :)

The article said a "national fast casual chain", and I would be surprised if they added another burger spot next to Heck's. My guess is Panera or Piada...

 

Has anyone else heard any rumblings of what the restaurant may be? The Downtown work crowd is dying for new fast casual options!

It's been really quite in this thread and the Nucleus thread. I really thought 515 had a good chance of starting this winter. Is no news good news?

According to Michelle's article today on NuCleUs, 515 will begin construction in mid-April. Her comment:

 

"In response to an earlier question about the Beacon project (the planned apartment tower atop the 515 Euclid Ave. parking garage), Stark Enterprises now aims to start construction in mid-April."

That would be interesting to see! Though I think it would not be visible from most of the lower bowl. I'd love to see that nonetheless.

Here's some information regarding height. Note that The Beacon will be about half the height of 200 Public Square. Also, The Beacon will be about 100 feet shorter than the Fifth Third Tower's 446 feet. But The Beacon will be a little bit closer to Progressive Field than Fifth Third so the effect of it being shorter will be less apparent.

I think this is a building that is going to look much better in reality than in the rendering.  Its interesting and I like the use of color but there is something about it that just looks odd in a rendering.  Nonetheless I am very excited this is moving forward!  Now I wish we could get some height onto the SOUTH side of Euclid Ave...

I like the exterior lighting better on the new design a lot better than the original. Overall, I prefer the new colors and its great to see this project finally moving forward after all these years.

I prefer the older color palette. The colors have been dulled.  I also thought on the last round of designs that the commission asked them to reduce the "Beacon" letters in size. It appears to be the same except they removed "The".from the name .

Agreed.  It reminds me of the AT Tower before it was cleaned.

That image is of the previous schematic design. The wrap around overhangs were eliminated . "The Beacon " lettering is the only add to the base

I like it, but I liked the old color choice better. I feel like the old palate popped and would have stood out more and the new one, heavy on the grays will blend in more with what we already have. Although it does blend in better with the existing base.

But it looks like the lighted balconies on the 21st floor are no longer there -

CLEVELAND, Ohio -- A city design-review committee greenlighted refined plans Thursday for a 187-unit apartment tower on Euclid Avenue, where developer Stark Enterprises hopes to start construction in the spring.

 

The basics of the Beacon project, a 19-story residential building that will perch atop the 515 Euclid parking garage downtown, haven't changed. But some aesthetic details have shifted since Stark obtained more preliminary design approvals in September.

 

The most notable adjustment is the color. The metal-clad tower still has an ombre look, transitioning from deeper tones at the base to lighter ones toward the top.

 

But the original reddish-brown palette is gone. The Beacon has morphed into a bronze-to-silvery building - a switch that some members of the Downtown-Flats Design Review Committee didn't love.

 

"With the red colors, we really had concerns, and so did our architects, about it becoming pink. A giant, pink building," said Rebecca Hegyes, vice president of development for Cleveland-based Stark. "That is not something that we were interested in."

Site suggestion: every time the word "Stark" is typed in a post, any date that follows that word should automatically advance several years into the future.

 

This feature should be pilot program, subject to being disabled in "late April or early May."

Financing is going to (possibly) close in the spring. Construction "soon after" doesn't necessarily mean they're aiming for a spring start. Makes better click-bait though.

What was the start date(s) on Weston's Warehouse District project? Fairmount's Flats East Bank Phase 3? Rock Casino's phase 2? Coral Company's Intesa? Marous' District Park?

 

See a pattern emerging here? There's a reason there's been no new 20+ story residential tower downtown since the mid-1970s and only one non-government-owned high-rise tower of any kind built in downtown Cleveland since 1991. It's very difficult to build new, big things in Cleveland.

You're touching the third rail on your first sentence. Everything in Cleveland is a ok. All cities are struggling to get financing, the dozens of cranes in the DC area are on optical illusion. Things are bad everywhere. ;)
