August 31, 20177 yr Wouldn't a newly recorded mortgage be the best indicator that construction is about to begin? Is there one recorded?
August 31, 20177 yr Sorry, I was being rhetorical. It is my understanding that lenders do not allow construction to begin until the mortgage and notice of commencement have been recorded. Unfortunately, I'm too busy to keep an eye on the land records in the recorder's office.
August 31, 20177 yr ^From some of Michelle's past reporting, sounds like there's a bit of recording lag in Cuyahoga County, so we might not see it pop up on line for several days after the mortgage is executed and the title insurer issues its policy. But you are correct that there's no way a construction lender will let money out the door without an executed mortgage, so seeing one would be a terrific sign.

September 1, 20177 yr Just walked by. That is VERY clearly a construction office... AND all the streetlights around the building have been removed in preparation. It's really happening!
September 1, 20177 yr Parked nearby today and hyperventilated while walking by. Being the nosey a**hole I am, I stopped and asked someone how long before the crane gets there and he told me sometime next week is what they're aiming for...
September 1, 20177 yr Nice investigative work YABO! Does anyone recall what the construction timeline looks like?

Being the nosey a**hole I am, I stopped and asked someone how long before the crane gets there and he told me sometime next week is what they're aiming for... I have a funny feeling that in a couple of weeks your picture is going to be posted on the construction office bulletin board and underneath it is going to say "turn and run away fast when you see this guy".

In a couple of weeks? I was detained and tasered upon entering the premises today.... Worth it for a hot scoop though

Trespassing, or public urination? :-D
September 1, 20177 yr ^I'll save the indictments for completion of the project. In all seriousness though, this will be nice if they could get the crane up for the Tribe's playoff run.
September 1, 20177 yr So this is the fourth 20+ story building under construction downtown since 2000. Sorry, I was in Toronto a couple weekends ago. Not impressed. :) Downtown needs to have four 20+ story buildings under construction at this time next year -- The Beacon, Playhouse Square tower, nuCLEus, and Sherwin Williams. I'm pissed that #5 (Medical Mutual) isn't going to be part of this mix. Perhaps an in depth discussion is best in a different thread, but my sources at S-W indicate that the new HQ seems less likely now than it did 6 months ago.

What's strange is the construction of a 20 story addition. It's quite ok for us to get freaked out over the first downtown all residential high rise in how many decades? Seriously, how long has it been?

September 1, 20177 yr Once you build a bunch of six-story bldgs its hard to turn them into 20-40 stories....so be careful what you wish for.
September 1, 20177 yr Well it is technically Sept, but via a confidental source, ALL financing has closed as of this morning. Full steam ahead -- Godspeed everyone.
September 1, 20177 yr Since it appears that groundbreaking will be in September, how long will construction last?
September 1, 20177 yr From what I remember of similarly sized projects that had to build a foundation first -- two years. So I would expect this to be done in 12-18 months. September 1, 20177 yr In response to KJP, no matter how much is constructed or restored, developed as new areas of nightlife, or created as new plazas with fantastic views, etc., in Cleveland, even more if this goes on in Toronto. Also Boston, San Francisco, etc. the thing is these developments - such as In Tremont (including Duck Island), Ohio City (including Hingetown), and Detroit Shoreway (including Gordon Square) -are doing a great deal to upgrade the general character abd image of Cleveland, while these other cities have had their enviable characters and images for a long time. Yes, a 20-storey highrise attracts virtually no attention, as to its height, in many parts of Toronto. In much of Manhattan it's a "lowrise."

September 5, 20177 yr Construction fencing delivered today. There is a flatbed truck outside with fencing on it. We should see the coveted crane soon.
September 5, 20177 yr There are also "sidewalk closed" signs which will likely be in place very shortly.
September 5, 20177 yr Today at lunch, I saw construction barrels in front of the building along Euclid. They were preventing cars from parking in the parking spots in front of the building. Definitely feels like we're getting close!!!
September 5, 20177 yr Here's our confirmation! Euclid Avenue will temporarily close to east and west bound traffic September 11-17, 2017. The closure extends from East 6th Street to East Roadway. It allows a crane to be placed atop a parking garage at 515 Euclid Avenue. September 11-17: Local traffic will have access to Euclid Avenue from East 3rd Street north traveling east bound on Euclid to East 4th Street to access the residential parking garage on East 4th Street. Access will be allowed for traffic exiting the residential garage on 4th Street to Euclid west bound to East Roadway at Public Square. Traffic will not be allowed access onto Euclid from Public Square and no traffic will be allowed access west bound beyond East 6th Street on Euclid Avenue during this temporary closure. All traffic traveling west bound on Euclid Avenue from East 9th Street will be detoured onto East 6th Street. Pedestrians on the north side of Euclid Avenue must cross at East 6th Street to the south side of Euclid Avenue, and may cross back to the north side of Euclid Avenue at East 4th Street. RTA will publish a schedule to divert bus traffic around Euclid from East 9th to Public Square during the temporary closure as well. After September 17: Euclid Avenue will reopen to two way traffic beginning September 18. East bound traffic will observe the normal traffic flow. One lane will remain open for all traffic traveling west bound on Euclid Avenue between East 6th street and East 4th street. The project is scheduled for completion in February 2019. Expect additional traffic notices as work progresses. https://clecityhall.com/2017/09/05/temporary-road-closure-announced-for-euclid-ave-beginning-sept-11/
September 5, 20177 yr I told everyone to remain calm. In 18 months when this thing is completed, all of the fussing about a late will seem silly.

September 6, 20177 yr Ready Set Go Beacon finalize loan :-) #AWESOME http://www.starkenterprises.com/stark-enterprises-finalizes-construction-loan-for-the-beacon/
September 6, 20177 yr Downtown Cleveland Alliance road closure notice for crane erection. The notice states a completion date of February 2019. http://www.downtowncleveland.com/news/september-2017/temporary-road-closure-on-euclid-avenue https://www.instagram.com/cle_and_beyond/https://www.instagram.com/jbkaufer/
September 6, 20177 yr I'd just like to say thank you to whoever decided to open Heck's Express during construction. Bless you.
September 6, 20177 yr Euclid reroute information going around office this morning. *I didn't overhear anyone in the office verbally gripe about the closure, which surprised me.
September 6, 20177 yr ^ wait until it actually closes and everyone will start complaining that it took them 3 minutes longer to get to where they were going.
September 8, 20177 yr Gonna be so great to see a crane downtown while watching the "Windians " this fall. Maybe a somewhat modest start but a good look for the city. Hope the Playhouse Square Tower crane isn't far behind.
September 8, 20177 yr ^ you never doubted me YABO713[/member]. It might not be August but it's happening.
September 8, 20177 yr lol down4cle[/member] I kept the faith. What would be REALLY cool is if the City doesn't hold up PHS tower too long and we can have two cranes in the sky at the same time by May.
