Also need to point out that Tabu (closed) and Porcelli's (moved) because those spaces are currently undergoing a full renovation as part of the whole leader project. So it wasn't necessary due to the nearby construction.

There are hundreds of things that must be done before "watchable" construction begins. I am assuming the building will be framed in reinforced concrete. Too bad, steel framing is so interesting to watch. I am also assuming that Short Vincent will be the lay down area which might be out of range for the crane. So a feed area, within crane range must be established somewhere.

Steel is easier to handle than concrete and won't require a fleet of mixers. Supply shouldn't be an issue. I would assume that if that crane is sitting there, the first batches of steel are probably fabricated and on their way or closer to being shipped. Later portions are probably in production as we speak and the final pieces are probably going through shop drawing approvals if they have not already. Whoever the fabricator/erector is most likely has all the steel needed bought or on hold.

Moriarty's and a law firm in the Baker Building (who is also the lawyer for Moriarty's) are both suing the owners of the Garfield building for loss of business during construction. I guess construction workers go offsite to drink and/or meet with their attorneys.

Moriarty's, once my favorite downtown haunt has really gotten a bit shady with some of the bartenders that are staffed there. In my recent experiences, aside from a long time bartender and the owner, they're drunk and over charge.

The Crane looks beautiful as ever during sunrise... you know, still not doing anything... But still appreciated one way or another...

There is a lot of work happening on the site.  Last week they've been removing glass panels from the top of the garage.

From today at lunch.  Not much to look at, but here's the proof that the top glass panels have been removed.

It's actually just the top row that has been removed on that eastern side of the building.  I'd think they'd only be removing the top row??  If they were going to remove more, they could have gotten more taken down by now then just the top row.

I really think Stark should at least start the garage at Nucleus considering he's going to lose a decent amount of spaces in the 515 Garage to Beacon residents.

Why would he since with the increased demand for parking he can just charge more at the beacon and the lots he owns by The Q and spend nothing. Especially if Nucleus is not a sure thing yet.

For those who know, how do they attach the steel frame to the existing concrete garage? Thanks.

The garage was already outfitted with a plan to build ontop of it when the time came. Structurally it was pre built with the support the building needed. I'm assuming they just need to expose those supports within the structure and reinforce them. It would kind of make sense to reinforce them because we're adding more weight to the equation.

This is an interesting article relating to the challenges of building atop an existing parking structure. Much like 515 it is becoming more common.

In response to Sooner's question, I'm not sure if the same method will be used in this tower, but Freethink found an article several months back explaining how this process was done in another tower and it could give clues to Stark's approach for this one. Apologies for no specific knowledge on this project.

The Illuminating Building (1956 - 55 Public Square) is half concrete half steel (top half). But it was a continuous build. The magazine article shows eccentric forms (triangular shaped, a rubrick of engineering) to transfer loading that is not centered between structural systems. Because 515 was designed in total, I assume everything lines up. Maybe the steel frame was a concession to the tighness of the site, is designed on a different module, and thus needs to be “lined up” with its concrete predecessor.

Yesterday around lunch time I saw the crane moving a big metal bin around.  So there are some things being done at the site, but it doesn't seem like much "visible" work ... yet!!!

The first time I ever went to the top of the new WTC1 I looked down at the construction of WTC3. The crane on top wasn't weathervaning like intended but was instead spinning rapidly in a circle. It was sort of concerning from street level to see the crane circling endlessly. It was doing that for at least 6 hours that it was in visible range from where I was.

 

Having moved to NYC I've become desensitized to cranes (unfortunately) but it was exciting to see this on the skyline when I was home in Cleveland a few weeks ago. It'll help fill a gap nicely.

A few days ago I was driving up 77 in the morning. Looked like the crane was picking something up, because i could see the cables to the hook were all the way down.

Just heard that the Leader is having a tough time retaining tenants whose units face the Beacon construction due to the noise. So be assured there is plenty of work going on at the site.

They may have to rent those units for less when Beacon blocks their views.

I know a tenant who was offered free parking (at 1717) to sweeten the deal for that very reason.
