I can confirm that they're restoring the facades of the buildings on the south side of Euclid - they've cleaned the former McCrory Building and the others seem to be awaiting the same fate.

Hmmm.... a new design?  I read somewhere recently that it was 7 stories instead of five, and what we've seen with the elevator shaft and those new renderings confirm it.  I guess that means that the article was probably right about the condo tower being 17 stories (instead of 20) as well. 

 

The new rendering looks much more "finished" than the old one, as well, although more conservative.  Looks like an echo of one of the old dept stores that lined Euclid.  Thanks, MayDay.

It sounds like the 17-story apartment building doesn't count the 7-story parking deck. In other words, 24 stories total. Am I right?

 

Why not just build the apartment tower and the parking deck at the same time? I would think the parking deck couldn't be used while construction of the apartment tower is going on, thus they will be paying the financing for the parking deck without the revenues to retire it? Unless, the apartment tower is some years off in the future and the developers believe the parking revenues will help get them started on financing for the tower? Just musing what their thinking might be on this....

This project still confuses me.....is the tower portion of the project being built soon, or is it something that may happen in the distant future?  Height wise, how does the proposed tower compare to the Federal Courthouse tower?  (that's the lastest skyscraper in CLE right?)

It is about the same height as Fed cths Tower.  Size wise, it looks comparable to 5th Third.  It is being built in the future.  The 10 story parking garage is being built now.

Wow.  I didn't know the tower was going to be that tall.  I hope it gets built-- it'll be a significant addition to the skyline.

although i am glad to see them, i do not really "get" the renderings on that site.

 

i'm just glad to see a spiffy, shiny and modern glassed up garage with thoughtful street level retail. that's a nice and real city slick move for a car park in such a prominent setting. it easily could have been much much less than that. a condo/apt tower on top would just be a bonus at this point.

 

anyone know what the eta is for when they are supposed to be done with garage construction? any known stores yet (looks like maybe they had foot locker in mind)?

Well everyone I'm happy to report that the architect who did those renderings was so kind to tell that the project/tower has since been redesigned and he was hired simply to do the initial renderings. He also generously gave me some contact information so I can hopefully get the updated versions. So there  :wink:

 

Having said that - can we try to make our criticisms constructive? Simply put - this site has started attracting attention from people in the industry. I would much rather have them feel welcome to share with us rather than refrain from sharing because people make nasty comments. I'm not saying that we have to like everything, but if we don't like something - there are good ways to go about it without being caustic. It's not really a problem at the moment but then again, I'd like to see it not get that way. Thanks!  :-)

I think if the photo is made proportional the tower looks rather proportional as well.  Also i like the other renderings on the website, its nice to see some fresh ideas/concepts for cleveland for a change, regardless if they're realistic or "pretty" or whatever

This will be really good for helping fill out the gap in the skyline between the public square buildings and the  East 9th buildings.

Build it, and the residents will come. Maybe they'll wait until EC is done, to stay out of the way of each other's construction, and to see what the ridership will be like on the transitway....  If they do build that apartment tower, and it fills up with paying bodies, I'll wager that another tower will pop up on the south side of Euclid -- either by demolishing the 668 Euclid/Atrium Building or in using the parking lot where the Hippodrome used to be.

That rendering looks like its showing 20+ stories, so if its 17, it will be a bit shorter than the rendering.  Of course, since its been redesigned, it might not be anything like that at all.

Hey everyone, I'm new here, but no stranger to digging for Cleveland development news on the internet.  I was at this construction site in December and sat staring at it for about 10 minutes, just imagining the possibilities.  And this before I knew that there were plans for a future residential tower! 

 

Now, on the subject of adding to foundation buildings...it looks as though the Winking Lizard/Cleveland Urban Design Center building at the intersection of Huron and Prospect was initially expected to be much much taller.  Though it is a handsome building and well-utilized, has anyone heard of any plans to retrofit it and build up???

Welcome Mister Good Day.  The foundations are put in with the idea of building a tower.  They do not have to add them later.  I never knew there was a possibility of adding to the Winking Lizard building.  Please share if you have info on that.

no no!  that's my question!  I know that the new building features the engineering to support future floors, but I'm not sure if the Winking Lizard building does.  It's possible that it does, but if not, I think a retrofitting could provide this in a two-story building.  Again, I'm no engineer, but I'm sure it's been done before. 

 

anyways, it's interesting to see the Pointe at Gateway with its new apartments and a big wall on the east side with no windows...might as well build up to meet it...if those apartments sell, new ones on the actual "point" should sell even better!

Was the Pinnacle garage always designed to hold a tower above it?  If not, what kind of work had to be done to make it support the tower?  Could that work be done in the Pointe?  Or would it have to be something different?

First of all, on the previous question...I don't think that the Point building (home of Winking Lizard and Kent State UDC) is structurally capable of supporting additional floors.  However, I visited the building last week and discussed the subject---strictly on pipe-dream level---with a landscape architect who works in the center (thanks again Brian!).  We surmised that because of the narrowness of the building's footprint and the great width of the sidewalks on Huron and Prospect, that the possibility existed for structural beams to be added to the exterior of the building in order to support upper floors.  However, given the apropos use of the building at present and the attractiveness it already holds, it's doubtful that anyone would want to mess with it.  Besides, there are enough vacancies nearby that need to be occupied first!

Hello, I am brand new here as a member, but I have been reading threads here for several months now. I live in Cleveland and try to focus specifically on information regarding to Northeast Ohio. So anyways, I have a lot of stuff I want to talk about, but for tonight, I will stick to one of the things I don't think anyone has noticed yet. It is in regards to 515 Euclid, the new parking garage complex. If you observe the building from Euclid, you will notice roughly 5 stories for the garage, but, when you observe it from East 6th, behind the currently existing offices, there must 7 or 8 levels of parking. It is definately not a flat level, but the same slanted style as the other levels below it. There is also a great view of the project from the alleyway behind Teahouse Noodles on E. 6th. Hopefully someone can confirm what I saw, but I walk down Euclid and E. 6th at least 3 times a week, so I don't think I am imagining this. Right now, they are up to the glass windows on the main level. I will try to get a picture of the alternative view from E. 6th soon.

I also have a lot of pictures I took in Cleveland over the last month and I would really like to get them uploaded onto this site, but I don't currently have any storage space of a domain where I could store them. If anyone wants to help me, I could send you the photo's and you could post them up for me.. but I have roughly 100 pictures of downtown, mainly of CSU/Quadrangle, Theatre District, and around Superior/E. 6th where the banks are. I have been trying to get some unique views and can't say all of my snapshots are innovative, considering a lot of my pictures resemble those of other local Clevelander's. But I do have a few shots with an excellent view of Cleveland from North of Lakeside between the RTA tracks and the factories up above the hill. I also have a handful of pictures from the top floor of Rhodes Tower overlooking CSU/Quadrangle to the South of Rhodes Tower and to the East, overlooking all the way up to 55th and beyond.. it also has a nice view of the current Rec Center site (which is currently a big ditch). IF anyone wants to help, I will gladly e-mail you the pictures to upload for everyone. Thanks!

View from top floor of Rhodes Tower facing east, overlooking CSU and Quadrangle. You can see Viking Hall (white building), Wolstein Center (far right), surface lots (all over), the YMCA/that old renovated building (left middle) and the rest of the quadrangle area.

 

View from around East 30th, north of Lakeside Ave. -- roughly next to the RTA tracks. I am still trying to find the ideal location, but I used to know an awesome view where you see nothing but one tall building next to one another and there is no hole between and no building is blocked from view. It is probably somewhere close to Quay 55. This is a partial idea of what the skyline looks like from the Northeast corner.

East 9th at Huron - a nice way to get hit by a car:

 

My 2nd favorite spot in downtown, East 9th and St. Claire (my favorite being Superior and E. 6th) - the two busiest areas in downtown Cleveland.. as for this pic, notice One Cleveland Center, it was done by the same mind of the Citigroup building in NYC below.. notice both cities intersection's at this building, I find many similarities:

Back to 515 Euclid in Cleveland. Does anyone else notice the 3-4 parking garages located on or adjacent to East 6th and Vincent. There is the McDonald Investment garage, the NCB garage, the Fifth 3rd garage, and even the nearby Huntington and Star building garages. Now that 515 Euclid is nearing completion and opening up 400-800 spots (most of which will be from E. 4th and HOB patrons), there seems more to it than that. What if this new garage is able to work with or against the other garages and allow them to tear down and re-build new structures in place of the old dilapadated garage complexes. If you think about it, Vincent, between E. 6th and E. 9th is one of the densest areas in downtown.. you have Euclid on the south and Superior to the north. All around the entire 2 block radius is nothing but recently built high rise bank offices with stupid little garages next to them. I definately see this area as a high value, high demand block.. and that will only increase as nearby E. 4th becomes bigger and Superior/Euclid get their full re-paving. If the owners of these old garages want to live for the future, they outta re-build them with office capabilities above, in a fashion similar to that of 515 Euclid. Perhaps I am dreaming, but in reality, Vincent, leading down its NYC alleyway style street into E. 6th's one-way is a very cool area.. free parking on the street, E. 6th full of little restaurant's and to-go food places. From the soon-to-be 515 Euclid ground level retail at top of the little hill to the library and Superior renovations at the other end.. this area is so awesome and any Clevelander should agree with me that E. 6th is a very cool little street, especially considering there are no vacant storefronts. The only ugly thing about E. 6th is the Fifth 3rd garage that takes up almost an entire block with nothing but a fenced off wall full of cars. Otherwise a veryyyyy cool little street.

bizbiz, welcome to the forum and thank you for posting those pics! I always love the view from the East 30th/Lakeside area - do you remember if that was on South Marginal Road?

 

 

Yes, it's on South Marginal Road at that parking lot for RTA employees or something. I have always loved the Erieview Tower and One Cleveland Center, but they are so blindspotted from any other view.. Coming from I-77 in Independence, OCC is not visible at all and Erieview looks like crap from that view - a skinny nothingness.. from the west, Key/BP block the view.. so I have been looking for that perfect view to get those 2 into the shot.. I also like the Holiday Inn on Lakeside and that bigger office next to it with the pyramid shape (name not registering in my head at the moment).. but I know if you are coming down I-90 from Bratenahl or East Cleveland, there becomes this freaking awesome view of the city's skyline - you need to be at right about the perfect spot, because any further to the west or east, and buildings begin blocking each other out. But if you catch the right view, you see the full beauty in both. And speaking of, they have an underground connection that goes under St. Claire.. just thought I'd point that out. :)

I drove past 515 Euclid today to re-count the number of levels from behind and I counted 8, if not 9.. it looks topped out now, but you never know. So the entire 5 level parking garage just doesn't make sense at this point - there is more than 5 levels. I was having a hard time believing 800 spots could fit within 5 levels. That is over 150 parking spaces per level - I just don't see that possible - however, the garage goes way back behind and down E. 6th between the Arcade and the office buildings lining E. 6th. This is one of those sites I have been too damn lazy to get pictures and explore closer up. I will definately do that on the next mild day I am downtown! As for seeing more pictures from me - I will gladly post them, but I will start a new thread in the pictures/photography section of this message forum.

Found an interesting blurb that was dated September 8, 2004 that places the height of the building at 10 floors.  It can be found on page 6 of the PDF, on the left hand side under zoning appeals that have been approved.  Here is the link:

This project has always intrigued me, as it seems as if it holds more potential than many other projects that are in the works for downtown as of right now.  It'll bring well-concealed (hopefully) parking, as well as brand new retail; aside from the fact that it could eventually hold a sizeable residential tower.  Seeing the construction progressing really makes me think of all of the retailers that don't have a Cleveland presence that could go in there.  Personally, I think if cities such as Cincinnati, Denver and Minneapolis could support a Tiffany & Co., we certainly could as well (it'd look pretty nice on the corner of E. 6th and Euclid I must say).  In addition to that, Cleveland still lacks stores like Cole Haan, Room and Board (Minneapolis-based furniture store that seems to do well in downtown areas), Puma and Benneton to name a few.  I suppose if I had to see them open anywhere, I'd like to see them Downtown over Beachwood.  Wishful thinking I suppose...
