Just saw this Friday. This former mansion, one of the few left from the time when western Price Hill was grand estate homes has been uncovered from the Apartment building that it had been entombed in. It had looked like this, but the front apartment has been empty for about 10 years or so i think. You can just barely see the old mansion part in the back.

I would've never suspected an old mansion sat in the back of that building. Pretty cool!

^The approved permit from March just states partial demolition.

I hope they saved that lone urn from the parapet. 🙂

NICE!!! Hopefully they are working together with council and this isnt just an attempt to be a step ahead of things to prevent another Schulte Mansion situation. Glad to have a name now to help with looking up more info, id love to see what it looked like back in the day and this helps. EPHIA and Price Hill Will are jointly proposing a mixed-use development project. They seek $315,000 in Tax Increment Financing (TIF) funds to acquire the properties at 3509 and 3519 Warsaw Avenue. EPHIA’s plan is to transform these buildings into affordable housing with ground-level retail spaces, aiming to revitalize the area and expedite redevelopment efforts in the neighboring block. Currently, the project has secured $300,000, including a $100,000 grant from the Neighborhood Catalytic Capital Investment Program (NCCIP) and an additional $200,000 from the latest Neighborhood Business District Improvement Program NBDIP allocation. The Board of EPHIA has passed a motion and voted in favor of requesting the allocation of TIF funds for the acquisition of these properties. The motion and board support were also presented to the community for approval at the November 20, 2023, General Membership Meeting.

Fast-growing developer Kaiker to rejuvenate two apartment buildings in Lower Price Hill

 

When Kai Lewars lived in Lower Price Hill, he’d frequently think about two blighted buildings on State Street nearby, which had been condemned as a nuisance by the city.

 

“I used to literally be in the backyard with my dad and my son and wonder, ‘What are they going to do with those buildings?’” he said.

 

Now, he’s the “they” in that sentence, and his company, Kaiker Development, plans to turn 700 and 702 State Ave. into 12 affordable apartments, a nearly $3 million project.

City, developers debut first phase of Glenway Avenue project in West Price Hill

 

Elected officials and neighborhood developers gathered last week to unveil the first phase of a project six years in the making, which in its fulfillment seeks to create a cohesive business district on Glenway Avenue in West Price Hill. 

 

Over-the-Rhine-based 8K Development is working with the city of Cincinnati, the Port of Greater Cincinnati Development Authority and Price Hill Will, the neighborhood’s nonprofit community development corporation, to revitalize a stretch of underutilized, largely vacant buildings across from Elder and Seton high schools. 

 

First up is the two-story building at 4024 Glenway Ave., built in 1925. It has two commercial units at street level and two residential units above.
