Posted July 13, 200717 yr Stratford expands design for Madisonville senior housing http://cincinnati.bizjournals.com/cincinnati/stories/2007/07/16/story7.html An Indianapolis developer of senior living communities upgraded its plans for the Stratford at Kenwood, a $110 million campus in Madisonville. The Stratford Cos. in February applied for city of Cincinnati tax incentives for a $91 million project, with five buildings on a 20-acre Kenwood Road site. But final plans call for a 15-story, 510,000-square-foot building with a health center and several cottages. Click on link for article.
September 16, 200717 yr City to get huge project for seniors BY STEVE KEMME | [email protected] http://news.enquirer.com/apps/pbcs.dll/article?AID=/AB/20070916/NEWS01/70916002/ A hilltop site on Kenwood Road that overlooks eastern Cincinnati is being cleared for a $110 million senior housing development. The Stratford at Kenwood, which will offer a wide range of living styles and services to a more affluent sector of the elderly population, will replace two apartment complexes on the 17.7-acre site, the Kenwood Towers and Kenwood Bluffs. September 16, 200717 yr Yeah...this is certainly not in Kenwood (which isn't an actual place to begin with). This is more so in Cincinnati proper than anything else. I would venture that it is this area (Kenwood Hills) that is in between Madeira and Madisonville. Essentially it is Cincinnati... http://maps.google.com/maps?f=q&hl=en&geocode=&q=cincinnati,+oh&ie=UTF8&ll=39.167735,-84.386158&spn=0.096357,0.181274&t=h&z=13&om=1
September 17, 200717 yr Stratford at Kenwood. That doesn't sound fake at all. When I hear that name, I definitely think condo tower, not stratford-upon-avon tudor style development.
July 17, 200816 yr There is a webcam for this project. Direct link here: http://oxblue.com/pro/open/stratfordcompanies/kenwood via the Paric Corporation website: http://www.paric.com/ParicHome/Projects/ProjectsInProgress/stratford+of+cinci.htm
July 17, 200816 yr thats a great webcam, very clear. shame they couldn't put one like that up for the banks instead of the 1988 model they have up there...
August 1, 200816 yr High-end care center rises http://news.cincinnati.com/apps/pbcs.dll/article?AID=/20080801/BIZ01/808010405/1076/NEWS
November 12, 200816 yr Its not you...its the exterior sheathing. I guess most of the time we are used to seeing yellow. I always wonder how many of the poeple driving up 71 see it and scream "that building is purple!! How ugly!" Probably most of them.
November 12, 200816 yr I'm glad this thread got bumped. I'd been wondering what the heck that purple tower was. You can also see it pretty clearly from various points in Hyde Park, Mt Lookout, and Oakley.
November 12, 200816 yr ^ Its definitely interesting, being that its a new landmark, how many places around town you can see it. Its easy to lose track of the proximity of places in cincy. A combination of indirect roads that generally avoid topography and that most of the distant views around town are miles of nondescript rolling hills. You may not realize in one place or another that a particular ridge is hyde park, madiera, p-ridge, mt washington, or even kentucky accross the river. The Stratford is a beacon for all!!!!... at least if your looking for Kenwood Rd from Newtown.
November 12, 200816 yr The towers at UC are another good marker. You can see Crosley Tower from Losantiville CC in PRidge.
November 12, 200816 yr Construction shortens sleep Stratford at Kenwood project noise riles neighbors http://news.cincinnati.com/article/20081112/NEWS01/811120359/1055/NEWS Irene Devine and many of her neighbors say they don't need an alarm clock to wake them up in the morning. For five months, noise from construction of the Stratford at Kenwood, a $110 million senior housing development, have been rousing them from their sleep around sunrise. Click on link for article.
November 12, 200816 yr I was in the area of the job site today and took some below-average pictures with my cell phone... The first two are from Kenwood Rd. The last one is from Madison Rd. in between Kenwood and Whetzel. I saw this thing from the Norwood Lateral today and couldn't believe it.
February 20, 200916 yr Stratford designed for very active residents Community offers ‘invisible cloak of support’ http://cincinnati.bizjournals.com/cincinnati/stories/2009/02/23/focus4.html Works like a retirement home, feels like a cruise ship. Such is the vibe they’re building at The Stratford at Kenwood, a luxury residential tower on a ridge overlooking Madisonville, Fairfax and Mariemont. The amenities-rich complex, geared to affluent seniors with roots in Cincinnati’s northeastern suburbs, includes 215 apartments, 24 condos and a 50-bed skilled nursing facility to provide assisted-living services and a unit for memory-impaired patients. February 22, 200916 yr I wonder what the views are like from the upper floors. You should be able to see really far, given the site and height of the building. They have a pretty fancy rendering playing on their homepage, though, if anyone wants a better idea of the final color, look, etc: http://www.stratfordatkenwood.com/index.asp
February 23, 200916 yr You do realize the purple is just the underlaying insulation board right? I don't think that's true. They took down the crane.
February 23, 200916 yr Yeah, they can't leave the insulation foam exposed forever, it actually seems like it's been exposed for quite awhile now. Usually the exterior cladding comes soon after, as in days after, not months. My guess is they wanted to make work conditions inside better, but wanted to wait for warmer weather to start the exterior cladding, for any number of reasons.
March 15, 200916 yr It's purple - but not for long By Steve Kemme • [email protected] • March 15, 2009 MADISONVILLE - The huge purple building atop a hill at the eastern edge of Cincinnati has aroused considerable curiosity among the many residents and motorists who can see it from miles away. .... But the Stratford won't be purple for long. The purple insulation wrap on the exterior of the 15-story building soon will be covered with brick walls. March 15, 200916 yr Well that clears up few things. but is this Kenwood or Cincinnati? Kenwood is not in Cincinnati.
March 15, 200916 yr but is this Kenwood or Cincinnati? Kenwood is not in Cincinnati. It's located in Madisonville which makes it Cincinnati. The Kenwood part of the name is nothing more than a marketing ploy.
March 16, 200916 yr You do realize the purple is just the underlaying insulation board right? I don't think that's true. They took down the crane. Cranes are used to transport heavy items, not to apply cladding.
March 16, 200916 yr Yeah but a Cincinnati project that has to include Kenwood in it's name is embarrassing.
March 16, 200916 yr Well, it's near the Kenwood Country Club which is a selling point. I think the neighberhood across from it is called "Kenwood Hills" if I'm not mistaken. I don't think using the regional ammenity area of Kenwood as a selling point is really embarrassing.
March 16, 200916 yr Yeah, using Kenwood for that doesn't weird me out either. I mean, I'd prefer "Whetsel Towers" or "The Views Of Madisonville," but nothing wrong with Kenwood to my mind.
March 16, 200916 yr I can appreciate some good city-boosting, but I can't find a problem with the Kenwood name. It's called Stratford at Kenwood because it's ... near Kenwood!! God forbid. They'll drive on Kenwood Road, and shop at the Kenwood strip malls. Even if you're looking at it from a civic pride standpoint, Cincinnati is getting the property taxes, and that's what counts. Anyway, everyone should also remember that Cincinnati is unusual in that it has extremely well defined neighborhood boundaries. Not all American cities are as serious about their neighborhood definitions as around here. (It's kind of provincial, honestly.) In most cities, it's perfectly normal for a popular neighborhood name to spread well beyond its original boundaries. Besides, at the end of the day, people who live in Kenwood still say they're from Cincinnati. So I can't imagine why anyone would be embarassed over Kenwood getting a building name. Really? Embarassed?
March 16, 200916 yr Kenwood is a made up place...just like Western Hills. I would venture to guess that it got footing when realators and real estate investors felt like marketing the general area around Kenwood Mall as something other than Silverton, Sycamore Township or whatever. To be honest I don't care what the name is of a project like this. It is a project that is meant to cater to people who will go for such a name - "Stratford at Kenwood." More than likely, once this project is complete I'll never talk about it again, and if I do I'll probably just say "that midrise at the top of the hill."
March 17, 200916 yr I think the area was being called Kenwood at least since the 40's. I have a 1947 County Map where its labeled Kenwood Road. The previous map I have, 1920, has it labeled Madisonville Rd. Personally, I always thought 'Western Hills' was a description for the macro area of Bridgetown, Westwood, Cheviot, Covedale etc.
March 17, 200916 yr The exact area is at the edge of Cincinnati city limits but is actually in Madeira school district. It is on Kenwood Rd. They are marketing this thing regionally, and the Kenwood shopping area is a place anyone in the region would know. I'm sure most people will just call it "The Stratford" once it is all done and forgotten about.
March 17, 200916 yr Kenwood is a made up place...just like Western Hills. I would venture to guess that it got footing when realators and real estate investors felt like marketing the general area around Kenwood Mall as something other than Silverton, Sycamore Township or whatever. I always thought Kenwood was unofficial too, but then just last week i saw a sign on Montgomery road - around the moeller high school proximity - that simply said "Kenwood". We arent talking your "welcome to mariemont" sign. This was a state issued classic green highway sign. Similar to what you see when driving down 71 or 75 as you cross over municipal boundaries. Im not saying one little sign means anything, but its the first time ive seen anything like it announcing the arrival of Kenwood. Someone thinks its official. In any event. Who cares what its called. Its on Kenwood road and thats good enough for me.
March 17, 200916 yr Kenwood happens to be the one place on the NE side that everyone who's spent any time in Cincinnati knows where it's at. This is helpful when explaining that where PRidge is - which few people know.
August 6, 200915 yr Stratford senior housing ahead of schedule Though the recession has hampered sales at the $111 million senior living community, developers of The Stratford at Kenwood say the project is ahead of schedule with plans for a March opening. Nearly 80 residents have signed on for a home at the upscale 20-acre development. The commitments represent roughly 37 percent of the apartments and condos available for early sales. August 6, 200915 yr This is in Kenwood, not Cincinnati, correct? To the best of my knowledge it's in Madisonville which is in Cincinnati. The newspaper article I just posted even lists it as Madisonville if you follow the source link.
August 6, 200915 yr Rando's right, its technically in the City of Cincinnati, in the neighborhood of Madisonville, even though the development is clearly marketing itself as being in Kenwood/Madeira.
August 6, 200915 yr has anyone been up close with this thing to know whether or not the cladding is brick or eifs? something tells me its eifs which would be very disappointing...if not stupid for a project this size.
August 6, 200915 yr ^It's built on plots of land that straddle the border of Madisonville and Columbia Township, but I believe more acreage is within the city limits and the building itself is almost entirely inside Cincinnati. It will be paying Cincinnati taxes. So it's not 100% false to say it's in Kenwood/Columbia Township, because the parking lot is in fact in Columbia Township.
August 6, 200915 yr i dont want to perpetuate this debate since its not the first time... but i really dont understand what the big deal is. The place is called "Stratford at Kenwood". Its on kenwood road. is that not enough to justify it being called that? Infer what you will about neighborhood assocation with the make believe kenwood area vs madisonville and whatever the prestige factor might accompany both.
