Also is there a hotel in or immediately adjacent  to Public Square?  If not, It sure feels like that would be the perfect place for one - especially a higher end one.

Did you mean "Playhouse Square".  There has been a hotel in the heart of the square for more than 25 years.  Was initially a Wydham and now is branded a Crowne Plaza.  While not high end it is not exactly a flop house.  My office use to be on PS and we use to have drinks in the hotel bar a lot of the time when it was the Wydham.

Both times I got mandated downtown for the protests we got stationed at the Crowne Plaza. It's not a bad hotel at all. I'd say upper middling hotel. Maybe a tier below high end. But not middle of the road either.

I believe the rooms got updated not long ago as well.

Aw Yeah - my bad @Htsguy- it was late - of course I meant Playhouse - and I forgot about the former Wyndham - I even stayed there once. 

Work has begun on State and Ohio theaters. The LED screens are down on both sides of each marquee and all the light bulbs have been removed. So far they are just removing the design elements and leaving the structural members of each marquee.

A significant building in downtown Cleveland’s theater district is proposed to undergo a transformation that would convert nearly half of the structure to residential and add a high-profile office tenant. The Bulkley Building, or simply The Bulkley, 1501 Euclid Ave., is not only owned by the Playhouse Square Foundation but is also the current site of the foundation’s offices.

Which building in this picture is the bulkley?  Is it the Beige building with the white banner on the lower left. But if you count the floors

that building has 8 floors and the report talks about a 9 story building.

Probably counting a basement

In the article it says only half the building has a 9th floor (the east side). And if you look on Google maps you can see a 9th floor window on the side of the building

Article updated with more information -- including how many apartments are planned. It's more than the typical number of units vis a vis floorspace for a downtown building!

it never ceases to amaze me what spinoff playhouse square can attract.

 

seems like a no brainer to huddle residential and so much more around.

 

same out here in ny for the times square theater district redevelopment for that matter. and hopefully even here in staten around our historic st george theater.

 

It’s awesome news - more residential at Playhouse Square…now, if we can just get somebody to build Lumen 2!

Technically, this is their Lumen 2. It's a piece of low-hanging fruit they can use to attract more workforce-type residents to Playhouse Square. I'm sure they will be able to provide this residential product for much less money per unit than what it cost to build Lumen, or Lumen 2. So I can see why they turned to this option before considering any more new construction.

I had a nice chat with a business owner there, and the ground level businesses in PHS are sucking wind, big time.  No one is in the offices there, and the apartments aren't remotely making up for the loss.   "No one is coming in and slapping down an Amex for a party of 20. Instead its five kids here for happy hour." 

damn sucks to hear. I thought the shows would help them out big time. Having lived in one of the apartments over there I always enjoyed how crowded it was on the weekends. Really nice to see very lively sidewalks and restaurants

Meanwhile, Yours Truly is thriving, Zaytoon is in a good spot, 1942 Tequila seems to be fine. The restaurants and bars in Playhouse Square are overpriced, bland and generic. Driftwood has consistently been underwhelming in their offerings. People don't want basic burgers and tasteless appetizers especially when there are lots of better food options within a 5-10 minute walk in any given direction. Draw in the Amex card holders with big parties that would prefer any restaurant on East 4th or across the bridge in Ohio City/Tremont by changing your offering OR cater to the current crowd and find a way to bring in the young/student population within that area.

The full court press to get more residents downtown might need to switch to officer workers.  It's not isolated to Cleveland but the one-two punch of losing some big employers to the suburbs (Medical Mutual continues the trend) and remote work has gutted the downtown workforce.

^ At this point l would rather see an office stay an office rather than be converted to residential. That assumes there is an office tenant leasing the space. The problem is WFH is making office space somewhat obsolete now vs. pre-pandemic. No secret there of course. 

 

That's why l think downtown stakeholders need to come up with creative ways to help business to either stay downtown or relocate there. An obvious way is some kind of subsidy. I'm sure there are other ways too. At any rate keeping downtown open for business has to take on more urgency. 

I would think that full-time residents add more to the vitality of places like Playhouse Square than people commuting to 9 to 5 office jobs. If people want to work from home, they're going to work from home; better their homes are downtown than in the 'burbs.

 

Also, isn't the whole point of working from home to avoid needlessly long commutes? I would expect Playhouse Square to be pretty appealing to the WFH crowd, with dining, entertainment, and groceries barely minutes away. A subsidy might help keep jobs downtown in the short term, but why not capitalize off of what downtown already has to offer and adapt to a trend that could turn out to be long term?

An occupied office building can have 5x more people per square foot than a residential building. Those folks are also more likely to get coffee or lunch, or hit up happy hour after work. The office dynamic can be very different than WFH. Ideally, downtown will have a healthy balance of both so there is activity throughout the day.

Most of the finishes on Ohio marquee have been removed and all that remains is the structure. Some of the State marquee has been demo'd as well. Very weird being so dark at night here on Euclid. People come and go from the theatres with unmarked and unlit entrances. Only light is pretty much from the street lamps and the chandelier.

Based on what I've seen here, I would consider a "Save the old Playhouse Square marquees". I guess I'm old-fashioned in that regard.

I'm happy it's getting done... but it's PEAK Cleveland that someone was like "Oh! It's the Film Festival! Better schedule heavy renovations out front!"

Totally agree. especially since CIFF is there permanently now. They couldn't have gotten this done back in November?

Unless they completely replace the healthline lamps, I don't want to see them. I don't like the mix of street lights along MLK Blvd. They need to pick one.

I get it (and it let it be known I'm neutral) but at the same time people in Playhouse most likely won't be heading any significant distance east on Euclid (or west for that matter). Most people come in in cars and leave in cars so I doubt they'd notice a change in the lighting if it were to be unique to PHS.

 

The lighting in the 60s was strangely unique, it'd be cool to revamp things a bit (aside from maintaining existing trees, idk what else would add that pop) but I'm descending into the Streetscapes thread hah

I completely agree with PHS having its own distinctive lighting elements. Would definitely make it feel like its own area or nook of the city. But what I think would be even cooler would be to put up some vintage lamp posts and maybe even some lanterns whose styles are unique to this neighborhood. Wish there were more of those around the city.

woah that looks awful, but great pics and you don't have to look too close to see those marquees needed a lot of work. 

 

that seems like a tough repair job as its so unique -- hopefully it doesnt take too long.

I thought they were going to do one at a time.  Oh well.  I suppose it makes sense to do all at the same time.

I believe the new marquees will look sharp!
