Packed house, worth the 45 minute wait (at only 6pm), great beer,  awesome band, and an amazing time!

 

Not a fan of the drop ceiling though...

I just realize this, but  does the guy on the left side of the screen have a fake black beard??

Not sure how far off they are from going public, but I've heard there is a large mixed-use project in the works for the parking lot on Euclid & E.17th. No more details available.

The ceiling makes it look crappy. And the lighting is horrendous. Looks like a large conference room at a hotel somewhere in the Chagrin Highlands.

Honestly all that really needed to change is the color of the dropped ceiling. If it matched the dark beams it would fade away into the background and not draw attention to its own cheapness. But as such it looks...bad.

Oh wow, it would be beyond awesome if there were something concrete and imminent in the works for that lot at 17th. And hearing Geis in one of those HB Haus videos talking about those lots along Chester being the natural route of future downtown development was great too, even if abstract.

Legit lol.  I didn't expect painted plaster vaults like in the original HB, but that ceiling is truly horrendous. Any drop ceiling kind of betrays the spirit of the original, but at the very least, I'm surprised they didn't pick a faux-historic tiling system. Oh well, nothing a tall stein of dark lager wouldn't make me happy to overlook :)

Well the RFP was due Sept. 12th.  Also Fred Geis refers to that site in the video above. So maybe it's him.

^  That RFP was for the City owned parking lot at 13th and Chester.  The 17th & Euclid lot is owned by Playhouse Square IIRC.

You can't tell from the angle of the picture but the side of the rig read "Versa Sonic."  I googled "Versa Sonic" and it is clear that the machine I saw this morning is a hydraulic drill rig. (http://www.laibecorp.com/vsonic.php)  It was actively drilling because it was making an incredible racket.

 

Is this the geotechnical analysis for the due diligence on a new PS tower?

Well that's exciting.  Always a good sign when someone cares enough about what the soil conditions looks like to spend money. Hopefully we hear some more developed rumors soon, or see a nice piece from Michelle.

FWIW - I spoke with a PHS tour guide yesterday and asked about the vacant lot at 17th and Euclid.  He mentioned that there have been talks of a high rise with student housing on the lower levels and market rate apartments on the upper floors.

Correct, that building is proposed to be between 17th and 18th.  The site in the picture is between 17th and 14th on Euclid, for anyone unfamiliar with the area.

I hope they incorporate some kind of theater into this project - maybe some kind of dine-in movie theater. That would be a big hit with the CSU students.

I would think so. And given the size of the drill rig, it means they may be going down a substantial distance to check soil conditions which suggests a big building. Or it could mean drilling to inject material for soil stabilization and to protect the Hanna Building next door from construction of a neighboring building.

That would be a good idea. It would give another option if one doesn't want to go to Tower City (I have had many frustrating movie experiences there).

That's the word making the rounds in transportation circles.

 

I don't know why he wants them out so urgently, but he does. It may have something to do with the RFP the city issued for the city-owned land just west of the station. Or it may be something more, including possible re-use of the art deco station building which has been rumored for months.

I really like the Art Deco design on the Greyhound Station facility, and have thought a lot about how it may be designed into a lobby of some future development surrounding it.

Interesting. If Art/PHS comes up with enough money, I'm sure Greyhound would listen to offers for their station site, but I can't imagine it would be cheap. A this point, I think that money would be better spent on the hypothetical project just east of the Hannah or elsewhere in the neighborhood.

I should probably reserve judgment till we hear more.  I never really thought of the bus station as a high priority given the oceans of surface parking and dead streetscape off Euclid, but maybe there is some kind of special opportunity here if Grehyhound was incidentally looking to leave anyway. IIRC, they rehabbed the station in the mid 00s, but maybe it's already showing its age again.

I always thought that the Greyhound Station would be good for a conversion into a grocery store, but that's not going to happen with the new Heinen's just a few blocks away.

The Greyhound station is a dump. I won't miss it. I would love though to see a unified transportation center for some RTA routes, all of the Greyhounds, MegaBus, etc. Like a legit airport terminal style transportation center. But regardless, I won't miss the Greyhound station

As I've said before, Chester, Walnut and Payne from 12 Street to 21 Street is perfect for high rise residential development!

I suspect the commenter who spoke of "riff raff" hit the nail on the head regarding the newfound urgency of this project.  Playhouse Square is gentrifying (the concept does not only apply to residential areas) and if one goes by stereotypes,  the bus station does not fit. 

Leave it to eRocc to be the elitist bad guy. I'm one of the riff-raff of which you speak. Most of those "riff-raff" are far better people than those who call them riff-raff.

Leave it to eRocc to be the elitist bad guy. I'm one of the riff-raff of which you speak. Most of those "riff-raff" are far better people than those who call them riff-raff.

 

The urgency comes from a developer interested in the site. Only a few people know who the developer is, and I'm not among those who are in that loop.

 

Note the quotation marks.  I try to avoid stuff like that.

 

But let's be real, close proximity to the bus station isn't a selling point for the bulk of PS's target clientele.

Among the mixed use components one might hope for = another traffic -driving destination restaurant like Hodbrauhaus (and of the type already,known to be scoping out other Midwest cities like Indy and Chicago and with an existing presence in similar downtown fringe areas in Syracuse, Buffalo, etc...I'm talking about you, Dinosaur Bar-b-Que..... This historic building would be right up their alley....)

Yep, seeing that picture did not make me happy. When you see pictures that like, you realize why Cleveland had almost 1 million people back then. But we were scrapping streetcars and leveling neighborhoods for highways.

 

But it also shows what can and should be done to develop all those parking lots and restore that kind of urban vibrancy to Playhouse Square and environs.

Yep, seeing that picture did not make me happy. When you see pictures that like, you realize why Cleveland had almost 1 million people back then. But we were scrapping streetcars and leveling neighborhoods for highways.

except when they are replace it will include 1,200 new parking spaces.
