Welcome to Collinwood: Signs of life springing forth on East 185th Street

For many Clevelanders, memories of bygone E. 185th St. conjure up visions of its epic annual street festival, movies at the La Salle, and bike rides down to the lake.

Debra Drobnick is no exception. Born and raised in Euclid, Drobnick has fond recollections of growing up just one street away from E. 185th St., so it’s rather poetic that she’s now part of the street’s renaissance as one of the forces behind uber-popular Irie Jamaican Kitchen.

“We have people coming from the far West side, Medina, and Ashtabula to try the food, so [the restaurant] has become somewhat of a destination in itself,” says Drobnick. “For me, having a business here is definitely like coming home.”

Collinwood’s Lasalle Theater Begins Its Second Act

The historic LaSalle Theater in Collinwood is once again a shining gem in the neighborhood. Built in 1927, it has recently been transformed into an event venue and community center that features an exhibit hall, a stage for local theater groups and arts programs and meeting space for businesses and community members. The transformed theater now provides a new venue for the community to host important events, from birthday parties to weddings, and everything in between.

 

The re-birth of this structure has created new opportunities as well. Apartments on the upper floor have been added – and leased! Additionally, retail locations have been incorporated into the building’s frontage and face the popular and heavily trafficked East 185th Street.

Cleveland's legendary Humphrey Popcorn, a Euclid Beach icon, to open shop

Cleveland, Ohio – Cleveland’s legendary Humphrey Popcorn company is popping.  The company launched by Dudley Humphrey back in the 1890s will soon open its first retail location in Cleveland in decades. On January 26, the Humphrey Popcorn Company will celebrate its grand opening at 819 East 185th Street – not far from the iconic Euclid Beach Park that made Humphrey a household name in Cleveland. 

 

The shop will be featuring Humphrey’s famous popcorn balls, popcorn and cheese corn, popcorn kernels and candy kisses, as well as other retro candies and Euclid Beach Park accessories. They will also be featuring another local classic, Bakers Candies, best known for their chocolate whips. The current owners of Humphrey Popcorn, Joanne Lynch and Mike Prokop, who bought the company in 2011, also purchased the rights and recipes to Bakers Candies.

"Roscoe's" has been shut for awhile.   IMO the next step is to get Callaloo to close when they are supposed to.  Otherwise I have heard good things about it so I hope it does not completely shut down.

 

Extensive work has begun on the gold building, I'm not sure what they are going to do.  

About the only thing structural AND constructive on next week's DR agenda. Everything else is signs or demolitions...

Very nice! Am I remembering correctly that someone wanted to tear this building down a couple of years ago, sparking a large neighborhood backlash that stopped it? Or am I recalling another building there.

I don't know if I would call it a "large" backlash, I could ask Cindy Barber (Beachland owner) since she's a neighbor now.   But it was approved for demolition at some point.   It's the "gold building" I referred to above. 

 

I'm not sure what they have planned, I'd be tempted to attend the meeting but it's my daughter's mom's birthday (we do the helium balloon release).  A second "destination" on that street might tip the momentum back in a positive direction.

 

That gold mural is the work of a reasonably well known artist duo.

Normally, I would never post news about a single house being developed. But I've never seen the county land bank be the developer before.....

^ That is what the Land Bank will be doing from now on. Since the demo money is all but dried up, all of their efforts will be on rehab and new construction in neighborhoods/cities they can get a good ROI. 

Correct. They have a couple of projects in the works here in Euclid, as well.

CLEVELAND, Ohio -- Pop Life, Waterloo Road’s most vibrant building, opens for the first time tonight, Oct. 11 with a soft opening party at 7 p.m. The east-side yoga and wellness studio’s event lands a couple of weeks before its grand opening on Nov. 1.

 

The building, located at 15619 Waterloo Rd., features a colorful exterior paint design by London-based artist Camille Walala. Previously, the building had been abandoned, a former Key Bank location.

The retail should be great for that area, but man I hate what they did to the facade of that building.

It WAS the most iconic and potentially classiest structure on Waterloo. My head hurts looking at it now.  Imagine Dante in Tremont doing this abomination  to their building. ???

Also, the "gold building" on the corner has a studio, Six Shooter is in its new spot, and a lot of places that were occupied but looked empty due to no signs now have signs.

Things are looking better and I've been on and off skeptical since I moved to the general area.

I don't care for what they did to the Bank building either though.

Whatever it is (I doubt its a gas station at least) will be great. That's a fairly prominent spot on a busy intersection. 

That size and at that location- I'm willing to bet it's going to be a CVS/Walgreens/Rite Aid.

That was the site of the old Commodore Theater, which I wish was never torn down... happened around the height of the Foreclosure Crisis.We’ll see what’s built in its place- anything is better than that grass lot.

Going green: Waterloo Arts to install new green roof and alleyway

It's probably not a cost feasible idea, but I have always wondered why some other larger grocers in the area, such as Dave's and Heinen's, can't create smaller, bodega style corner markets that have basic grocery goods, including fresh vegetables, meats, and cheeses. The current model seems only to have larger spaces with more stuff and large parking lots, eliminating the smaller grocer for each neighborhood. The bodega sized ones would help get rid of the food deserts and could be built into some of the smaller developments going into many neighborhoods. My thought about the larger grocer's taking this on is they would have the finances, distributors, and structures in place to accomplish it. Someone like Heinen's could even sell primarily their own goods, since they have branded many of their products that way.

I don't think there's a high markup on groceries, so they rely on people doing all their shopping there.  That's why these GE market district type places put such an emphasis on prepared goods.

Prepared foods are NOT money makers for grocery stores - they are a way to get people in the door. (Groceries are low margin businesses as it is.)

Waterloo Arts fest is today.   One of my brother's bands is playing at 12:30pm down by the 15300 block, I am debating going.    If anyone's there I'm told I look like "Stone Cold" Steve Austin, I would add only if he slacked on working out for a year or few.   Probably wearing a #5 Browns jersey (name "ISRIGHTOUT") or one of my Maple jerseys.   No Ardyn, she has other plans with her aunts.

 

Kind of leery of what the "planners" may have in store for the Beulah Park area, the good news is the combined sewer outlet may cause NEORSD to prevent too much "ambition".  They own the park.   Love how Shore Acres and Villa Beach don't seem to be included but we do.   Dave's closing and Walgreen's being replaced by a plasma center already don't bode well.

Edit: I forgot Waterloo Brew was there too, scrolled upthread and saw they ran afoul of some weird law about brewery locations.    Packy's seemed to have sporadic business.   Not sure what happened to Classic's, they often seemed busy but weren't there long.    That's a lot of turnover.   

 

Hopefully Cleveland Brewery can be a second destination, that would be big.   Right now the only real one is Beachland.   Ironically I moved to the area from Northfield Village, which has the same issue:  only one destination item.

 

I hate to say it, but while the virus certainly didn't help I'm going to say the "streetscape" project nearly a decade ago sapped the momentum of the area in a big way.  I wasn't up here yet, but my brother was.   From what I see and hear, it hasn't recovered yet.

I can shine a little more light on the rules that Waterloo Brew was afoul of- these rules exist at the State and Federal levels, not locally (at least not primarily).  Basically, the alcohol business exists at three tiers- Manufacturer, Distributor, Retailer.  An entity (an individual, LLC, corporation, etc)  can own multiple businesses at the same tier (you can own a winery and a brewery,  two breweries, a dozen distilleries, or a hundred bars).  But an entity cannot own businesses across tiers (a brewery and a distributor, a distiller and a liquor store, or a winery and a bar). 

 

The exception to this is that a manufacturer can self distribute their own products to retailers or have their own tasting room, both under certain limitations.  One of those limits is the distance from the brewery to the tasting room.  It can be attached to the brewery, of course.  Or it can be within a one mile radius.  Beyond that and the concept of a "tasting room" is stretched beyond breaking, and it's essentially just a manufacturer owning a bar, which is not allowed.

In Cleveland’s Collinwood neighborhood, a renovated and stabilized 94-year-old LaSalle Theater, 823 E. 185th St., hit the market this week. Its owner, North Shores Development Corp. (NSDC), renovated the building in 2018 for $4.7 million and stabilized the property as a media center along with three ground-floor storefronts and five apartments. Now stabilized, fully leased and provisioned with 39 spaces of off-street parking next door, CNP is ready to sell the former movie palace to put it back on the tax rolls.

Earlier this month, NEOtrans broke the story that a Collinwood landmark, the LaSalle Theater, 823 E. 185th St., had hit the market after 14 years of ownership by the Northeast Shores Development Corporation (NSDC). Interesting article, and a great development, Cleveland needs more live music, and I'm happy to see another jazz club go in, particularly one with so much space and (it sounds like) potential for larger acts (and dare I say, hopefully space to dance?) I'm really interested to see the ballroom renovated as well. Lots to be excited about here.

The Longfellow School Apartments in Cleveland’s North Collinwood neighborhood put that notion into detention. Located at 650 E. 140th St. just south of Interstate 90, Longfellow had its second ribbon-cutting ceremony last week nearly 100 years after its first.

Interesting.   I started going there early on when they brewed their own beer, which they really don't do much anymore if at all.   Not so much lately since they have bands most nights and I'm not into jazz.

 

Friday evening I was walking from Boardwalk to Fillmore with Kelly and a friend, when we passed the bank building they were curious about what it was.   I more or less described it but made a reference to pseudo-artistic vandalism.  They didn't disagree.

City acquisition of the former Dave's Market at 15900 Lakeshore Blvd. across from Euclid Beach was approved at todays CPC meeting. The building will be placed into the City's Land Reutilization Program for the Department of Economic Development.

 

*EDIT* Same meeting also included the necessary authorizations for a Villaview Road resurfacing east of Waterloo along the sound wall.

*EDIT* Same meeting also included the necessary authorizations for a Villaview Road resurfacing east of Waterloo along the sound wall. 

 

So it will sit there unused and unrepaired for the next few years.   Oh joy.

 

And they are going to tear up my route to 90E as well.....

As opposed to what? Dave's wasn't spending money on its maintenance and developers didn't rush in after its closing, so how is a negative?

The city isn't exactly known for turning these things around quickly or taking good care of them.
