November 16, 20213 yr I was admiring the rendering of the tower as seen from the river for the 1,000th time and it kind of hit me. Given the design of the building, the purported Phase 2 expansion really cannot be more than 13-14 stories without taking away from many features of the design (at least in my un-expert opinion). By the way, I say "purported" because in my negative heart of hearts I think that plot of land is going to be a "temporary" surface lot for a very long time.

I was thinking the same thing (great minds think alike). That's why I was kind of hoping they would go a bit taller with the main tower so there would be no need for a phase 2 building.

Now that they might be able to pick up the stupid Stark property, shrinking the garage probably makes sense to market those northern lots. More square footage.
November 17, 20213 yr I am a bit surprised by this move and I am wondering if this expansion of the St. Clair depth is just a common sense idea which finally struck a cord with the SHW planners or whether the impetus was due to some actual negotiations with a possible developer.

November 17, 20213 yr ^^by the way, it is an idea that they apparently just came up with because they were in front of the Board of Zoning Appeals just this week for garage variances and now they have to apparently go back to the Board due to this new change. Again the result of a negotiations with a developer that just happen or could it be that one arm of the development team does not know what the other arm is up to. Especially since SW itself commented that the roofline was meant to be a distinctive signature for the Cleveland skyline. Given the logo placement, they may have felt it would be “too busy” to outline the angled top. With the Terminal Tower, Key Tower and 200PS, the lighting is visible from 360 degrees, any angle - The SW lighting won’t have that quality. I’m sure the vertical lighting will be striking particularly from East and west but it won’t accent the tower’s overall dimensions and design like the lighting does for the current big 3.

I don't think the degrees of visibility will be a big deal. The lighting looks like it will be pretty apparent unless you're directly perpendicular to the building. Maybe not visible from 360 degrees, but 330 degrees or so. 😉

November 22, 20213 yr Jersey barriers were going up at the tower site this afternoon. I've mentioned it before but the impact of this development cannot be overstated. Those parking lots suck the life out of the very center of downtown. They're a black hole not only visually but in the vacuum of activity they create right on the square. It's like the edge of the earth and downright depressing.
