March 15, 20223 yr Losing most of the ocean of asphalt between public square and the warehouse district will be huge. It should really serve to make downtown and the warehouse district more connected - and a much more pleasant safe-feeling walk for out of towners from the Renaissance to say Johnny's.

March 18, 20223 yr Very cool! Can hardly wait till this tower is part of the skyline - its gonna make all its neighbors look even better - even the Justice Center (which actually looks pretty good in its baby blue cladding) I do think the southern facing top of the HQ might look better if it wasn’t open on top but I guess it’s a luxury to be able to nitpick design elements of a new 616 ft. tower!

March 18, 20223 yr Had a brief chat in passing yesterday with one of the construction workers - the team is currently working on drilling / installing 26 total caissons for the tower, each of which will go down to a depth of 200 feet. Pretty cool and fascinating stuff!! This construction will be fun to continue to watch.

Does that sound accurate?

March 18, 20223 yr Ok, just for the hell of it...does anyone know if the construction will be cement floors or will see steel girders going up? It's no big deal either way, it's just that I like to watch steel rising rather than cement.

March 21, 20223 yr It was a beautiful Sunday to be out and about in Cleveland. I paused to capture these images of the Sherwin-Williams global headquarters under construction. It's so nice to see these large cranes onsite. I love to see this type of progress in our city. 20220320_135415.mp4

March 30, 20223 yr ^All I can think about is the potential of that area. Imagine if RTA had a proper downtown subway with direct connection to East 9th, Playhouse Sq, CSU, St Vincent, Tri C, the Cleveland Clinic, and University Circle beyond. A Regional Rail hub with direct, frequent service to Akron, Canton, Youngstown, Lorain, Elyria, Solon, and Lake County. Frequent intercity rail service on a 3C&D, plus frequent rail service to Chicago, Detroit, Pittsburgh, and Buffalo. A downtown Cuyahoga Valley Scenic Railroad terminal. Complemented with a beautiful public river walk similar to Flats East Bank. Just fantastic potential to become the most valuable real estate outside Chicago in the entire Midwest. I wonder if anyone with this kind of vision has Bedrock’s ear. When is the last time I-71 turned a profit?

Is the city involved in this deal or did Sherwin-Williams change its mind? A small parcel west of the Carter Road bridge was transferred to the city last May for the construction of the Towpath Trail circular ramp to go below Columbus Road. And other adjacent SHW parcels have an easement for the trail ramp. There was, for a time, records showing the entire Breen site was transferred to the city, but apparently those were displayed incorrectly on the MyPlaceCuyahoga site. March 30, 20223 yr 35 minutes ago, Chazz Michael Michaels said: Is this property a potential replacement for the Nucleus property/development that looks to have fallen through (i.e., will stay with Stark)? Despite representations (possible fibs) made by Ezra Stark to Michelle Jarboe that were contained in one of her recent articles, @KJP apparently believes there is still a good chance the sale of the Stark property to Bedrock will happen. At least that is my impression since Ken again states in his most recent article that his sources are pointing in that direction.
March 30, 20223 yr So...this is potentially great news for a couple of reasons. SHW now exists the stage opening up the land for development by a deep pockets company (Bedrock). A company that already has a huge stake in the adjacent property. We have already been apprised of their potential plans for the area and they look great. The only problem l have is the timeframe. I think we better slow our roll on this. If Bedrock plans on buying the Stark property on Prospect AND this property along the river how are they going to develop both at the same time? I can't see both happening. Who would be the tenants? The only demand for office space downtown is for Class A space and even so, how much demand is there really? That leaves residential which IS moving along at a decent pace. But developing both properties at the same time would be dumping way too much housing onto the market in too short a time. I think the best case scenario is Bedrock buys both properties, develops one and sits on the other and waits for a more opportune time to develop. That way they at least control both properties. Companies the size of Bedrock don't plan for the short term but rather the long term. If the reports are true they will purchase both properties and develop them in an orderly and timely fashion meaning one and then the other. It very well could happen. But if it does it will probably be over at least a 10 year timeframe. This won't be fast
March 30, 20223 yr My heart hurts when I worry we might lose the old B&O Terminal. Bedrock really let Cleveland down with it's happy-go-lucky demolition of the 8-story Columbia and the cool old Stanley Block Building on Ontario. The B&O has the potential to be one of the more memorable buildings in downtown Cleveland if only given the attention it rightly deserves. IMO, when it comes to compelling historic architecture, Bedrock hasn't shown itself to be caring or creative about adaptive reuse. If there's a low-ball alternative at hand that includes flattening stuff for more parking - away it goes. Edited March 30, 20223 yr by ExPatClevGuy

But we can dream -- SHW isn't going to even exit until 2024, and I'd bet that there will be environmental cleanup issues on the site. It's not going to be ready for a decade, at least. But the Stark property could be developed immediately, Bedrock could even buy existing plans and employ the architects to polish them up in short order. That would be ideal.
March 30, 20223 yr I'd rather see the Stark property developed first. That parking crater is more of an eyesore than the Bedrock site.

Not to mention the Tower City revitalization. All of that happening within a couple blocks of each other… can’t wait!
March 30, 20223 yr 3 hours ago, superior said: What would you like to see done with the B&O Terminal property? I don't believe it has a particularly large amount of indoor space, but it makes sense to me as a Restaurant-snack Shop/Metroparks Welcome Center/Canal & Trail Interpretive Center/ with Office space to lease upstairs. It could function as a maintenance & custodial building for equipment & personnel related to the sprawling Bedrock property or for maintenance and customer support for new riverfront amenities envisioned for this area. Due to the fairly plain interior, I don't see it having a dazzling starring role as a tourist magnet indoors. The exterior appearance and historical context do seem to offer enough of an architectural draw that it will invite visitors to investigate those uses I describe or similar retail/office/maintenance setups. April 4, 20223 yr Author Comments by the city's former planning director (now at GCP) on LinkedIn, in response to my recent article about Bedrock buying SHW's R&D property.... Freddy Collier Sr. Vice President Strategy and New Initiatives 1h Strategic moves by the Metroparks and Bedrock to acquire key properties along the riverfront puts Cleveland one step closer to realizing the Vision for the Valley. Hat’s off to the Metroparks and Bedrock for thier focus and tactical decision making. Metroparks acquired a parking lot along the riverfront in a prime location last year. Bedrocks recent acquisition of the Sherwin-Williams R&D site will bring us a step closer to linking these land assets that flank our riverfront. These acquisitions create the conditions for real investment opportunities. We will be successful if every organization is ALL-IN and committed to moving in the same direction!! Great move! April 6, 20223 yr I was right there probably just a few minutes after you! Looked outside, saw it sunny, put my sunglasses on, and came out to complete fog. Was still sunny south of Prospect though. I sure love this time of year.
