It is wild to walk down Euclid Avenue from Playhouse Square and see a building rising in the gap. This is going to make a HUGE impact.

Having a few delays, as Rockefeller is on the verge of construction starting in the near future. Internet in the building has now been shutdown, which makes it difficult. We will do our best to figure out an interim solution shortly. 

We have steel!!!🥳 🏗️

I’ve been adding the copyright line* for about 23 years now 😊

 

*Technically it’s not needed (a photo is the intellectual property of the photographer the moment the shutter/button is clicked), but gets the message across. I’ve sent out at least a dozen cease and desists over the years to people trying use my images for profit without getting permission. 🤬

I've seen a few of my photos on twitter before, I totally get the reasoning! Can't imagine someone using them to get paid, that's a whole other level of BS.

I think even the Justice Center is going to look better once this baby is standing tall - it simply won’t be as exposed and will seem more complimentary to the bigger tower next door

 

I really think SW will make everything around it look even better - an incredibly strategic addition to the city. 

I definitely just trespassed to take these photos. But i’m sure the cops would understand that this content helps us here at UO get through our work days!

I agree.  The unsightly jail II will be less noticeable. 

 

Seeing these photos, I am now glad they moved the tower west of the Jacobs lot.  I'm still not happy about "the shack", but maybe it will look OK once it is completed.

Interesting - looks like SHW would rather use the capital to invest in growth instead of owning their building. I like this move.
 

 

When is the last time I-71 turned a profit?

Someone with better insight might be able to better clarify, but I think the following 2 paragraphs shed the most light on this. 

 

"According to Cuyahoga County land records on Tuesday, Dec. 20, Sherwin-Williams sold a 90% stake in the complex to Benderson Development Co., a family-owned real estate company based in University Park, Florida, which invests in net-leased corporate properties as well as warehouses, office buildings and hotels."

 

However;

"The strategy, which Young said is common among corporate headquarters, includes a long-term lease. Sherwin-Williams intends to maintain full control of the building including facility management and maintenance as a long-term tenant."

 

I was hoping this sale-leaseback would hand management control over to another company that might be able to manage and develop a street level presence for the property, but it sounds like this is only to give Sherwin liquidity. 

I wonder how this affects the timeline for the 2nd structure that's been talked about on the site.  It would seem like the money is there to move forward with that sooner than later.

That's what I was thinking too at least as a possibility. Get your HQ built, sell it to get back a big stack of cash, turn around and use that cash to get the second tower going asap. 

 

Would love it if they decided to push up that timeline and fill in some more parking lot.

When will they need the second tower?  I didn't think it was going to be anytime soon.

I think there was a Ken article on someone from SW being interviewed saying the second tower may be coming sooner rather than later with how much interest they got about it. But that could mean 5 or 10 years instead of 20 years.

The CFO prefers not to borrow at 2023 interest rates. I wonder if there is a buy-back clause in the agreement.

Thanks for sharing that NEOTRANS article, @dwolfi01- an excellent reread on SW’s motives vis a vis a second tower.

 

  It all points to SW wanting to begin construction on tower 2 sooner.  Beyond the obvious aesthetics - Do they prefer a parking lot next door or a trophy office building?  - there’s the SW prime directive - what increases value for shareholders?  
 

Having partner (or unrelated) companies pay premium office rents in a new trophy office building next door while being able to relocate several hundred more SW- Valspar employees sounds more productive than not. 
 

And if worthy tenant(s) decide to locate in this second tower, maybe it will need to get taller than the 300’ mark we’ve been expecting.  My hope, anyway.
