I am more concerned about street level.  We still have too many surface parking lots that need filling and I don't care if it is done with low rise buildings.

Let's hope those parcels surrounding SHW will be developed relatively soon.  Low rise buildings would be OK there.

Not to beat a dead guitar horse (didn't realize whatever I originally typed in my phone ended up as "guitar"), but agreed 100% about low-rise infill around the building and on most of the other lots downtown. 10 stories or less works beautifully and creates the density we all would love to see.  Case in point: D.C., and nothing more needs to be said.

I'm assuming that's just temporary so that workers can do interior work without it burning up in the sun before HVAC system gets switched on?

Well if we are going to fill those parking lots with 10-15 story buildings they will all have to be residential as the office building market has pretty much dried up. That would make for a dense neighborhood though so that's good.

 

I'm not holding my breath for SHW phase II.

I've doubted there was ever going to be a Phase 2 office building from day one.  I think if you watch the video of the Planning Commission meetings very very closely you will notice the SWH officials had their fingers crossed behind their backs when they described the parcel to the west of the building as "temporary parking".

 

All kidding aside, the fact that it has be crickets to date when it comes to the remaining parcels surrounding the building has me a bit concerned.  Again, these are clearly some of the most valuable development parcels downtown, the project is well on its way to completion and we haven't even heard rumors.  

 

My biggest fear is that SHW has decided it wants to wring every penny it can from developers for these very valuable parcels, and this possibility is ultimately discourage development proposals, especially given the current financing and construction climate.  I understand SHW has an obligation to its shareholders to maximize profits, but one would think that encouraging quality development around its headquarters would be as valuable as getting top dollar for the parcels.  At some point owners, similar to those on Detroit Avenue who continue to mentally inflate the value of their property as they watch surrounding development, have to realize that there are good reasons developers are not throwing money at them.  The numbers just don't end up working.  

 

Of course this is all just speculative mind candy on my part.  Maybe things are in the works.  It is just that all the silence seems very strange.

Putting a premium on the warehouse district lots creates another problem too. 10-15 story residential buildings don't maximize a return on equity if the developer also has to pay a premium for the land. That combination could delay construction by years. That's another reason l'm not expecting anything soon. BUT when something is built it may be in the 20-25 story range just  make it pay off.

If high-rises were built in the warehouse district I would hope they had a low rise "step" that connected it better with the surrounding buildings.

I would think SHW would not want a bunch of hi-rises on those parcels blocking views from their tower.  That's probably why the are doing a short shack on the Jacob's lot.

@LibertyBlvdWell if that's the case then the SHW leadership is populated by a bunch of local yokels. I prefer to give them the benefit of the doubt and assume they know they're adding a brand new skyscraper in the heart of a city and not some suburban campus. 

 

Cities mean city views.

Does anyone know what the programming is on the 13/14th floor?  The height of that floor is extended higher than the others

@OldEnoughgets the thumb up just for being the first to say he likes The Shack. 
 

Honestly, I think after all the moanin’ about it - the result  is going to end up being very effective - it allows for a more expansive feeling at PS - and for an unimpeded view of the HQ from a lot of angles. 
 

Having said that, I’d be just fine with a 400’ building (or more) to the west , just behind it in the rumored but dubious phase 2.

Happy Friday! The core should have hit 500ft with the last pour. I also made a few updates. 

 

1.) Someone on Twitter (I will forever call it that) pointed out that I was a floor off because I should have started the ground level as "1"

2.) Added height markers for 500' and 600'

3.) New glass progress representation

I've been wondering about the glass, but knew you'd get to it!  :)  AWESOME WORK!

A couple of questions.

 

1. Does anyone know why the 14th floor has extra height compared to the others

2.Is the "Shack" getting framed for skylights in the main lobby?

I think the 14th floor is a conference center floor.  And it also has balconies on the Northwest and Southeast corners.

 

I don't know about the "Shack" skylights.

 

@ASPhotoman:  To me it makes more sense to have the floor designation in the middle of the floor.  When I am counting floors in a completed building, I look at the windows and not the top or bottom of the floor.  But, that is just my thoughts.

I get that if it's finished, but as the building is currently exposed and you can see each floor I figured I'd show it by each floor level.

Will there be one more crane jump? If not, how would they lift the materials to the final height points?

It’ll get jumped again as the final height of the crane should be around 640’.

Soooo, the weather could have been better but still had a Goodtime, thinking one more outing this season might be needed.

Yeah, I don’t recall seeing any city shots. Though I was focused on the grill during commercial breaks, so may have missed.

Given the clouds and constant drizzle during the game, visibility was a challenge.

Yeaaaah, FOX8 had their chopper up all morning and every shot I saw from them of the muni lot looked pretty crappy and they were pretty low to the ground...

Pet peeve here: l'm just a little frustrated when l see an old stock photo of downtown used in a current context for advertising a company or worse a sporting event. I get that it may be cheaper but l think the real reason might just be laziness.
