These are the last two full-height floors that span the full width of the building.  It appears that the very top one has a taller ceiling height than those below.   Presumably this will be where the CEO and leadership team have offices.  After these floors are done, the sloping framework should start to appear, giving the building its signature silhouette on the skyline.

Here's to hoping there's news on the Horizon for either the Phase II or development surrounding the HQ :)

Phase II news would be great, but i doubt it given the troubles with financing these days.

One year from now, as Sherwin-Williams employees are scheduled to begin moving into their new, 616-foot headquarters tower in Downtown Cleveland, there are renewed rumblings that the global coatings giant will pursue the development of the west half of its HQ site. The HQ site is west of Public Square and the west half of the HQ site is along West 6th Street, between Superior and St. Clair avenues. That’s where Sherwin-Williams has proposed a new office tower and a row of low-rise, mixed use buildings extending around the corner of St. Clair to partially wrap its five-level, 920-space parking garage.

After reading this I have to wonder if the stuff about Minneapolis being HQ2 was just lip service. Moving those employees to HQ2 makes the most sense. 

Great news all around.  And just for tower lovers - even at the low end of the possible range described in @KJP's story , 15 stories, you'd get something at least as tall as City Club - and at the higher range of 20 stories - something along the lines of the Beacon - assuming at least 15 feet per story.  So, in other words, a tower of some substance that would further balance the west end of the downtown skyline.   I realize the human capital and investment into downtown is the main point - but just from an aesthetic standpoint - I think it would be a very good look for that part of town.   Build it SW!!

Well that's a nice little pick me up. While l'm glad the actual existence of a phase two looks to be more imminent than previously expected l'm also very curious to see what the rest of the footprint on St. Clair will look like.

 

A block long building of, say 5-6 stories wouldn't be more office space. Would it? After all if they needed more office space they could just add some floors to the second phase. So residential? That doesn't sound like SHW does it? Maybe a boutique hotel then with a little space for retail/restaurant/bar. I really don't know what they will use it for but it sure will be fun to see what develops.

I agree. I'd be happy with something that approximately matched the Rockefeller Bldg.  That would make a nice corner.

Hopefully it will look like the Weston's Warehouse District proposal of a few years ago.

This image popped up in a sponsored post for Marriott on IG a while ago and I took a screen shot thinking something like this would be perfect for the development around SW HQ. It would be nice to see a hotel go in around the warehouse district.

I wonder if HQ2 will need its own structured parking, or if the 920 space phase 1 garage was sized to accommodate both.  Obviously if HQ2 needs its own parking, it might call for a taller building if the parking has to be underneath the offices.  In that massing, HQ2 appears to be at least 20 stories, given the notch on phase 1 is at levels 14 and 15.

Too late for one of the recurring debates in urban development:  do you want a 616' building and an adjoining 250' one, or do you want the 866' one?

I'm firmly in the latter camp, which is Cleveland's traditional approach.   I know others here are the opposite.

I think it's more. there is a 16 acre development site and 1.5 million Square feet of offices to be built. would you rather a 2 acres developed- surrounded by 14 acres of surface parking and fencing or would you rather spread it out with multiple buildings that face the street

An old source chimed in with new SHW employment data. Article updated. If this is correct, they're building HQ2 ASAP.

I would have preferred one taller building.  The skyline looks a bit odd with Key Tower dwarfing all the other buildings.  Having another tower of similar height would have given Key a companion and would have given the skyline some symmetry. Buildings of 50+ stories are quite common now. Toronto has dozens of them. Yeah, I know Cleveland is no Toronto but geez can't we just get one more?

I think it's relative to the neighborhood. In the WHD I'd prefer the former since that neighborhood has so many low-rise historical buildings. Also mid-rise buildings tend to fill-in the skyline well, giving that dense feel. Look at Cincinnati, they have one of the densest skylines especially versus Cleveland who has 4 out of the 5 tallest buildings in Ohio.

If I had that employment data before I wrote the article, I would have probably written it very differently. Not only does the data scream for a new tower, but it also screams for the development of the perimeter of the parking garage with almost exclusively offices over retail/restaurants. It will also put a lot of pressure on Welty to sell the Gilman to SHW who will want to demolish it.

Does that Cleveland headquarter figure include the people in the research building along the river who will be moving to Brecksville?

So they actually accidentally under built their tower? If the second building was only supposed to support their partners and not their main staff they made a mistake then?

Guess City Club is gonna have to build their second Cleveland apartment building downtown as opposed to UC to accommodate all these employees 😝.

If I had any skin in the game, I'd prefer a building that is about 20-25 stories, maybe 25% taller than Rockefeller. Would help the skyline kind of step down from the taller buildings on public square and allow Key Tower to serve as the central focal point with the shorter buildings tapering down to the east and west.

If the massing in KJP's article is accurate, then it will be taller than the 55 building.  So, your hopes would come true.  It looks like from the massing that it would be somewhere between 325 and 350 feet.  And I agree with your assessment of the skyline tapering down as it goes West.

 

Based on the employment data that KJP provided, it would support a building of this size.

@Htsguy Source says that doesn’t include Breen’s employee count, which is an additional 330. Furthermore, it sounds like there are about 310 employees included in the 3,800 that don’t physically work in the building. They’re tied to the HQ count but work completely remote (training? sales? quality control?) across the US. So it’s more like 3,500 for those actually located in Cleveland.

This is such great news. We’ve got all our obsolete office space getting gobbled up for unending residential demand. We’ve got the county searching for 1 million square feet for a new courthouse, and now we’ve got a downtown employer with an unquenchable need for new office space, in a world where every city’s offices are emptying out. 
 

The future is bright here. We’re gonna need a whole lot of new housing, like now.
