Let's see - SHW2 is building sooner than later

Would they be able to use the same crane already in place, for HQ2? 🤔 

Maybe they decided to build HQ2 right on top of HQ1?  

Am I missing the big news about SHW2?  I'm not seeing an details or a related article.

Amazing!!!   Now we just need Cliffs to gobble up USX and to build a similarly sized headquarters.  A boy can dream!!!!!

Can they have everything in order to break ground on HQ2 as soon as HQ1 is finished?

Wow, it's nice to see jobs coming instead of leaving.  They probably should have gone taller with HQ1 if that was their ultimate plan.

If the new HQ2 building fills up, a tower on the block facing Public Square would be nice.

If the timeline for HQ2 follows that of HQ1, it could. With HQ1, they went through the city approvals process in the summer of 2021 and had it wrapped up by the start of fall. Construction equipment and materials began arriving on site in October. So if the approvals process starts in late summer or early fall, they could conceivably start work by early winter. I'm told there's a possibility the HQ1 work is delayed a bit, which is why SHW extended its lease at the Skylight Office Building. While the workers laboring on HQ1 won't be able to transition over to HQ2 since it's completely different work and workers at those stages of construction, the construction management team is already assembled and on site.

I would think the approvals process would be a little faster the second time around.  Assuming they propose something similar to what was shown in the general massing sand the design and materials are similar to Phase 1.  I would think Phase 2 wouldn’t get as much scrutiny.

^and by “think” I mean “hope”!!!

If a second tower is in the making I don't believe the city approval process would slow things down much unless SWH intends to do something unusual with the St. Clair and north W. 6th lots.  If it just a tower on the Superior frontage, City Planning and Landmarks have shown they can move pretty quicky, agenda wise, from conceptual to final.

 

If anything slows down the process I would think it would be SHW's own indecision, especially when it comes to cost (we have seen they have been quite cost sensitive on the project in the past) or if the company intends to seek some sort of public subsidy for phase 2.

 

By the way, if the Superior lot is actually developed sooner than later I have a big old fedora I will have to eat because I have always been of the opinion, in true Cleveland fashion, that a Phase 2 was just pretty talk and would not happen for years.  In fact, if I recall correctly, such sentiment was actually expressed, if only in passing, by somebody on PC during the first approval process.  I am more than willing to start munching.

The idea makes sense. Companies like AT&T and Walmart are closing offices in LA and Austin and bringing those jobs back to their HQs (or cutting the jobs if people don’t want to move, probably). 
 

SW definitely doesn’t seem to be into remote, so it makes sense that they’d want to bring core functions to the place where they’ve invested big. Personally, if I got the instruction to move or get a new job, I’d want to be in the fancy new HQ complex, near all the action, not some random satellite location. I know Key has an office near the airport and that to me seems not ideal because you don’t have the same opportunity to cross network with departments or get seen by leadership. 

Im really interested to see how SHW plans the rest of the site. If tower 2 is on w6 and has decent sized floorplates I fear the buildings will look crowded. At least the architects seemed to value skyline balance when they proposed phase 1.  If the buildings are that close I’d imagine they considered some kind of connection/play between them but the original massing doesn’t inspire much. 

 

The parking garage under construction seems like such a mistake. Too much area and too few spots. As much as I love transit, forcing employees to take it does not help SHW. They will need a lot more parking and it’s going to be sad if it’s along the perimeter of this project. 
 

In my experience with Key it seems post covid more people are choosing Tiedeman over the tower if given the choice. It’s sad but driving to a suburban parking lot fits into the lifestyle of most workers a lot easier than going downtown.

We'll see how serious SW is about phase 2 if they bother to pave the parking lot at Superior and W. 6th this summer.

I dunno. The lot that the shack is on got repaved, I believe less than a year before the official news.

They just resurfaced that lot.

On the SW lot at West 9th and Superior they would have to build a new parking lot. Big difference in cost, minor in the grand scheme of the project though, and either way a waste of money if they plan on getting right to a second tower at completion of the first one.

An ironworker is a member of this group and commented saying that this wasn’t the actual topping off. He called it a theatrical performance for the big wigs to take pictures and celebrate the tax breaks [emoji28]

He also said the actual topping off will likely be later this month!

This is the first fake topping out that I’m aware of. I mean, it’s clear the steel structure isn’t finished. People are weird.

I was wondering that myself. Or is it that this was the final part of the main superstructure? Like possibly the angled topmost portions are supported by smaller metal parts that aren't installed the same way — or by the same steelworkers? Just guessing here.

The beam does have many signatures/writting on it.

The same thing was done with the City Club Apartments. They held a topping-off ceremony with all of the officials but the last structural steel was raised weeks later. I don't get it either.

If you remember, the Hilton has an angled top not unlike what is being installed on the SHW tower. The angular top of the Hilton was assembled elsewhere and then lowered into place atop the building via helicopter. Maybe they will do the same thing here. In which case, the topping out would occur-as you suggested-at the completion of the superstructure. Jumping on the guessing wagon with Paul.

 

Rendering posted by @Mendo11/13/23 seems to suggest that the top is a separate structure.

Where I work, they are building a new building, and they also had a ceremonial topping out several weeks before the last piece of the main structure was in place.

This.   When the last link of 480 was finished, I was told by people on the crew that it was done a little while before it was opened, they were waiting on politician availability.

Or winter weather. Also no helicopter can lift that much steel into place - there's a long way to go.

Looks like more structural steel went up...as part of the east facing crown.
