@chrino21is absolutely correct. The best way to connect the old Wharehouse District with the modern headquarters is with a transitional design and materials that merge the two. It wouldn't be difficult or expensive either. All it would take is an esthetic that is sensitive to the properties.

Let’s dust off the WHD Doubletree plans. Plop this down on the corner of West 6th & St. Clair. Fill in with 5-6 floor structures between it and HQ2.

It's also at least 3x more expensive than just paying for parking downtown. Probably more like 4, 5, or even 6 times more expensive when you account for leasing in bulk. The $1,000 was pulled out of thin air because it is similar to what we do. Make it $500 or $250 or $3,000 for the sake of the hypothesis. I’m a small business owner (less than $50M per year in revenues) and we give many of our employees as high as a $1200/month car allowance in one of our “US based” countries while a similar amount but adjusted to their currency, in the other countries we operate in. We also give them a cell phone allowance. They are great recruiting tools!

 

As to Dino’s point that it is $35K per spot, good point, so, make the allowance $500/month and make it last only 6 years…as to the $35K per spot…could be, but that tower is already costing about twice(?) as much as it originally was budgeted at, so could new parking spots cost $70K? I’m not saying it will, but it is less likely that it will come in at $35K either.

 

Anyway, my point is to offer solutions that are more enticing than having to build more and more parking spots. We don’t need more parking garage structures and we don’t want these people driving in and parking in other places…we want them living in or near downtown.

 

In addition, based on my experience, I know that a substantial allowance like that is a great recruiting tool because it has many many many other “soft” benefits that you can’t get by giving them an RTA card or paying for parking somewhere else.

 

BTW, $12M/year ($1,000/month for 1,000 employees) is a literal pittance for a company that makes Billions in profit every year. It is literal petty cash for them, but a great and I mean GREAT incentive to their current employees and to attract amazing new employees…plus tax “benefits” to the company itself…If I was an HR person I would be asking for approval for this on a yearly basis until it was granted.

Unfortunately businesses - especially publicly traded ones - are notoriously short sighted, looking only at maximizing profits in the months ahead.

Totally agree, some unscrupulous accountant will balk at even a rounding error like $12M. Hopefully when put into the context of having to build and build and build parking, someone will instead come to the realization that incentives would yield more desirable outcomes.

I’m in Houston right now and my hotel is right next to this building. It’s a nice one. It definitely has SW vibes.

That reflection effect is sweet.   Some of Minneapolis's downtown skyscrapers do that with Foshay.

While I have yet to capture a picture, the skyline view of downtown from the corner of Larchmere and Woodland is possibly my most favorite one. Somehow from that view, with the SW tower filling in a major gap, this new tower looks larger and more impactful than any other perspective I've seen.

Agreed, @scg80. Every time I see that view it instantly takes my breath away. Since I don’t live in Shaker any longer I don’t get to see it very often. If you ever have a chance, please, please shoot a quick pic for the rest of us.

Closer and not quite the same angle but the view from community college/e30 looks great, especially at night. My cell wouldn't do it justice and I'm too lazy to travel w the good camera and tripod haha

Great pics, @Silent Matt You've been giving us a lot of cool shots!  I selected just a few from your post today (2/9) just to offer an opinion I think your pics show- that being:  

A tower built above the parking garage would've been a great place for SWHQ2 - especially if it does rise as high as 500' as might be possible. 

It would've left that view from the west "open" for HQ1 and would've added even more of a presence around Public Square.  I know it's wishful thinking, but it might've been

even more impactful at that location.  (Don't get me wrong - a new significant tower between HQ1 and Rockefeller Building will still be very sweet!)

 

The other thing I'm thinking is that HQ1, as a building, is really growing on me.  I liked it from the start - but I'm really growing to love it with time.  I think it turned out to 

actually be a perfect height too - as it's bulk almost requires it to be a bit shorter than the Terminal Tower from an aesthetic standpoint.  Bottom line is we're fortunate to

have a big company like SW investing in the city and changing the optics (and the skyline) for Cleveland. Just my two cents.

I believe many who have seen the building take shape feel as you do. In my opinion, the reason the actual building is appreciated so much more is that the architects did not do a very good job of presenting renderings that show views of the tower that accentuate the true personality of the design. For instance, now that you see the crown taking shape you can fully appreciate the angles of the two peaks and the interplay between them. The extreme angle of the East elevation directs the eye directly to Terminal Tower in homage to the elder statesman. The many photos we’ve seen of the cut-outs on the Northwest and Southeast corners are so much more interesting when viewed from pedestrian level as you can now understand their aesthetic and contextual importance. Up next, when the crown is completed and the vertical lighting elements applied to it along with the programmable lighting strip traveling the full length of the tower- this will take it to a whole other level of impact. The architects could have done a much better job of selling the unique features of this tower. Just my artistic opinion.

So strange how the BP building looks so much taller the SHW. Even though it is only 50ish feet taller. Is the land the SHW is built on at a lower elevation than the east part of public square? 

 

 

 

According to this topographical map, yes the land the BP building sits on is roughly 727' and SW sits on land that is 649'.  That could explain the height difference you're talking about.

There's a 0% chance there's that much elevation difference here. This is picking up things like building heights, if a site sits lower than its surrounding street (which would be where building height is measured from), etc. to skew information as this isn't utilizing actual surveyed information to build these maps.

 

If you place the marker on the streets directly adjacent, you get ~660' at both, which is accurate to reality. There might be ~5-10' of elevation difference, but it's extremely flat in this location, and most definitely nowhere near 78' of elevation difference.

Maybe not 78’ but keep in mind the difference in the Euclid/Superior entrances to both the Arcade and 200 Public Square.

Using the FAA VFR chart for Cleveland, there is only about 67' in elevation difference between the field at Burke Lakefront and the base of Key Tower.     So I think you're estimate of 5-10' is definitely more accurate.
