Sherwin-Williams: already outgrown its new HQ

By Ken Prendergast / April 19, 2024

With the completion of Sherwin-Williams’ new Downtown Cleveland headquarters tower delayed well into next year, the global coatings giant has a some extra time to consider its options on how to handle various aspects of its unanticipated growth. Since the company has already outgrown its new HQ before it is finished, that means weighing a second HQ tower, expanding remote work, as well as addressing parking and commuting options.

Build a second tower with more height and lease unused floors/space to partners unitl the company needs them due to future growth.

Dont make the same mistake twice!

Yeah, 900' would be nice.

Can Sherwin Williams extend their lease at the Landmark building? Operating out of both buildings would solve their problem, at least in the short term. Allow them time to get a new building built, and possibly even wait out interest rates if they decide to do that.

Yes. I noted in the article that their deed transfer gives them tenant rights.

Man can you imagine Phase ll actually being taller than the first building? And it could happen if all of the potential components (new staff, hotel, parking and SHW suppliers) all took up space in the building. Sure, l know it's unlikely to happen but a guy can dream, can't he?

lol, everyone who reviewed the plan told them they didn't have enough parking. and shw claimed they not only had enough parking, but that garage would provide enough parking for phase 2.

Jeez, to be stuck with a medium-sized office building while growing quickly doesn't seem to be a great place to be at the moment.  Maybe they sell the whole thing to Progressive, Cleveland Cliffs, or The Clinic, and just start over.

I hear the Rockefeller building right across the street is for sale.

New camera 🥲

@Pleco these are stunning!

Pleco,  it's not the camera; it's the photographer.  🙂

Remember: It's the Year of the Snake

SHW's underestimating it workforce growth and space needs.  The good news is that Cleveland will see more buildings

Happened in Philly, though not necessarily because the Comcast didn't build big enough the first time:

Could there be a collaboration with a national hotel brand in a mixed use project for HQ2 that provides parking, office space and a hotel that becomes our "skyline changing" new hotel.  21C is an interesting hotel brand that might be interested

That view of downtown is my favorite one of the city. Too bad there's no way to access it for a longer look except from a moving car.

I can't wait to see this thing lit up at night. It's going to make a statement and really add to the skyline.

Can’t get enough! SW fits in so well- just looks like it was always there - but we all know how long we waited!
And I sure hope this view has some more major buildings in it along that Bedrock riverfront in the not distant future!)  The lights across the river are getting denser  - love that!

It blows my mind that this floor will be used for storage.

^ I mean...makes sense to me. I got a lot of paint cans in MY basement, l imagine SHW has quite a few themselves.

That is the 37th floor and the 38th floor is mechanic, correct?

Awesome photos, @Pleco !

SHW has really changed the look and feel of downtown - and it’s not even close to completion.

I know you all have been anxiously awaiting news to drop concerning the second tower.  I can now confirm that SW has officially assigned me with the task of heading the updated design team.  It will officially be 46 stories tall with large floor plans (the 26th floor will become my condo as compensation).  I am not taking any questions/concerns at the moment.  More to follow...

You actually gave a little too much info in that tease, @superior.  We prefer something more vague - e.g. “skyline changing”. But good job!

Heck, why not 66 stories?

It was talked about way up in the thread...what work did SW already do on the lot to the west? Were some caisons already poured? Was is just prep/cleanup from old foundations?

Obviously, if some caisons, or other foundationalwork was already performed, it may limit the size of phase II.

Noted 😉

Has it just been been sunnier or has the tower recently added a white outline

I had to work within the budget.  I did squeeze another story into the project though.

Didn't SHW want their vendors to have a building nearby?  Let them have this one and build a proper 50 story building.

They've already said they are delaying move in.  So get HQ2 right and let your vendors move in - they'll even have access to a museum - fun for them.  :)

As tight lipped as SW was about the design details of the first tower,  did SW change their PR toward their HQ developments based on the criticism they got over being overly secretive?

Also, I noticed they are removing the stuff (for lack of a better word) behind the windows on the lower floors.  And it looks much better without it.  I can't wait to see the finished product with the crown completed and without the window coverings.

To add into the noise of a second tower.  Was talking to someone who works at SHW.  And he made it seem like it's a foregone conclusion that the second tower will be built after the first one.  And the reason is what has already been said here several times.  They need more space.

I'm a skyline guy but even I have to admit being impresed how much this project does for DT at the street level.  It's not just the addition by subtraction that we saw in wiping out the Public Square/WHD parking crater.  It's the view looking west down Euclid Avenue with the HQ tower complementing the existing density of that street.  Just gives everything such a more "big city" feel.

On the downside, what a blunder by SW not to make the parking garage amenable to future vertical growth.  Much more than "underbuilding" the existing HQ tower, being stuck with this stubby, 5-story or so parking warehouse on prime downtown land forever sucks.  But it's really hard to complain given the overall impact of the project.

They better get moving then... with everything already on site they could easily transition to building the 2nd tower.  Hopefully plans get submitted soon.

Until we get to see the plans for phase Il we have a little time to speculate about it. As in will they decide to build a similiar (identical?) but just a smaller version with the same orientation? Will they build a similiar version but angle it instead? Or will they do something completely different?

My choice would be a very similar tower on an angle creating a mini-park between the two. At any rate, like all of you l can't wait to see what they build AND how tall it will be.

Once the majority is wrapped by mixed use, it will be better.

^ Agreed.  I believe they did reduce the footprint of the garage to allow more space for the parcels surrounding it.  Hopefully, they will be developed relatively soon.

Tuesday morning skyline with the new SW HQ changing the dynamic (by JonesDronesCle)  ps - there’s plenty of room for a new Justice Center Courthouse Tower - just an aside…(comment on that in the JC Replacement thread)

If they build a second building does that mean we get to have another thread with 201 pages of speculation and photos? lol

Probably not.  They dragged their feet for several years before finally getting started. I doubt that will be the case for HQ2.
