Looking at the overhead view, there seems to be a considerable distance from the outer edges of the garage and the street. Is there more to be added? Is the street level retail portion area? If this isn't to be developed immediately, can anyone speak on how the garage will be wrapped until that portion comes to fruition?

The little retail (very little) that is to be contained in the garage is along West 3rd street. The area around the garage is slated for future development, although there really has been little conversation as to exactly what that will be other than speculation. Seems strange that we have not heard more about development of these prime parcels by now, but I imagine the generally poor construction environment nationwide is contributing to that. The garage will eventually be covered by this "new development" but I think they have some short term plans to make the western side of the garage more attractive until that happens. Lets just hope "the happening" is not as long as it took to develop the Jacobs lot. Edited May 6, 20241 yr by Htsguy

May 6, 20241 yr One thing I'm happy they did is leave enough depth (~120ish feet) on those two sides to allow for a double loaded corridor design. I've seen quite a few garages built like this and the development that ends up wrapping it is only deep enough for a single-loaded corridor. That's not only way less efficient design-wise, but also means it's highly unlikely you'd see a building larger than a 5-over-1. By going with the depth they've shown here, you can have a podium that wraps the garage, holds your lobby, retail, amenities, units facing the street, etc., then have a midrise above, should the market conditions warrant a building of that scale here. There's a lot more flexibility here than with other similarly designed garages I've seen elsewhere.
May 6, 20241 yr Here are a few shots (courtesy of google maps) of a relatively new parking garage in the neighborhood where I work in SF. It's not the same as you can see - the retail is built right into the floor-level of the garage for instance, but it's quite an attractive addition considering that it replaced a filthy, surface pit parking (and drug-shooting) lot. There is a gourmet coffee shop, a Subway, and a bargain-priced gourmet vegetarian Thai food lunch spot, all of which are packed in the morning and at lunchtime, and must offset the financial loss of those missing parking spots. You could do a lot worse than this for a parking garage (this one even has some greenery dangling from the top level), but I'm still hoping for a warehouse-looking front that is more substantial, like the rendering above. Man, maybe stating the obvious - but now as SW nears completion and we've got that crown - Wow, this building really changes the feel of downtown from a gap-toothed skyline to a much more fully realized one! I know it's "just" one tower - but the impact is substantial. (Happy for CLE - but I'm still hoping for more this decade- I'll take an SW2, a skyline-changing residential/hotel tower -we need something to the north of SW on the west side, the City of Cleveland deciding to build a tower for the new JC - I know, dream on, a CLIFFS tower to show supremacy over US Steel - and that would take a lot since the Pittsburgh HQ is 841 feet high - and of course, something on the Nucleus site or on the riverfront - c'mon Bedrock).

May 8, 20241 yr I took a trip to Habitat for Humanity’s Restore on West 110th this morning in search of the perfect frame for a painting I just finished. The trip down I-90 to the near west side was quick as usual. And WOW! The impact of the new Hq was there from the moment downtown came into view. It really fills a void in the skyline and the crown really gives it an iconic presence on the skyline. Crossing the Shoreway Bridge is one of the very best views- going East-or westbound. SHW Hq gives the city, and downtown in particular, a fresh, positive vibe! by the way, when I returned, I was telling my wife about the impact of SHW on the skyline. Her response: Now I know why you wanted to go to the west side Restore! CAUGHT!

May 8, 20241 yr Author Interesting. BTW, the Skylight building was built in 1991 and was partially leased by Sherwin-Williams starting in the 2010s. It is considered part of the headquarters but isn't the original 1930 headquarters building that SHW sold to Bedrock for redevelopment (possibly as residential). SHW extended its lease at Skylight to late 2025 because of the HQ construction delays.
