I started working at SW and they are saying there are no plans at all for a HQ2 building. Take that FWIW.

Just like SHW was denying that a new HQ was in the early stages of planning in October 2018. They didn't admit to it for another year.

 

Part of me is surprised there is a new headquarters being considered. Far fewer employees come into the office on a daily basis than they did before the pandemic, even though their HQ employment is way up. But at the same time SHW keeps adding new employees and office space for them outside of the Landmark building and Skylight Office Tower. And this amount of new office space is far beyond what can be accommodated in the new HQ.

 

I will say that the rumor mill has gone quiet in the last couple of months. I don't yet know what that means.

I heard from the workers at the new HQ multiple times and then heard from a coworker who has a son on the HQ project that they were being told that their contract was being upped for another year in preparation for a second tower on site. Take that how you will. I wish I had dug deeper when I was told but I was in the middle of a case when this Convo was being had next to me.

Also don't forget my miniscule nugget with the managing supervisor at FE telling the crew that delivered all the transformers and switchgear that they would be installing underground utilities for a second tower. I will try to poke around a bit tomorrow to see if I can find any updates.

Nothing new. Like I said, things have quieted down significantly in recent months. Not sure why.

Wife and son are in Ukraine visiting family. They can't get home soon enough -- for multiple reasons.

That streetscape needs a little love and a lot more people!

I can't believe I have to post this lol but I was downtown Friday night and Saturday afternoon - both during 90+ degree days in a record-setting heat wave keep in mind - street activity was very elevated and plenty of people out and about, a combination of Guardians fans, Jazzfest attendees, and downtown residents. KJP's photo was captured on a Wednesday as well and doesn't do justice the street activity. I almost thought I was in Toronto today there were so many Blue Jays fans downtown and at the Rock Hall. Anywhoooo

For reference we are at about 85% pre-covid levels of downtown foot traffic which is encouraging. Each year has seen a step up

Don’t know why I didn’t notice before- but how long have the red lights been up on the crown (and what are they actually for anyways? I always presumed they were for some type of aviation purpose)? I have to admit I got excited when I saw them as the actual lighting of the crown itself may not be too long in the future.

Those look like the aviation warning lights you see on anything tall including stacks or comm towers.

The aviation obstruction lights were on the construction crane but now that that's gone they have to be on the building. Any structure 200 feet tall or taller has to have these lights per FAA regulations.

Regarding HQ2, SHW could decide that keeping some or all of the Landmark Building(s) might be a satisfactory solution. They could put their vendors in whatever part they don't use.  Keeping in mind  today's construction costs, capital costs, and alternative uses for capital, it might not be too hard a choice [for me] to make.

That's very logical... I hate it, I hope they don't go that route. I was looking forward to the landmark building being converted to residential, and a new mid size tower getting built. It makes sense though, it's not like they're far apart, and even if they do opt for a second new tower, if they really need space immediately as has been reported, then they'll need to do this regardless, at least till the new tower is finished. From their perspective, what's a couple more years till rates come back down?

I was at the Rock Hall on Saturday and thought the same exact thing.

Having been in the Landmark tower buildings many times, I am curious about what the scope of a residential conversion in there might look like, given the current layout, elevator set-up, etc.  It would be interesting to see how it would be approached.  Plus, there are some very very interesting spaces (and materials used) that would be interesting to see if they could keep.

Maybe HQ2 is Brecksville. Breen is 140k sqft. Brecksville is 600k sqft.

Brecksville combined 3 Tech centers. Breen, Warrensville, and Minneapolis

I know this isn't how companies think, but a 15-20 story HQ2 on top of a 1000-1500 space parking garage would solve most of their space and parking problems, and only cost them like 3 days of revenue...

Its not a lot of redundancies....Each Tech Center handled different markets.  And all 3 centers were bursting at the seams

Well now you went and made me re-read the article.  That reminded me of a thought I had when the article was first published.  The article emphasizes the fact that the temporary surface lot west of the tower is not included in the current parking plan.  Putting on my rose colored glasses, and as the article may have been implying without article saying it, this might have been evidence of a second tower soon than later.  However, i gave it some more thought and wondered if one of the reasons it is not being included in the parking plan is that a substantial portion of the lot may be used for convenient visitor parking, so they don't want to get employees hopes up that they could possible get a space right by the office.

 Turns out someone posted the link to that article on one of SHW's internal sites.

Having just started working at SW, I'm noticing a lot of employees are technically HQ employees but work from home. Perhaps this is why SW is saying there aren't plans for a second tower. Maybe there isn't space for all employees if they all came in on the same day, but there is enough space for all employees coming downtown on any given day. 

 

I hope this isn't the case and if I'm a gambling man I put my money on a second tower simply because KJP implied it's more likely than not. 

 

KJP, please correct me if I'm wrong with my last comment.

Last winter, there was a lot of chatter from sources that a second tower was under serious consideration and that Valspar ofice and research staff would be moved here. The employment data and growth trends of that data backed it up.

 

And then things went dead quiet. So, you start looking at potential secondary indicators like the SHW HQ parking plan which doesn't include the company-owned parking lots along West 6th/St. Clair. It's not a slam-dunk indicator so I'm keeping my eyes open in case there are others.

Lets all not forget how secretive SH was with the present tower project. My guess is if you contacted them today about the new HQ Tower, they'd respond "what tower"?

HQ2 is rumored to be built in Atlanta.
