Ah yes, my bad.

I’m absolutely good with a 600-900’ building on PS. That is quite significant if that turns out what KJP is going to notify us of. So it should be fun getting the specs and massings.

All of UO this morning.

 I wonder if these images that were sent to me last night mean anything?

 

JUST KIDDING - I think it was about ten years ago when a 300' glass tower on the Jacobs lot was being proposed? Anyway, these are some of those "hastily slapped together photoshoppings" I used to do, with 'the Bow' from Calgary (architect Norman Foster) superimposed on the skyline. Always liked Foster's structural expressionist aesthetic, so I'm very curious to see what we end up with ?

If 1. Ken has enough info to announce something and 2. we saw boring machines on public square/Weston lot just yesterday, can we logically assume that public square/Weston lot is therefore the winner? They wouldn’t be boring there if SW knew it was going to build on the river

A 30 story (450 ft) glass tower, similar to what MayDay has proposed above, would be so awesome!

Two sources: Sherwin-Williams chooses its HQ+R&D site

 

Regarding one of Cleveland's most anticipated real estate developments in many years, two high-level sources say that Sherwin-Williams (SHW) has chosen its site for a combined headquarters plus research and development facility.

That site is the 6.77-acre swath of parking lots owned by the Jacobs Group and Weston Group, just west of downtown's Public Square.

I wonder if K&D is now regretting not going through with the purchase of 55 Public Square. That building just got a lot more valuable. Maybe someone else will buy it and put another dent in that Ukrainian oligarchs’s local portfolio. ?

When is the last time I-71 turned a profit?

Im just as excited as everyone else to get rid of those parking lots but is there any real indication that this won’t just become a huge bunker of a campus? Based on the comments of the requirements for R&D it has me nervous this will be a very insular development. Is there any chance the entire block will be devoid of retail spaces? Also hope they don’t use the entire Weston lot. Would be nice to get a mix of uses with the addition of apartments or condos down the line. If this ends up being true and they do build a bunker like campus I think I would have preferred the riverfront site over the PS/WHD lots. 

There are a number of ways to insulate and secure R&D, while providing a fluid, campus-like environment.

Way to break the news Ken! Does this also include the northernmost plot, the site that was formally Stark's HQ? It would be such a shame if they had to build around it.  

 

Also, I guess I need to find a new spot to park my car. But that's all right, I'll take filling in those craters any day.

Yes, days. A significant property sale is under contract, partly in anticipation of SHW locating here. The buyer promised to do an interview with me when he comes back from vacation.

I'm so glad to see these parking lots finally filling in.  Having density of any height on these blocks will dramatically improve the downtown core.  This is great news.

Comcast Center campus in Philly is a recent development.  It's a mixed-use development that includes a Four Seasons hotel.

My favorite is Amazon's South Lake Union campus in Seattle. Very few skyscrapers yet amazing density, mixed use, publicly accessible, transit accessible and integration into the city's fabric.

I just came back from a work trip in Milwaukee and was very impressed by Northwestern Mutual’s downtown campus.  They completed a 34 story tower back in 2017 that essentially created a campus by integrating with their other buildings. 
 

And although it’s not a campus, another impressive HQ tower that has recently been completed is Bridgestone’s in Nashville. That one is 30 stories.

A low-to-mid rise campus on Weston's lots (similar to Amazon), with a taller HQ building on PS, would integrate well into the existing warehouse district/public square streetscape.

For SHW and this specific site, I could possible see something like a fusion of the 7th & Market development in San Diego (39 story tower that steps down to an adjacent 15 story tower) with the Platform 16 tech campus in San Jose. I could envision the San Diego style style as the iconic new skyscraper on the Jacobs lot (plus it's right under 40 stories, per KJP's insight on what we'll likely see here), which then steps down to a series of shorter buildings that frame in the rest of the Weston lots.

 

PLUS, note what is said about the San Jose campus, which I hope will parallel the new SHW development: "In what appears to be an effort to make the development pedestrian friendly and to integrate the complex with the nearby neighborhoods, two interior courtyards will be connected by walkways to adjacent streets. Potentially, that could give the campus a less isolated feel."

In my ideal world, it would be amazing to have the scale, size and aesthetics of the San Diego tower to make a signature statement on Public Square with the pedestrian friendliness / urban campus feel and density of the San Jose campus that would transition through the Weston lots and connect into the Warehouse District. Iconic new modern skyline addition to frame in the last side of the square while getting an urban campus that fits into its surrounding low-mid rise buildings = win-win scenario.

Northwestern Mutual is actually a perfect example of what I’m afraid this may become. They have 800ft of bunker like frontage on E. Mason St. I fear Superior will become a mirror image of that. 
 

It also includes its own underused extensive green space/lawn adjacent to a public park. I hope SW avoids the similar temptation since PS is right next door.  

Really hope they get close to 40 stories on Public Square.  Respect the Square!!!

So now we know the location,.The river would have been interesting, but I'm soooo glad they chose this site.

Now I have to find the patience to wait a few months for the renderings to be announced.

 

This has been an amazing journey. Urban Ohio should throw a party.

Amazing news and great location.  Finally get to avoid the parking lot desert walking from PS to the warehouse district. 

In regards to construction cranes necessary, to quote LeBron.... not 2, not 3, not 4....

honestly though, assuming they do this all at once there could be 4-5 tower cranes for this beast.

Throw the party when shovels go into the ground. In 1990, when I was 23 years old and watched the mid-rise buildings get demolished for Ameritrust, I would have bet we'd see a supertall on Public Square in a few years. The fact that it's still a parking lot today ticks me off.

Weren't there also rumblings of a Renaissance Hotel expansion if SW chose this location?  The two developments could significantly improve W. Superior's walkability score.

It has been 29 years.  I venture to guess that some members of this forum were not even born yet.  I was getting to the point that I would have welcomed a McDonald's with a drive thru so long as something was built on that lot.

I spoke to the hotel GM who said their average occupancy (60s) doesn't justify expansion at this time.

I agree with this. I hope the tower on PS is at least 500 feet.
