February 3, 20205 yr Author MONDAY, FEBRUARY 3, 2020 Sherwin-Williams' HQ search is over (& probably its R&D search, too) More signs are pointing to Sherwin-Williams (SHW) getting close to announcing the sites for its new headquarters plus research and development facilities (HQ+R&D). At stake are up to 6,000 jobs in direct employment and many thousands more in spin-off/support jobs. Two sources say the sites could be announced this week. Other sources, some of them high-level, have gone into shut-down mode in the past week, either refusing to say anything because SHW is clamping down on leaks to this blog or because their flow of information has stopped. Unfortunately, SHW still isn't saying much publicly. CEO John Morikis briefly addressed the HQ+R&D subject during his company's fourth-quarter 2019 earnings conference call with Wall Street analysts Jan. 30. "We expect capital expenditures to be approximately $320 million, which is about 1.7 percent of anticipated sales. Note that this estimate does not include any expenditure related to our previously announced headquarters and R&D center project. We expect to provide you with an update on this project in the near future," he said. February 3, 20205 yr I can't imagine working for SHW and this being held over your head w/o an announcement for so long. I get due diligence, but all they had to say is they're staying in Cleveland to help reassure employees in some way. Maybe I'm overthinking it, but at the same time, not knowing 100% for this long would drive my anxiety through the roof! Meanwhile, in Atlanta, some real estate twitter/self promoting 'site selecting specialist': Edit: as always thanks @KJP Edited February 3, 20205 yr by GISguy
February 3, 20205 yr ^I imagine they are way past due diligence and the current delays relate to negotiations due to the R and D drama and those pesky lawyers justifying their existence and dotting i(s) and crossing t(s).
February 5, 20205 yr Sherwin-Williams to announce Thursday that it will stay in Cleveland Deal will bring new headquarters to Public Square and research facility to Brecksville Sherwin-Williams Co., global paint company headquartered in Cleveland for more than 150 years, is expected to announced Thursday that it will remain in the region, sources have told 3News. The company’s plans will include building a new research and development center in Brecksville and a new headquarters near Public Square. The company, which employs about 4,400 people in Northeast Ohio, announced in September it was looking for larger and more updated facilities. The company said at the time that its search was not limited to the Cleveland area. February 5, 20205 yr I'm guessing it's safe to assume we can expect some renderings tomorrow? Was really hoping the R+D portion could act as a catalyst for the CityBlock Riverfront development, but at least downtown will be getting a bunch of shiny new buildings. ?
February 5, 20205 yr 12 minutes ago, KJP said: Update.... Will the fact that there will be 1000 less jobs downtown than what was originally thought impact at all any projects that could happen in the future that were hoping to capitalize on SHW increase in jobs?
February 5, 20205 yr 18 minutes ago, KJP said: Update.... Well at least we have the HQ Downtown with upto 5,000 jobs at some point with consolidation and growth! BUT I would have been nice to have the SHW R&D CENTER as an anchor tenant for CITYBLOCK @ whats now TOWER CITY... I wonder if Bedrock wanted too much money for that location? Edited February 5, 20205 yr by Larry1962 Typos
February 5, 20205 yr Perhaps. Or maybe it was a problem with the Bedrock site. I guess we will find out tomorrow.
February 5, 20205 yr If true, the Brecksville R&D site is disappointing. Missed opportunity IMO to make this a truly catalytic project for downtown and only furthers sprawl.

February 6, 20205 yr Author WEDNESDAY, FEBRUARY 5, 2020 SHW: HQ lands west of Public Square, R&D to Brecksville Tomorrow, as has been reported on this blog many times in recent months, Sherwin-Williams (SHW) will announce that its new, consolidated headquarters facility will be built on parking lots owned by the Jacobs and Weston groups west of Public Square, according to several sources. A press release will be issued tomorrow by SHW. It is doubtful that any site plans or renderings of the new HQ facilities will be included. The current headquarters with about 3,150 jobs is located in the Landmark Building, 101 Prospect Ave., with other SHW offices in the neighboring Skylight Office Tower. The fact that SHW is not only staying but will relocate and add to downtown as many as 1,800 office jobs, company-wide training facilities and development of nearly 7 acres of windswept parking lots in the central business district is a tremendous victory for downtown Cleveland. SHW's HQ will reportedly measure 1.45 million square feet and represent a $1 billion investment. February 6, 20205 yr Should the R&D project be coming to Valor Acres, it pushes the issue of Miller Rd becoming a full interchange. According to NOACA documents, it already is planned to be a matter of discussion at their upcoming Executive Committee meeting on February 14th at 11:30 AM-1:30 PM. https://www.noaca.org/home/showdocument?id=24763 https://www.noaca.org/Home/Components/Calendar/Event/8493/21 Not the kind of investment in infrastructure the majority here are hoping for, but it is a definite impact of the project. Quote •Input received for the I-77 / Miller Road Interchange / SUM-77-32.30 project will be presented back to the Executive Committee at its February 2020 meeting •With Policy Committee concurrence, staff will develop draft policy recommendations for presentation to the Committee beginning in April 2020 Page 24: Next Steps Edited February 6, 20205 yr by infrafreak included quote
February 6, 20205 yr ODOT can't spend that new gas tax money fast enough.....more infrastructure that they cant maintain
February 6, 20205 yr Now that SW is abandoning the Breen site.....who will be stuck with the cost of cleaning it up?? That has been the site of a paint company for well over 100 years
February 6, 20205 yr I have to imagine that the hotel component of Valor Acres just got a huge boost. Here's to hoping that Breen is cleaned up in exchange for expanding Canal Basin park, remediating the land and adding access to the riverfront at the same time. Not sure that a transfer that would bolster City Block's adjacent footprint without a lot of money involved.

February 6, 20205 yr @KJP I have a question and I know you’d be the guy to answer it. Do you think that this decision by SHW to stay here and build the new world headquarters here could influence any of the other major companies in the region to consider locating within the city limits? I know money likes to follow other money, so it’s just something I’m curious about. I wonder if this has an influencer spin off effect. As bad as it would’ve been for morale if they had left, I wonder if it’ll be just as good for morale that they’re staying
February 6, 20205 yr 7 hours ago, KJP said: Apparently not. Thanks. I had good sources on the HQ but no so good on the R&D it seems. But we'll see what the actual announcement is. I suspect the final R&D decision happened at the last minute and someone wanted to curry favor with WKYC. Or perhaps they leaked because their "side" lost. It seemed like a scramble once Scranton was ruled out. My guess is they got sold a bill of goods by the city, and once they figured this out they were in a bind, and the previous option was the best available quickly. If so, the city may have just screwed over the peninsula for a long time.
February 6, 20205 yr Author I'll comment in the SHW R&D thread. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
February 6, 20205 yr Author A company will relocate downtown only if it makes sense to them financially. That's the only reason why SHW needed a new HQ....because they had outgrown their old HQ. SHW has been looking at the Jacobs/Weston lots for a new HQ since 2014-15. Admittedly, SHW is probably more sentimental about its history than most big companies. They have a whole section in their HQ dedicated to it. It's like a museum. See below... February 6, 20205 yr Well it's official, we just got the e-mail from the CEO. HQ on Public Square, R&D in Brecksville. Interesting enough, it specifically stated they have no plans on relocating any facilities/office besides Landmark, Skylight, Breen, and Warrensville. I'd imagine that is mostly lip service for the Valspar people in Minnesota, Chicago and Sewickley but I find it interesting they didn't mention the Hinckley office for SW employees. Anyways, HQ is said to be approximately 1 million sq feet and R&D will approximately 500,000 sq feet

February 6, 20205 yr Author I'm told some contractors are expecting five years worth of work with this project. They may not build everything all at once, at the outset. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
February 6, 20205 yr 4 minutes ago, KJP said: I'm told some contractors are expecting five years worth of work with this project. They may not build everything all at once, at the outset. You think they break ground with R&D or HQ first? At first thought, you would think R&D since that would probably go up faster than a downtown site but the current HQ is already limited on office space and you might think they would want to get the HQ done first to get everyone relocated into a bigger building(s) more quickly.
February 6, 20205 yr Author Email sent to all corporate employees at about 8 a.m. Feb. 6. It was not edited in any way... Dear Fellow Employees, I am writing to share an exciting update with you regarding the planned locations for our new global headquarters and new R&D center. After many months exploring multiple sites nationally, I’m pleased to share with you that we are finalizing plans to build a new global headquarters in downtown Cleveland and a new R&D center in the Cleveland suburb of Brecksville. The plans are contingent upon completion of standard due diligence, approvals of incentives and other matters at state, county and city levels, and resolution of business and legal matters that accompany such major real estate investment projects. The planned new global headquarters would be in downtown Cleveland just west of Public Square between Saint Clair Avenue and Superior Avenue and is expected to be approximately 1,000,000 square-feet in size. The planned new R&D center would be located in Brecksville, just off I-77 at Miller Road and Brecksville Road. The R&D center would serve as the corporate anchor for a new mixed-use development project and is expected to be approximately 500,000-square-feet in size. With these new facilities, we plan to create a next generation workplace environment that attracts and retains top talent and further ignites the creativity, collaboration and industry-leading innovation that our customers have relied on throughout our long history. The plan to stay in Cleveland and Northeast Ohio builds on the 154-year legacy of Sherwin-Williams as one of the region’s top employers and drivers of economic activity. This major planned investment in Cleveland and Northeast Ohio reflects our confidence in the continued strength of the region and its people and our project partners’ ability to deliver on their commitments. Preliminary plans call for Sherwin-Williams to invest a minimum of $600 million to build both facilities. Combined, the two facilities would house more than 3,500 employees with room to accommodate significant future growth. We estimate adding a minimum of 400 jobs at these facilities over time, an increase of 11 percent to the Company’s current local workforce. Many of these jobs will be professional staff, engineers and chemists. Current plans will have R&D roles transfer from the Breen Technology Center and Warrensville Heights, Ohio locations to the planned new R&D center in Brecksville. Employees located at Landmark Office Towers and Skylight Office Tower in Cleveland will transfer to the planned new global headquarters along with non-R&D professional roles currently located at Breen Technology Center and Warrensville Heights. The Company has no plans to move other facilities to the new R&D center or the new global headquarters at this time. I want to emphasize that this process will extend over several years. As previously announced, any transition to the new facilities is not expected to occur until 2023 at the earliest. During this time we will continue to update employees as new information becomes available. Later today we will issue a press release announcing our plans. This release and additional materials will be available on buildingourfuture.com. Please visit mySherwin to view additional employee-specific materials, including FAQs. February 6, 20205 yr Author Note that SHW says it doesn't plan to move the Hinckley flex space (about 250 jobs and 130,000 sf) to downtown nor any Minneapolis staff to downtown or the R&D. February 6, 20205 yr https://www.sherwin-williams.com/buildingourfuture/ Minimum of $600M at both facilities- 1M Sqft downtown, 500,000 Sqft in Brecksville. I attempted to suggest that possibility in this article.... https://neo-trans.blogspot.com/2020/02/sherwin-williams-hq-search-is-over.html ....by noting that some activities (ie: rumor about purchase agreement, filing of certificates of disclosure, etc) were done only for the Weston lots. But we did have the groundwater wells drilled in the Jacobs lot, followed by the same company then making repairs to sewers below streets in the vicinity. So I guess we'll find out soon. February 6, 20205 yr What happened to make this go from a 1.8 million sq. ft. HQ to a 1 million sq. ft. HQ? A lot of what I'm hearing makes me wonder if SHW is doing this all in a much more incremental way than we expected.

A lot of what I'm hearing makes me wonder if SHW is doing this all in a much more incremental way than we expected. The 1.8 million refers to the total HQ+R&D. The total that SHW is proposing is 1.5 million square feet. But the HQ is smaller than what I was told and the R&D is larger than I was told. What doesn't make sense to me is that the proposed HQ is one million square feet which is basically a wash compared to what they have in the Landmark Building and over in the Skylight Office Tower. So I don't see much of a consolidation here unless they are going to build additional structures to accommodate the employees at Hinckley and others from around the country.
