The Kentucky riverfront has several luxury condo projects under construction or in preparation. Now, the Ohio side may soon have one.

 

A $75 million condo and restaurant development dubbed RiverCrossing is planned in Cincinnati next to the Purple People Bridge, on the site of what is now the Montgomery Inn Banquet Center.

Also we wanted to give you the news on our next exciting project downtown.  It is a mixed use project on the Gregory Banquet Center site.  The name is RiverCrossing and will include two mid-rise buildings perpendicular to the river with 140 condo units.  A promenade overlooking the river will connect the two buildings.  Restaurants featuring outdoor dining and other convenience retail will also be a part of the project.  We will start presales in January and the anticipated completion is in 2008.

Property acquisition has begun.  Montgomery Inn has purchased 601 and 614 Pearl St., 601 Pete Rose Way and a parcel on Pike St.  These and many other nearby lots are owned by Bob Evans Farms in Columbus (Why?).  Almost all of the property lies on paper streets.

 

Meanwhile, the city is going ahead with plans to sell the property south of the Banquet Center to Montgomery Inn by quit-claim deed and to purchase .330 acres of land north of Pete Rose Way from Montgomery Inn.  An appraisal showed that the properties are of equal value, so essentially they'll be trading properties. 

 

This will allow Montgomery Inn/Miller Valentine to assemble the parcels necessary to make this development work.

This has been sent to the City Planning Commission for study and there's no timetable for return, though interim City Manager Rager seems to be pushing hard to get this through as soon as possible.

The Gregory Center was originally a Cantina Del Rio, a mexican chain started and owned by, you guessed it, Bob Evans.  Hence all the Bob Evans family land ownership.

The Near East Side is cementing itself as a hot area with this one.

That's some great news.  Hopefully it includes some decent retail. 

 

Park Place is pretty much sold out (which is a large project, 140 units or so), The McAlpin is heating up, my building (Graydon Place, 31 units) is completely occupied.  Parker Flats is selling... the future, I tentively say, looks bright.  Hopefully we get rewarded with a fresh food market and some extended business hours down here soon, it's not just offices anymore...

 

What would make things perfect:

 

24 hour diner

Grocery Store

Small movie theater

 

We're gettin there... hopefully...

When the family that owns the Montgomery Inn agreed in November to put high-end condominiums on the site of its banquet center downtown, it did so at a cost that exceeds the roughly $90 million price of the development.

Montgomery inn has a huge parking lot that extends all the way to berry park. Build a parking garage on that site and put the banquet center on the top.

I believe that lot belongs to either the Park Board or the City.  Montgomery Inn has a lease on a portion of it for their restaurant, and the rest is designated as parking for people using the park.  I will double check though.

A below-ground parking garage would be below flood stage of the Ohio, and depending on how low it went, even below pool stage.  Maybe they could seal it off or something, but that would probably be pricey.  And building an above-ground garage would block views from across the street, where Captain's Landing or whatever is going in.

 

Not saying I wouldn't far prefer a garage to surface parking there - just bringing the points up.

I think the proposal as it stands now includes a 2 1/2 story parking garage, with two stories completely below ground.  I don't know if they mean "below ground" or "below the development".  From what I've heard I've taken it to mean "below Pete Rose Way".  The lower level will be used by residents.  Exits are planned on Butler and on Pike.

 

Also, the plan now is that the land north of Pete Rose Way won't be developed for the time being.  It's likely that the city will keep control of this land and use it as a parking lot while the phase on the south side is built.  The developers envision the parking garage being 100% valet at certain times with self-park at the lot across the street.  This hasn't really been ironed out yet.

 

RE: The ODOT easement.  ODOT is not allowing any development there any time soon because of the possibility of a future light rail line.

That was expected.  It's a win-win for both parties.

 

Now let's get building.

Damn! If we plan on getting a place in downtown then it appears we need to start thinking seriously. I'm sure residential property is appreciating every 6 months here.

Anyone heard an update on this?

i cant believe it but i actually completely forgot about this project.  i can imagine what the hold up is...what an awesome location these thing would sell in no time.

I ran into one of the developers the other day in our building and asked about it.  Other than a statement along the lines of things are progressing, most of the short conversation was related to the orientation of the two towers (both perpendicular to the river with a connection between the two, as opposed to the buildings oriented  in line with the river).

 

Needless to say, a fairly common topic of discussion up on the roof of our building in the evenings is how much of the river view may be blocked for residents on the south side of our building by the project.

 

My guess is not much.

I just saw Dean Gregory (owner of Montgomery Inn) on a local show.  Here is what he had to say about the project:  The banquet center will stay open through December and demolition is slated for the 1st of January.  The development will have two towers, one with 60 units and one with 80 units.  They will be joined on the ground level and will have restaurant and other retail space (dry cleaner, hair dresser, etc.)  He said the units will start at $400K and go up from there.

 

That is it, right from the horse's mouth.  Let's hope this work starts in January as promised.

Funny you should ask.  This morning on the 5/3 Hometown Business show Gregory's son was the featured local business leader.  According to him, the banquet center will close in December and demolition will begin in January.  He didn't say if demolition will lead directly into construction. 

 

Everything else he said I think has been said before.  The project will include two towers (80 units and 60 units) with ground level retail supporting the residents along with a restaurant or two.  Units will start at $400k+.

It certainly seems ambitious, doesn't it?  I wonder how many square feet they will deliver for $400k. That is an amazing location, and I'm sure they will be able to move several units at that price, but I have my doubts about 140. 

 

I wonder if it's just not economically feasible to deliver downtown (CBD) condo units in the $125-175k range.  Just make them 800-1,000 sq ft. Simple, smart, modern floorplans with some city living details, like higher ceilings and exposed ducts. I bet you could sell 140 of those in a couple years.  I know the Gateway offers floorplans like this, but the prices are $150-225k and it's not really in a CBD location.  I think it can be done, the building would have to have more units than the Gateway to take advantage of economies of scale.

All the inexpensive units in my building sold out within 3 weeks.  Build it under 200k and it'll sell... 

^ Agreed.  After Alabama Expat showed me his place in Park Place, I fell in love with the location and building all over again but you can't find any near 200K right now. 

I hear ya Monte.  A quality, downtown condo in that range (and with a few basic wants and needs) is hard to find.  We were going to go above 200K if it was a good option (America Building) but once we went through it, it was not what we thought. (one bedroom v. two for instance)  Michael directed us to a place in Prospect Hill and while it had some pluses, it had some negatives as well.  Timing really plays a factor as well . . .  Ok, enough of my complaining.  Back to the topic . . .

I take it the 1200-1350 sq ft units are the ones starting at $450K?  Yikes...  Sounds like a nice project and as always I wish them the best but I couldn't imagine spending $450K on 1200 ft plus monthly condo fees.

I bit of information from a general article on upscale condo projects (posted over in City Discussion).  It looks like they're getting ready to change the name.

 

Miller Valentine Group and Greiwe Development Group will begin selling units at their planned RiverCrossing project - soon to be renamed - in August and now expect to start construction sometime in the first quarter next year. The Park Place developers had previously said the groundbreaking would be in the third quarter this year.

this would be a shame if the project didnt go though.  it always drives me nuts when developers are hush hush about their projects.  that blurb above is the only thing i have heard for months.  this is an absolutely prime spot and these units will sell like crazy.  get it going gregories!

One of my neighbors with a view of the location said that there was a crane on site recently with a platform for taking pictures.  It appears that they are following the same approach as both the Ascent and the South Shore projects to provide pictures of the views for the various units.

 

Also, it appears that Miller-Valentine and Griewe Development may not be starting pre-sales until after they close out the Park Place at Lytle development. The start date for Rivercrossing seems to be moving month to month with the expected completion of the Park Place project.

I bet they're changing the name to differentiate it from the Rivers Crossing project up in South Lebanon, which will probably break ground sooner than this project will.
