Miller Valentine Group has signed contracts for 15 units of its One River Plaza condominium project on downtown Cincinnati’s eastern riverfront and now hopes to break ground in March or April.

It's nice to hear that in the development they will preserve park space along the riverfront...keeping that riverfront park/walk in tact from the east end to the banks.

I think that whole east End area is going to be great.  Some really great things going on there.  Such development will only help the Banks, especially if there is a walkway connection.

My friend works for the architects doing this project and he's putting a shitload of hours in to get this thing going.  The finished project should look absolutely stunning.

The only new news in this story is that it now looks like groundbreaking will be in late spring.  They originally called for site clearance in early January.  I am not sure if they are using those two terms interchangably or not.

^ i was wondering the same thing about the demolition of the banquet center.  I would imagine events are planned there months if not a year or so in advance so i am thinking it will just sit there empty for a little while.

I'm attending a company Christmas party at the Montgomery Inn Banquet Center tomorrow.  Our company was banned from ever coming back a few years ago (apparently we're a rowdy bunch)  They invited us back this year though, perhaps they're looking to save on demo costs  :laugh:  I have a nephew who works there and he says everyone at the MIBC is to be gone by January 1st.  The catering is to continue tho,but I'm uncertain as to what location that will be out of. So perhaps there will site clearance by January and groundbreaking in spring.

well i hope it actually does start construction in the spring.  of course, that estimate is contingent upon more units selling between now and then so nothing is official in regards to that time table.  still though, good to hear this is moving forward.

An interview I saw with Dean Gregory of Montgomery Inn said they had a group for New Year's Eve, then they are going to strip the place the next week and get it ready for demo.

I received an email today that the sales/design center for thr project was ready to open in the old Park Place at Lytle design center.

An opinion piece from the Cincinnati Post.  I don't really agree with the first line, Newport can have their half-empty mall.  The Cincinnati side will have much better long-term prospects once this project and others are complete.

 

A new destination

 

 

Newport officials have long complained about the lack of a destination at the Cincinnati end of the Purple People Bridge. Granted, the bridge connects Newport on the Levee with one of the nicest urban riverfront parks in the Midwest. But there isn't an entertainment destination at the Cincinnati end of the span.

Cincinnati and Hamilton County haven't gotten the credit they deserve for the infrastructure they've put in place to reclaim the riverfront. We hope the payback for that investment comes soon.

 

Great to hear someone someone say this...especially in a public forum such as the Cincinnati Post.

If you go to huff's website, four of the five most expensive units say "sale pending". At 1.6, 1.4, 1.2, and 1.1 million dollars respectively.

Seen a new billboard for this project on the way up to Dayton on I-75 just north of downtown Cincy, complete with the website rendering. Funny thing is, the website listed on the billboard is www.myoneriverplaza.com. Anyone know why they would have 2 websites for this? They're both identical sites.

My guess is that is shorter than oneriverplazacincinnati.com and oneriverplaza.com is an office in Florida.

I just saw another rendering of the project that I had not seen before on their website (http://www.myoneriverplaza.com/).  It is in the flash images at the top of the main page (an aerial view from the river looking northwesternly).  The project looks great...can't wait for it to be finished!!!

Metal sculpture planned for riverfront

CINCINNATI - Steel yourself for the addition of a striking new landmark on Cincinnati’s riverfront.

 

The developer of a $140 million condominium complex along Pete Rose Way forged a deal today to create a giant metal sculpture for a public concourse connecting Yeatman’s Cove park and the Purple People Bridge.

I just noticed that all of the "1 River Plaza" listings in the MLS are now filed under "601 E Pete Rose Way".  I bet the Huff agents are hating that.

CINCINNATI - Who hasn't walked across the Purple People Bridge from Newport to Cincinnati and thought, "It would be nice if there were a riverfront restaurant at the foot of the bridge in Ohio."

 

The developers of a residential project planned for the site share that sentiment.

I saw this new rendering on the MLS, pretty cool!

Is it just me, or does that look like they've moved the orientation of the towers with respect to the river?  Other renderings show the alignment being perpendicular to the river.  These show an angle that points them downriver.

 

Maybe the artist has just taken a few liberties.

I would guess it is just the artist's rendering that is off, not the actual design. 

 

 

its just camera distortion....look how much the angle of the bridge changes from one end to the other.  the alignment is correct.

so they only have 11 signed agreements, 9 more are currently in negotiations.  so assuming all nine of those buyers agree, they are still about 20 short of being half sold.  i cant imagine miller valentine is going to do anything before they reach 50% which means ground breaking will be in 2009.  get on it!

Albert Paley is working on a sculpture for One River Plaza at Yeatman's Cove.  Here is some background on Paley:

 

Albert Paley is the first metal sculptor to receive the coveted Lifetime Achievement Award from the American Institute of Architects.  His work has been praised for its integration of art and architecture.

 

Notable examples of his site specific work include the Portal Gates for the Renwick and a 65 ft. sculpture in downtown Rochester.

 

Paley's work is included in the collection of MOMA, the V&A, the Museum of Fine Arts (Boston), the Cooper-Hewitt, the British Museum, and the National Museum of American Art (Washington).

 

Albert Paley will be presenting some of his work at the CAC 6:30pm on Monday, March 19th.  Admission is $10 for the public...$5 for members of the CAC.

a very well written story.  well i suppose its only their sign, hopefully more will soon follow.  although there is a strong tradition around town of tearing down buildings to make way for new developments that dont materialize.  i just know this one will be different...right?

Although...this really isn't unique to Cincinnati.  Many places prep sites for construction and then see the project never materialize.

Hopefully they will donate it to the American Sign Museum in Midtown.

Fifth Third to handle mortgages for One River Plaza

The rates being offered by Fifth-Third for the Park Place at Lytle project were a joke.  The tried to charge an interest rate that was an extra 2% over market because they considered the project "mixed-use" (L-3 is still in most of the ground floor area of the building). I raised this question to a couple of other banks/mortgage companies, and the rersponse I got was that would really only come into play if I was buying the whole building, not a separate unit in the building. They both offered market rates.

Good!  7 1/2 months late, but I will still take it.

Great news!! It will be nice to sit on the benches on the bridge and watch the progress.

whew!  i thought for sure this was going to be gobbled up by the abandoned cincy project monster.  good news indeed.

I believe they have already been doing some poking around with the building.  Both of these projects are for sure things.

 

BTW, I'm kind of ticked about the whole ODOT decission...what the heck do they need the easements for!?!?  Give them the rights and arrange a new easement with the Gregory family.

^An article on the Building Cincinnati blog suggested that ODOT is holding onto the easement for future light rail purposes.

If that easement is still necessary, they could try to work out some new sort of easement with the family.  It just seems like they're (ODOT) not willing to negotiate.  Maybe I'm wrong.

 

Oh, and please don't get me started on that terrible Oasis Line shenanigans!
