Is Bingham really that high?  I've heard different things anecdotally.

That's what they (Bingham) said. I was asking about moving in by Feb. 1, they said they hoped to be at full (which is not really 100% but close) occupancy by spring.  Not sure how long ago this happened, but apparently it's under new management, and the place looks nice (gym had new equipment, rooms seem clean and nice for their prices), and being a DC resident looking for an urban apartment is sort of new (D.C. real estate could be its own thread, and I don't recommend it...).

I always thought the Bingham was really popular but the low price it recently sold for seems to suggest otherwise.

 

With regard to the parking lots, I think Weston is just waiting for the right opportunity.  You can probably assume that they will try to get in the game for a new build hotel if CCMM/Casino/etc demands it.  A project the scale of what Stark proposed is not likely to happen anytime soon.  JMO.

Hey, Burnham_2011.  Welcome to the board and to the city!  I purchased a condo in the warehouse district in 2006 when Stark was still planning his massive development there.  Unfortunately, there haven't been any major development projects in the warehouse district since the Bingham was completed 5-10 years ago. 

 

I rent out that condo now and have had three renters in three years.  Speaking to them and other friends of mine looking at moving downtown, there does seem to be a strong demand for downtown Cleveland rental properties, especially single bedroom units.  Those vacancy rates you mentioned for Bridgeview and Bingham align with what I've heard as well.

 

The company that owns many of the surface lots in the Warehouse District (like where Stark was going to build) have stated they want to do a project when the time (and probably financing) is right.  Stark had a deal with them to build but once it lapsed, they didn't resign.

 

I'd like to think some new construction will happen on those surface lots within 10 years.  But probably not before your Feb 1 move in date.  :)

 

And to answer your question about FEB...  The first phrase does not include residential units, just hotel, office and restaurant.  The next phase will have residential but there's no set dates.  In fact, it may be a race between new residential in the FEB and mixed use on the warehouse district parking lots.  I would think that if anything, phrase 1 of FEB will help the warehouse district because it basically straddles the border between the Flats and the warehouse district.  People in the hotel at the north end of West 9th Street will want to go out for food and fun, office workers will be looking for lunch places, etc.  All good things.

Wasn't aware of this... have always heard nothing but great things about  Bingham, to the extent that it is usu considered one of the elite rentals downtown (with perhaps spanking new 668 and maybe Reserve Sq. being its biggest large-building competitors)... One thing's for sure: Constantino's is thriving with its recent expansion including a new (I believe) pizzaria section... Was just in there yesterday eve (around 7:30p) and the place was buzzing w/ activity.  Don't know what's going on in the apartments section, but this store can only enhance its rep, where residents don't even have to go outside.

Has anyone noticed what is going on in the old Griffon Gallery space. I walked by it on my way home the other day and I could have sworn that it was going to be a barbershop/hair salon??

That's why the relatively low sales price was so puzzling to me..... unless I just don't know how that type of valuation works.  The building seems like a cash cow

Wow, very ironic considering what I just posted earlier today in the Flats development thread about there needing to be a piano bar in the warehouse district to diversify things (with regards to closure of Howl at the Moon).

There was a banner across the windows on the old 6th Street Pizzeria that said Coming Soon Piano Bar and something else. I missed the second part when I was driving by yesterday.

 

Oh yeah!  I saw that over the weekend, but completely forgot about it... no surprise there.  I'm thinking it just said Piano Bar and Lounge.

Yep, I saw your post. That's what made me remember seeing the sign.

The original owners of the property have taken back control along with some additional partners.  I know these people personally and consider them friends! They are relatively recent immigrants, but they have assimilated in the way we romanticize about immigration. They maintain their traditions and love for their "homeland", but they are strong American citizens that love and support their new country.  I wish we could attract millions of people like them to Cleveland.  Give them a try - maybe more than once.

The Warehouse District has been a district in transition, well, ever since it came to life in the late 1980s.

 

But Sunday night marks the end of one era and the beginning of another.

 

"We're going to be doing a complete renovation," says owner Sam Nassar. "New look, new theme, new vibe -- a completely different bar."

That's a bummer.  I met my wife there.  But at least the location will still remain a bar/lounge.

Mercury has been going downhill for a while. I used to work there from the summer of 09 to the summer of 10. When I started working there bartenders would make around 200-250 a night, when I left we were making barely 80 a night. Really sad cause even before I was there I heard that was the place to be. Personally I think it was the change of ownership and their difference in ideas is what sent it over the edge. Hopefully it will be a great place to hang out that is unique to our city.

Does anyone know what the mural on the Stark building will look like?  What is the lighting, etc.?

The lighting has been changed and I've seen it from deep vivid purples on some nights to cool blues on others. I get the sense that it's LED but I don;t know. It's different, looks great in my opinion.

I noticed the new lighting last weekend.  It goes through the entire color spectrum I believe.  I've seen it purple, blue, and red for sure.  Looks really sharp.  And by the look of the lights I would guess they're LED as well.

So evidently Bob Stark is planning on putting up an LED sign of some sort on the western wall of the building he owns he the southwest corner of West 3rd and St. Clair.  The sign will be 14 feet tall by 81 feet wide.

 

I own a unit in the Grand Arcade and received an e-mail detailing a light study and how light from the billboard may affect residents in the Grand Arcade:

So Bob Stark's change-the-world plans for the the Warehouse District has been reduced to an annoying, un-neighborly LED sign on his little building at the edge of a gigantic surface parking lot he doesn't even own?  My my.

While it may be likely that bad news comes out of the Warehouse District this summer, the Friday and Saturday nighttime trouble sections will be highly, highly patroled (I'm told). Evidence here as the north side of W. 6th gets shut off to all vehicular traffic in both directions this weekend.

 

To all the douche bags out there and their coddlers, if the party's not over...every attempt will be made to severely diminish it.

A coworker was just telling me that alot of the existing buildings have been demolished where the new casino is going to go.  Can anyone confirm?  Pictures would be even better?  I'm going to head down & check it out this weekend.  Need to see the Flats progress too

i'm pretty sure all demolitions in this general area are related to the new i-90 bridge and not the casino.  there aren't really many (any?) structures that need demolished for the new casino.

We need your input, ideas, and thoughts!  Come join the Historic Warehouse District, Downtown Cleveland Alliance, and GCRTA to discuss a plan for a mixed-use development with integrated transit center within the Warehouse District. 

 

Location: RTA Main Office Building

1240 West 6th Street

 

Date: April 20th

 

Time: 6:30pm to 8:30pm with a presentation at 7:00pm

 

The goal is to develop a plan for a mixed-use (retail, commercial, residential) complex that will provide infill and property growth in the Warehouse District.  We are looking for resident and business owner input into any recommendations for program, site location, and visual preference.  Your input is very important and will help shape this project.

 

This is the first of three meetings to receive your ideas and input into the project.  The final result of the process shall be a plan for a development to market to interested developers and potential funders.

 

Please come and help us in planning for the future of your neighborhood!

Mixed use complex?  That sounds a heck of a lot cooler than the east side transit center.

A mixed-use complex that includes residential is very different the Tubbs Jones center. But this is being led by RTA, not by private developers adding RTA to the project. RTA is trying get developers interested in it, and they've not had a lot of success at many other station or transit center sites in the region (Brookpark, West Boulevard, EcoVillage, etc). So the fact that the mixed-use is coming on the back end of this tempers my enthusiasm a bit.

Unfortunately, I can't make the meeting, but I'm very interested to hear more details.  I'm with you, KJP - I'm skeptical.

On the Landmarks Commission agenda for Thursday, June 9th (besides the Columbia Building of course)

is 1293 W 9th street as mentioned in the rendom developments thread will become a restaurant.  I believe the last remaining space that has not gone through a renovation on the street.  Tomo Restaurant and Lounge (before and after)

Assume this will be some kind of Japanese and/or sushi place? When's it slated to be finished and open?

Isn't there a place called Tomo in Strongsville?  Is this going to be a carbon copy?

I'm excited for a Hibachi place.  I wonder how their sushi business will do with Sushi Rock around the corner.  Or conversely, I wonder if they will affect Sushi Rock's business.

Wasn't that place the old club called The Grid? They had the pirate radio station which operated in the late 90s. I liked some of the music so I went there with friends one night, but we fled when naked men started dancing on the bar twirling their willies. Pretty scary stuff....
