^Right.  I feel that local leaders said, "Hey, we have interest from developers to build on the PS lots.  This may be the time to redo PS."  If the WHD lots still appeared as though they were simply going to be parking lots for years to come, I really don't think they would be going through with their plans.  In my opinion, it's what surrounds PS that will make it a successful space, not the square itself.  I don't think civic leaders are looking at the square as a silver bullet project to ignite development on the lots.  I think they are working in conjunction with developers of those lots.

I'm looking at PS as the catalyst for continued improvement to the immediate West.

Looks like the old lighthouse residence was in what is now the National Terminal warehouse parking lot.  A shot from 1931, before they built the Shoreway bridge.

Here's all that's left. The original steps! No plaque or anything to remind anyone.

That is literally right under the bridges, I had no clue!  Thanks for this bit of information!  :)

I've always wondered why steps were there, with no entrance, and I'm sure others have as well.

I hate how so many beautiful structures have been destroyed and lost forever

I hate overhead views of the WHD, . . . but am glad KJP keeps posting them to remind us of how much work needs to be done regardless of how nice the area is already.

Currently the Warehouse District feels like an island, completely disconnected from the rest of downtown by giant parking lots.  The connection development would create would be amazing.

Well to be fair, the Justice Center deserves just as much blame for isolating the WD. It's terrible. It would be money well spent to re-imagine how the current buildings interact with the street/surroundings.

I disagree since much of the damage, in the WHD, was done prior to the JC being built.  The JC was built in the late 70.  Building were already torn down and the remaining buildings were not housing.  I'm old enough to know what places like Metropolitan Cafe were before the WHD took off.  The majority of the WHD were clubs and businesses that dealt with the sex trade.

The substance of this docket item isn't terribly newsworthy -- they're basically asking Bar Louie if they can use their bathroom! But the docket item shows they're moving forward with the Small Box project on the Warehouse District parking lots.

Docket A-141-14 1351 West 6th Street WARD: 3

(Joe Cimperman)

Small Box Cleveland LLC, Owner of the Property appeals from an ADJUDICATION ORDER,

dated July 15, 2014; appellant appeals as follows: OBC Table 2902..1/Water closet &

service sink—Small Box Cleveland LLC has signed and enclosed the agreement with BL

Restaurant Operations, LLC (owners of Bar Louie), an adjacent property, outlining their

permission for the use of Bar Louie’s restroom facilities by the business owner/tenants of Small

Box anytime during business hours for the life of the Small Box project: OPC1101.2/Storm

drainage—although the temporary Small Box container units (160 sq. ft. each) exceed the roof

surface area in the code, they occupy approximately the same square foot area of the parking

lot as a large vehicle. Any run off from the containers would drain to the sewer similarly to any

run off from vehicle(s). Each Small Box unit sits on four leveling feet, therefore, there will no

obstructions or change to the existing grade or drainage flow in the parking lot.

I heard a few unconfirmed rumors about the empty spaces on West Ninth:

1376 West Ninth Street (Old Burger Nine): a 24 Hour upscale diner. The Burger Nine sign has been removed  and the windows

have been papered over.

1360 West Ninth Street (Funky Buddha/Fortress) Italian tapas with a possible speakeasy type bar in the basement.

1265 West Ninth Street (Charkha) I heard there's a deal in place but I couldn't find out what was going in there.

I know of another person "in the know"'but I haven't had a chance to talk to her yet.

That is all for now.

National Terminal Warehouse Apartments in Cleveland sold to owner of Bingham, Drake

CLEVELAND, Ohio -- The National Terminal Warehouse Apartments in Cleveland's Warehouse District have been acquired by the same company that owns the Bingham next door.

The 250-unit National Terminal building will undergo significant renovations that should include "some pretty cool stuff," said Michael Barron of Marcus & Millichap's Cleveland office, which handled the transaction.

^ We got the letters under the door on Saturday, didnt really say anything more than that. Im excited to see what types of new amenities they plan on bringing in. I would love to see some type of roof top access! Whats going around with the residents is that they are getting rid of their subsidized units, which comprise the entirety of the vacancies.

Box retail project to W.6th & St. Clair Avenue

Small Box to house retail start-up businesses

Dave Arnold

10:33 PM, Sep 10, 2014

CLEVELAND - Historic Warehouse District Development Corporation Associate Director Thomas Starinsky stood in the northwest corner of the parking lot at W. 6th and St. Clair Avenue watching a project of which he conceived over the course of two years near its completion.

As new plants were buried and watered along sidewalk flower beds Tuesday morning by eager workers, black painted five-foot tall fencing, once inhibiting travel to the lot, were quickly being taken down.

With new pathways enabling access to the lot with several empty spaces now blocked by wooden barriers, the hope by Starinsky and others in downtown Cleveland development is that retail shoppers will find this corner's soon-to-be shopping oasis: An oasis made of steel found in the form of refurbished shipping containers built as start-up small businesses.

The Bradley Building, a Warehouse District landmark, is on the block

The Bradley Building, 1220 W. Sixth St., spans both, and it has just been listed for sale for $10.77 million with Colliers International.

The building, which dates from 1886 and was the work of famed Cleveland architects Cudell & Richardson, now consists of offices and apartments within its red-clay exterior and behind its huge arched windows.

With the listing shared by Colliers brokers Gary Cooper and Tom Gustafson, the marketing reflects its mixed-use, nature as Cooper specializes in apartments and Gustafson in offices. The building has 32 apartments, 40,000 square feet of offices and 23,000 square feet of first-floor retail space.

Gustafson said the building should attract a variety of investors because it offers immediate cash flow and has been well-maintained by its current owners.

I hate to be that person but does anybody have any news or updates on the Dalad Groups conversion of the Worthington Building?  Didn't they win a 5 mil tax credit quite some time ago (like in January or earlier) which they claimed was key in order for the project to go forward?  Have not heard a peep since then.

Win some and lose a big one: Cleveland-area preservation projects receive funding, Cincinnati takes main prize

Conversions of the old Cleveland Board of Education Building to a Drury Plaza Hotel, and of the Standard Building near Public Square to a mixed-use project with apartments, both received maximum $5 million state Historic Preservation Tax Credit awards from the Ohio Department of Development Services....

National Terminal Warehouse (Cleveland)

Total project cost: $32,067,125

Total tax credit: $1,999,999

Address: 1215 West 10th Street, 44113

National Terminal Co. occupied their Cleveland warehouse from the 1920s to the 1980s. In 1996, the building was converted to residential lofts and office space, but the building has not been well maintained and apartments are difficult to rent despite a strong residential rental market in Cleveland’s core neighborhoods. The rehabilitation will upgrade finishes and address code deficiencies.

Nauti Mermaid in Cleveland to expand amid new wave of Warehouse District openings

CLEVELAND, Ohio -- First came the Flats. Then the action moved up to the Warehouse District. Then it hopped over to East Fourth and West 25th streets. Now it's heading back to the Flats.

So go the cycles in Cleveland nightlife -- where entertainment districts ebb and flow, rise and fall, as one prospers at the expense of the other.

This time, however, might be different.

Just as Cleveland chef Zack Bruell was announcing the opening of his eighth restaurant on the east bank of the Flats, Jeffrey Hassan was planning an expansion of the Nauti Mermaid in the Warehouse District.

Edge Hair Studio, Blue Envelope team up to launch Small Box store in Warehouse District

The Small Box shipping container retail project in downtown Cleveland’s Warehouse District is about to get a new tenant — and perhaps space for even more.

The Historic Warehouse District Development Corp. announced that Blue Edge — a collaboration between Edge Hair Studio and Blue Envelope, both in downtown Willoughby — will open in early March at Small Box, which is at the corner of West Sixth Street and St. Clair Avenue. The store will offer “eco-conscious and high-end gift and beauty products,” according to a news release.

Brokaw is expanding, staying put downtown

“RNC, LBJ and BRO select CLE.”

That was the headline that a Cleveland-based advertising agency put on its July 16 news release announcing that it plans to expand by 60% its offices at the 425 Lakeside Building in downtown’s Warehouse District.

...

Brokaw snagged room to grow as it elected to stay in what it characterized as a resurgent downtown over moving to sites in Tremont, Ohio City and in the suburbs. It also listened to its employees, Gregg Brokaw said, who wanted to stay amidst downtown’s vibrancy and keep its central location.

The agency searched for space because it needed the room to grow. The firm’s staff has increased to 54 now, who worked in the same amount of space the firm had in 2010 with 18 employees.

^^ They will be located in the former Browns box.  There are also plans to add two more containers this Spring.

^Awesome, thanks. Happy to hear more are on their way.  I imagine it's a bit of a struggle for these spaces to pull in business, but hopefully they can build a little critical mass as their number grows.

$5 million maximum state tax credits won for the Worthington redevelopment:

"According to the state, the project would cost $30 million and would include indoor parking, retail space and a rooftop penthouse -- tucked out of sight, to maintain the property's historic appearance from the street. Plans include a complete overhaul of two courtyards next to the T-shaped building.

And the new investment might spur a makeover of Johnson Court, a little-trafficked passage between West Sixth and West Ninth streets. The developer and Warehouse District leaders hope to reposition the alley as a pedestrian corridor lined with funky stores."

Is anything going on with the Worthington conversion project?  It has been well over a year (December 2013) since they were awarded the tax credit but I have not heard a peep.  A brief glance at the Dalad website made no mention of it.

This morning I saw a sign in the storefront next to Starbucks on W 6th that Cathy's Ice Cream will be coming soon. I was on the other side of the street and didn't have time to run over and look more closely at the sign. I'm not familiar with Cathy's. Looks like there is a place called Cathy's in Wisconsin, but can't recall if it's the same logo that I saw. Either way, it will be nice to have an ice cream place in the neighborhood.
